Property documentation services · Lead generation

Reach the buyer while the khata is still incomplete, not the week before registration.

Lead generation for a documentation office is the work of getting a named person with a pending paper to call you before the registration date is fixed. GullySales works on the pages, the broker and builder routes and the first-call handling that turn those people into files.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What lead generation means

Lead generation is the combined work of every channel that brings in a new enquiry, whether from search, adverts, referrals or a stall at an exhibition. GullySales runs these channels together and reports the number of enquiries each one produced, not the activity behind it.

For property documentation services

Where it usually goes wrong, and what we would do.

  • “The paper is searched, the firm is not”

An heir wants a mutation, a buyer wants an e-khata transfer, an NRI wants a power of attorney arranged. Each types the paper's name and the area. A firm with no page for that paper is invisible at the moment the need is sharpest.

  • “The best leads arrive before the urgency”

A buyer who signs the sale agreement and then learns the seller's khata is not in order needs a guide at that stage. By the time the registration date is near, the buyer has already phoned the broker's cousin.

  • “Referrers hand over a name, not a brief”

A broker or a bank officer says call this office and nothing else. The lead reaches you with no paper named and no city. Your first question decides whether it becomes a file, so the intake needs a fixed set of questions.

  • “Missed calls at the sub-registrar's office lose the file”

Your people are standing in a queue when the phone rings. The caller tries the next name on the list. A call that is not answered or returned the same hour goes to whoever picks up.

What we do

What we deliver for property documentation services.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A page per paper in your state's own term

Separate pages for sale deed registration, khata or mutation transfer and encumbrance certificate, each with the documents to bring and the next step.

Result: The buyer who searches for the paper lands on a page that names it.

  2. A short intake for every first call

Five questions that settle the paper, the property's city, the parties and whether anyone lives abroad, written on a card beside the phone.

Result: Every enquiry is logged with the same facts.

  3. A referrer sheet for brokers and bank officers

A single page a broker can forward that says what your office handles, what it does not and which questions to ask the buyer first.

Result: Referrers can send a clean brief instead of a phone number.

  4. A missed-call return routine

A rule for who returns a missed call and from which number, with a template message sent at once on WhatsApp.

Result: Every missed call is returned by a named person.

  5. A source column on every file

Each new file is marked with how the buyer found you: search, broker, builder, bank or a previous client.

Result: You can see which route brings paying files.

How the result is measured

  • Enquiries generated
  • Cost per enquiry
  • Enquiries by source

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the lead generation work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand your capacity

We agree how many enquiries your sales team can actually handle well, so the system is not built to overwhelm it.

  2. 2

    Audit current sources

We check what already brings in enquiries today, even informally, before adding anything new.

  3. 3

    Strategise the channel mix

Content, search and paid channels are chosen based on where your buyers already look.

  4. 4

    Implement capture and follow-up

Pages, forms and a follow-up process are built and connected end to end.

  5. 5

    Measure and optimise

We track enquiry volume and quality and adjust the channel mix to match.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Should we buy leads from a property portal?
Portal leads are shared with other firms and arrive without a named paper. Test them against your own intake and count the files, not the enquiries. Check the platform's current rules before spending.
Is lead generation different for NRI clients?
Yes. The NRI searches earlier and from another time zone, and wants to know who will stand at the registration office. Pages and messages written for that buyer belong beside the local ones.
Can you promise a number of leads?
No. Enquiries depend on the state, the season of transactions and how your office replies. We build the routes and the intake, and you read the source column to see what is working.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.

Eight short steps, mostly taps. Skip anything you would rather answer on the call.
