Property documentation services · Social media

Post the checklist a buyer will forward to their family, not a photo of a stamp paper.

Social media marketing for a documentation office is the work of putting clear, forwardable explanations of property papers where brokers, buyers and families already spend time. GullySales works on what you post, who sees it and how a comment becomes a call.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What social media means

Social media is the ongoing posting your business does on platforms such as Instagram, Facebook and LinkedIn to stay visible to customers and prospects between purchases. GullySales plans a posting calendar, writes captions and designs the images so the page looks active and answers what a visitor would ask.

For property documentation services

Where it usually goes wrong, and what we would do.

  • “A photograph of stamp paper tells nobody anything”

Pages in this trade fill with pictures of seals and signed forms. The viewer learns that the office exists and nothing about what it can do. A post that explains one paper in plain words gives the viewer a reason to save it.

  • “The audience is split between buyers and referrers”

A broker follows you to remember a name for the next client. A buyer follows you for a single paper and leaves after the file closes. The two groups want different posts, and one feed for both serves neither.

  • “Families decide in groups”

An heir asks siblings, a buyer asks parents, an NRI asks a cousin in the city. The post that travels is the one a person can forward in a family WhatsApp group without needing to add an explanation.

  • “Client papers must stay private”

A post showing a name, a survey number or a registration slip puts the client's property at risk. Every image needs the personal details removed or no image at all. Privacy here is part of trust, not an extra.

What we do

What we deliver for property documentation services.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A content plan built on questions buyers ask

A list of the questions that arrive by phone, turned into short posts, each on one paper or one step.

Result: Your posts answer questions your office is already asked.

  2. A forwardable checklist format

One image or short video per transaction type, with documents to bring, readable on a phone and ready to forward.

Result: A buyer can send your checklist to a family member in one tap.

  3. A privacy rule for every image

A written rule on what may appear in a photograph or a video, covering names, numbers and signatures.

Result: No client detail appears on a public post.

  4. A separate stream for brokers and builders

Posts aimed at referrers: what your office handles, what it needs from the broker and how a file moves.

Result: Referrers have something to share with their own clients.

  5. A comment and message reply routine

A rule for who answers comments and direct messages and how a public question moves to a call.

Result: Questions get an answer from a named person.

How the result is measured

  • Posts published
  • Engagement rate
  • Enquiries from social profiles

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the social media work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand your audience and platforms

We identify which platforms your specific buyers actually use and what kind of content they respond to.

  2. 2

    Audit current presence

We review existing pages, past content performance and any gaps in consistency.

  3. 3

    Build the content calendar

A plan is created, balancing genuine value with occasional direct offers.

  4. 4

    Implement and post

Content is created and published consistently on the agreed schedule.

  5. 5

    Measure and optimise

We track enquiries alongside engagement and adjust the content mix based on what actually performs.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Which platform should a documentation office use?
Choose the one where your buyers and referrers already are. For a documentation office that is WhatsApp status and Instagram, with a business page on Facebook. Check each platform's current rules before running ads.
Can we show our staff at the registration office?
Only with the staff's agreement, and never with client papers in the frame. Photographs of the team build trust, and the registration office may have its own rules about photographs inside the building.
Should we post about government rule changes?
Only in general terms, and only after your team confirms the point. A post that states a changed rule wrongly is worse than silence. Point to the official source for current steps.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.

Your next practical step

Tell us what you are trying to grow, and we will read it before we call.

Eight short steps, mostly taps. Skip anything you would rather answer on the call.
