Property valuation services · Real estate and construction
Be on the list the bank, the CA and the advocate reach for when a value is needed.
A branch manager of a private bank has a stack of loan-against-property files and a note from credit: valuation reports pending. Google is not used. The empanelled valuers list on the bank's portal is opened, and the two valuers the branch already knows are asked who can visit the site this week.
Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

In one paragraph
Property valuation services estimate what a flat, plot, building or land parcel is worth, in a signed report that a bank, court, tax office or family can rely on. Marketing puts your firm in front of the lenders, CAs, advocates and owners who commission that report. Sales covers the empanelment applications and the follow-up with referrers. GullySales builds that outreach and the records behind it.
The family with a father's property to divide, or the owner who needs a value for a partition, searches "property valuation near me" and calls whoever answers first. These are different buyers with different reasons. A valuer who is only visible to one of them is losing half the work.

How buyers decide
How property valuation services are chosen.
Bank and NBFC work comes through empanelment. A lender's credit or technical team keeps its own list of valuers and sets its own conditions, such as registration, experience and staff. Once you are on a panel, a branch manager with a file waiting calls the valuer whose reply and report the branch can rely on.
Private work comes through advisers. Chartered accountants ask for a value for capital gains or a balance sheet, advocates need one for partition, probate or a dispute, and builders need one for joint development or a sale of stock. These advisers recommend a valuer they have used before and trust not to be pushed around by the client.
Direct enquiries come from owners searching on Google for valuation for loan against property, inheritance, or a sale. They want to know who is qualified, which documents to keep ready and whether the number will stand up to the person they are showing it to. Valuer registration and categories, and who may value what for which purpose, depend on the law that applies, so your own registering body is the final word on what you may say.
The problem
What usually goes wrong for property valuation services.
What owners tell us on the first call, in their words.
“We depend on two banks and one of them has cut its panel”
Most of our files came from the branches of one lender. When it reduced the panel, our work dropped with no replacement in sight.
“CAs and advocates use us once and forget us”
We delivered a good report for a partition case, and the advocate never called again. Nothing since then has given the advocate a reason to remember our name.
“Owners cannot tell what a valuation report covers”
A caller asks the cost of valuing a house and cannot say why they need it. We spend half an hour on the phone before we can say which report applies.
“Our website lists services and credentials and not a single document guide”
Nobody searching for a valuation for inheritance or for a loan finds a page that tells them what to bring to the site visit.
“Reports are delayed by missing papers from the owner”
We reach the property and find the sale deed copy is missing or the sanctioned plan was never provided. The file waits and the bank blames us.
“Clients push us to quote a number they want”
A seller or borrower asks for a higher value. Saying no loses the file, but a report that cannot be defended costs the firm more.
What we do
What we do for property valuation services.
Everything included for property valuation services.
A page for each reason someone needs a value
Separate pages for loan, inheritance, partition, capital gains and insurance, each saying what the report is for, what documents to bring and who will read it.
A lender and panel outreach pack
A short capability document listing your registrations, property types, areas covered, staff and report format, written for the credit or technical team that manages a panel.
A CA and advocate referral routine
A list of the CA firms and advocates in your area, an introduction note and a thank-you message for each one after you finish a report for them.
A document checklist sent before the visit
A WhatsApp and email message that lists the papers the owner must have ready, sent when the visit is booked.
A file tracker
A record of every valuation request by source, property type, visit date and report status, with the lender or referrer named.
Google Business Profile and listings
A profile for each office that names the property types and areas you value, with the registration details your registering body permits you to show.
How the result is measured
- Valuation requests by source: lender, CA, advocate, owner
- Lender panels applied to and accepted
- Visits booked against requests received
- Files held up for missing documents
- Repeat files from referrers
- Days from a valuation request to the report
Recorded as a baseline before work starts, so every later report has an honest comparison.

Worth a page and a campaign of their own
Valuation for loan against property and home loan · Valuation for partition, inheritance and probate · Valuation for capital gains and tax filings · Valuation of land and plotted layouts · Valuation for insurance and reinstatement cost · Valuation for builders and joint development · Rental value and market rent assessment · Valuation for company accounts and transfers
Priority campaigns
Campaigns for what property valuation services most want to sell.
Each one planned around when your buyers decide, and measured against the baseline.
Loan-against-property search campaign
Search ads and a page for owners raising money against their property, with a plain list of documents and a note on what the lender decides.
Inheritance and partition guide
A guide for families dividing a parent's property, covering the reasons for a valuation, who commissions it and what papers to gather.
New lender empanelment drive
A list of banks and NBFCs operating in your city that do not yet use you, with an application pack for each and a record of where each one stands.
CA season note
A short message to CA firms ahead of the filing season about the valuations their clients may need for capital gains or accounts.
Builder and developer introductions
An outreach note to builders and landowners entering joint development agreements, who need independent values for both sides.
Beyond search
Where we reach buyers of property valuation services, beyond Google.
Search matters, but it is rarely the only way this industry's buyers find a supplier.
Bank and NBFC credit and technical teams
The lenders in your city are listed, with the person who manages each panel, and an application pack is shaped to what that lender asks for.
Chartered accountants and tax advisers
A CA whose client is selling an inherited flat needs a defensible value for capital gains. The introduction is a short note on the report you give and the papers you ask the client for.
Advocates and law firms
An advocate in a partition or probate matter needs a report that survives cross-examination. The note to the advocate describes your method and the documents each valuation rests on.
Builders, landowners and joint development parties
A landowner and a builder signing a joint development agreement each want a value the other side accepts, and the outreach explains how the report stays independent.
Insurance surveyors and loss assessors
A surveyor assessing a fire or flood claim needs a reinstatement value for the building, so the introduction covers that report.

How it works
How the work runs for property valuation services
The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.
- 1
Read your requirements
Your registrations, the property types you value and the lenders and referrers who send work today are gone through first.
- 2
Set the starting line
Files are counted by source, with the days from request to report and the lenders you depend on.
- 3
Write the pages and the pack
The reason-for-valuation pages and the empanelment pack are drafted, and you check every claim against your registrations.
- 4
Open the doors
Lender applications, CA and advocate introductions and search work for owners begin together.
- 5
Watch the files
Requests are followed through to the report, the sources that bring repeat work are marked, and the outreach is reshaped around them.
Proof
What happened when owners fixed this.
Real clients, the work we did, and the result as it was recorded. Where no number was recorded, none is claimed.

Where this fits
Three pieces of sales work, in this order.
GullySales builds every engagement from three pieces of sales work. This page is not one of them, but the same three steps apply to the business behind it.
Step 1
Sales audit
Find where deals are being lost and what to fix first.
Start here if you cannot say where orders are lost.
Step 2
Sales process design
One written way to sell, from first enquiry to repeat order.
Start here if every salesperson sells differently.
Step 3
Sales management
A target, a review routine and someone who owns the number.
Start here if the team has targets and no routine.
