Real estate investment advisors · Digital marketing

Choose the few channels that bring buyers who want advice.

Digital marketing for an adviser covers search, social posts, email, messaging and paid promotion, judged by whether they bring families into real conversations. GullySales works on choosing the channels that fit your corridors and on recording what each one brings.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What digital marketing means

Digital marketing is the combined work of search, social media, advertising and website channels running together rather than as separate projects with separate people. GullySales runs these as one connected system so a change in one channel, such as a new offer, is reflected everywhere at once.

For real estate investment advisors

Where it usually goes wrong, and what we would do.

  • “Reach is not the aim”

A post seen by thousands who will never buy a plot adds nothing. The aim is a small number of families, at home or abroad, who read your reasoning and ask for a call. Channels should be judged on that measure.

  • “Paid promotion needs care in this trade”

Property and financial advertising is watched closely by platforms and regulators. Check the platform's current rules and your own profession's, and keep every advertisement about your method and your corridors, never about expected gains.

  • “Channels feed one another”

A referrer reads your LinkedIn post, a buyer searches your name, finds a corridor page and sends a WhatsApp message. If any link is weak, the chain breaks. Work on the weak link before adding a new channel.

  • “The record decides what to repeat”

Without a note of where each family came from, a good month looks the same as a lucky one. Tagging the source at the first enquiry lets you see which channel brought the buyers who reached a second call.

What we do

What we deliver for real estate investment advisors.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A channel plan for your practice

A short plan naming the channels to use, the ones to skip and the reason for each.

Result: You know where effort is going and why.

  2. Source tagging from first enquiry

Every enquiry carries the channel it came from.

Result: You can compare channels by the conversations they produce.

  3. A small paid test

A limited advertisement on a few well-chosen searches, with wording you approve.

Result: You learn whether paid reach brings suitable buyers before spending more.

  4. An email note for existing contacts

A short, useful message to past clients and enquiries who agreed to hear from you.

Result: Your existing contacts remember you between purchases.

  5. A reading of results by stage

Source results set against second calls, project meetings and purchases.

Result: The decision on the next step rests on evidence.

How the result is measured

  • Enquiries across channels
  • Cost per enquiry overall
  • Channel mix by contribution

Recorded as a baseline before work starts, so every later report has an honest comparison.

Who it is for

This is written for these real estate investment advisors.

  • Independent advisers who counsel individual families on buying land or flats as an investment
  • Advisers focused on NRI buyers and their family offices in India
  • New-launch specialists who work with several developers as channel partners and check RERA registration before advising a booking
  • Plot and land corridor specialists around growth areas such as Devanahalli, Hoskote or Sarjapur
  • Rental yield advisers working on commercial shops, offices and co-living buildings
  • Advisory arms of wealth managers and CA firms that include property in a client's plan
  • Fractional and managed real estate platforms that pool smaller investors, where SEBI rules on pooled schemes apply
  • Retired professionals and solo consultants advising friends and former colleagues

How it works

How the digital marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand the objective

We agree the one thing this campaign needs to achieve before choosing any channel.

  2. 2

    Audit available channels

We assess which channels are realistic to run well within the budget and timeline.

  3. 3

    Strategise the central idea

One message and offer is developed that will work across every planned channel.

  4. 4

    Implement across channels

Each channel receives its own adapted version, launched on a shared timeline.

  5. 5

    Measure as one campaign

Results from every channel are combined into a single report against the original objective.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Where should an adviser start?
With the pages and the reply routine. Marketing sends more people to a weak site and a slow reply, so fix those first, then add channels one at a time.
Is digital marketing allowed for investment advice?
Rules differ by profession and state, and advice on securities is regulated. Check what you may say with your own council or adviser, and read each platform's current rules before running advertisements.
How do we know which channel is working?
By tagging each enquiry with its source and following the family to a purchase or a close. Months can pass between the two, so we read the stages in between as well.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
