Real estate developers and brokers · Local SEO
The sales office has to be findable on the Saturday they set out.
Local SEO for a developer or broker puts the sales office, the site and each branch on the map, so a family driving to a visit reaches the gate. GullySales verifies every listing, fills it with current site photographs, and builds the micro-market pages behind it.
Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What local SEO means
Local SEO is the work of making your business show up for searches that name your town or locality, such as a service plus an area name. GullySales sets up locality pages, local citations and map listings so nearby customers find you before a competitor across town.

For real estate developers and brokers
Where it usually goes wrong, and what we would do.
“Two pins, one project”
The marketing office and the construction site are different addresses. A buyer given the wrong one loses forty minutes and most of their patience.
“A broker's whole business is one listing”
An independent broker ranks for flats in their own micro-market or does not exist there. That profile is worth more than the website.
“The pin outlives the project”
A sold-out project keeps its listing for years with an old number on it. Buyers ring, nobody answers, and the reviews say exactly that.
What we do
What we deliver for real estate developers and brokers.
Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.
A verified listing for every staffed address
The sales office, the site office and each branch, with the right category, the hours your team is genuinely there, and a direct number.
Result: A family setting out on Saturday reaches the gate.
Site photographs kept fresh
Current construction stage, the sample flat, the approach road and the entrance, dated, so the listing matches what a visitor will find.
Result: Nobody arrives expecting a render.
Micro-market pages built around the listing
A page for each locality you sell in, naming the roads, the tech parks, the schools and what a flat there costs today.
Result: A locality search has a page and a pin behind it.
Directions written for somebody in bad signal
The turns from the main road to the gate, written into the page and the listing description for a family following a map on a phone.
Result: Fewer families ring to say they are lost.
Old project listings closed or corrected
Sold-out projects either marked complete with a working number or shut, so an unanswered pin stops collecting one-star reviews.
Result: Your map presence is live projects only.
Calls and direction requests reported per address
Map views, calls and direction requests per office, read against the baseline recorded before work started.
Result: You can see which listing brings visits.
How the result is measured
- Map pack ranking
- Local search visibility
- Enquiries by locality
Recorded as a baseline before work starts, so every later report has an honest comparison.
What Google weighs here
How a buyer finds a sales office or a broker nearby, and what to fix first.
- One listing per staffed address
- Each sales office or site office that has staff in it gets its own verified listing. A project with no staff on site does not, since a listing for an empty plot will be flagged.
- Business name on the signboard
- Use the name displayed at the sales office. Adding a project name or a locality to the name only to rank breaks the platform's rules, so check its current rules before you change a name.
- Category for developer or agent
- Choose Real estate developer for a builder and Real estate agency for a broker. A builder listed as an agency is shown to the wrong searchers, and a broker listed as a developer misleads.
- RERA and portal details
- Where RERA registration applies, show the number on the website and make the project name, address and phone agree with the portals. Mismatched project names are the commonest confusion.
- Directions for a site with weak signal
- Add a pin on the gate, a landmark in words and a photograph of the entrance board. Buyers on a Saturday drive the last stretch by instructions, not by the app.
Who it is for
This is written for these real estate developers and brokers.
- Residential apartment developers
- Villa and plotted development builders
- Commercial and office space developers
- Independent brokers and channel partner networks
- Redevelopment and rehabilitation projects
- Plot and land aggregators
- NRI-focused residential projects
- Affordable and mid-income housing developers
- Luxury and premium residential developers
Not for
It is not the right fit if.
- The sales office has no fixed address or hours yet, and a listing would send visitors to a closed gate.
- You have several old listings for finished projects and no one to close them.
- You are a broker working from home and do not want the address published.
How it works
How the local SEO work runs
The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.
- 1
Write down what is true
Each branch's real address, signboard name, phone, hours and owning Google account go into one record you sign off. Every later listing is copied from it.
- 2
Search as your buyer does
We search each branch on a phone from points around it, in your buyers' words, and note who appears with what reviews and photos.
- 3
Fix the profile first
Ownership first, then name, address, pin, phone, hours and business type. Google can suspend a profile with extra words in its name or an address that is not a real premises.
- 4
Build the branch pages and match the listings
Each real branch gets its own page, and the other listings are changed to agree with it. We write none for towns without a branch, because Google treats near-identical pages as doorway pages.
- 5
Ask, reply and measure
We agree with each branch who asks for reviews, when and how. Results are set against the baseline recorded before work began, and the branch that is behind gets the next round.
Where this fits
Three pieces of sales work, in this order.
This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.
Step 1
Sales audit
Find where deals are being lost and what to fix first.
Start here if you cannot say where orders are lost.
Step 2 · you are here
Sales process design
One written way to sell, from first enquiry to repeat order.
Start here if every salesperson sells differently.
Step 3
Sales management
A target, a review routine and someone who owns the number.
Start here if the team has targets and no routine.
