Real estate developers and brokers · Pay per click advertising

Buy your own project name back before a broker sells it to you.

Paid search for a developer or broker buys the locality, configuration and budget searches a buyer makes while shortlisting, and defends your project name from everyone else bidding on it. GullySales splits the campaigns by configuration, filters out rent and resale traffic, and counts site visits.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What pay per click advertising means

Pay per click advertising (PPC) is paying a fee each time someone clicks your advert on Google or another platform. It puts you at the top of a search page immediately, instead of waiting for ranking to build. GullySales sets the targeting, writes the ad text and checks spend against enquiries received.

For real estate developers and brokers

Where it usually goes wrong, and what we would do.

  • “Ten people are bidding on your launch name”

Portals and channel partners buy your project name the week you announce it. A buyer clicks one of them and arrives as somebody else's lead.

  • “Rent and resale searches will eat a launch budget”

Flats for rent in the same locality cost the same click and can never book. Those words have to be excluded on the first day.

  • “The form decides whether pre-sales rings in ten minutes”

A name and a number is not an enquiry. Configuration, budget band and the weekend they can visit are what put a call at the top of the list.

What we do

What we deliver for real estate developers and brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A campaign defending your own project name

Search ads on the project, the builder and the common misspellings, running from announcement day so the brokers bidding on it do not take the call.

Result: The buyer who searched your launch reaches you.

  2. Campaigns split by configuration and budget band

Separate campaigns for each configuration and price band, so a two bedroom budget is never spent on people shopping for a villa.

Result: You can see what each configuration costs to fill.

  3. Negative keywords against rent, resale and jobs

Blocks on rent, PG, resale, property tax and broker job, reviewed against the search terms report.

Result: Your launch budget stops buying tenants.

  4. A landing page per configuration with a real form

Floor plan, price band, possession quarter, registration details, and a form asking budget, timeline and whether a loan is already approved.

Result: Pre-sales knows which number to ring first.

  5. Retargeting aimed at people who opened a floor plan

Ads following the buyer who studied the plan or the payment schedule but never filled the form, run only while that inventory is live.

Result: The half-interested buyer comes back cheaply.

  6. Spend reported against visits and bookings

Cost per enquiry, per site visit and per booking by campaign and locality, set against the baseline recorded before work starts.

Result: The portal invoice and the ad account get compared.

How the result is measured

  • Cost per click
  • Cost per enquiry
  • Enquiries from paid search

Recorded as a baseline before work starts, so every later report has an honest comparison.

Searches to bid on and block

The searches from buyers with a budget and an area, and the ones from renters and resale hunters.

The project name and the developer name
Bid, on a small standing campaign. A buyer given your name by a broker or a hoarding types it. Several brokers will bid on it, so own the top place with the project's price band and RERA number as they stand.
Flats for sale in the locality, by BHK and budget band
Bid. A buyer typing the locality and BHK is shortlisting. Put the configuration and the possession status in the advert, and ask the budget range on the form.
Flats for rent, resale flats, PG and owner listings
Block unless that is your business. Add rent, resale, pg, owner, second hand and olx as negatives, so a launch budget does not pay for renters and resale hunters.
Real estate jobs, broker licence and course
Block. Add job, salary, licence, agent exam, course and franchise as negatives. Job seekers and new agents type the same words.
Where the click lands
Send it to the project's page with the price band, floor plans, possession status, registration number and a short form. Ask for the budget and the visit date, and call back the same day.
Counting a real enquiry
Count a call or form with a budget, a configuration and a visit date, and a site visit that happened. Mark which ones reached a booking, so you cost the booking, not the lead.

Who it is for

This is written for these real estate developers and brokers.

  • Residential apartment developers
  • Villa and plotted development builders
  • Commercial and office space developers
  • Independent brokers and channel partner networks
  • Redevelopment and rehabilitation projects
  • Plot and land aggregators
  • NRI-focused residential projects
  • Affordable and mid-income housing developers
  • Luxury and premium residential developers

Not for

It is not the right fit if.

  • The landing page has no registration statement or enquiry form, and paid clicks would arrive at a page that cannot hold them.
  • Nobody calls an enquiry back within the evening it arrives, so paid leads would cool before pre-sales reaches them.
  • You have not decided whether brokers or your own team call the leads, and the cost per visit could not be read.

How it works

How the pay per click advertising work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Agree the whole budget

We fix the total paid budget across platforms, who owns each ad account, and how much is open to moving.

  2. 2

    Audit tracking and accounts

We check that conversions fire once, that calls and WhatsApp chats are counted, and that your enquiry sheet matches what the platforms say.

  3. 3

    Set one definition of success

You and we agree what a qualified enquiry is and what an order is, so every platform is judged the same way.

  4. 4

    Build and launch the plan

Campaigns are structured across platforms with shared naming and tags from day one.

  5. 5

Read search terms and lead quality

We review the queries that triggered ads and the enquiries that arrived, and remove waste before moving money.

  6. 6

    Reallocate and report

Budget moves toward what is earning, within agreed limits. Results are reported against the baseline, at the frequency agreed in writing.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

What is a reasonable cost per site visit?
It moves with the configuration and the locality more than with anything you do, so judge the account on cost per visit and per booking rather than per lead. We put a starting budget against the bookings you need this quarter.
Can we run ads while registration is still being processed?
Put that to your lawyer before anything goes live, because advertising a registrable project early carries real consequences. We prepare the campaigns and hold them paused. Nothing runs until you confirm the registration details in writing.
Should we hand leads to brokers or call them ourselves?
Call them yourselves first, from a number that shows your project. A broker's call may promote another project. If channel partners do the follow-up, give each a tag and compare site visits and bookings by source.
Is Google or Meta better for a new launch?
Use Google for buyers already searching your locality, and Meta to put the launch in front of people in the price band who have not searched. Judge both by site visits and bookings, and state the registration details on every page.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
