Turnkey construction companies · Customer retention

Most clients will never build a second house, so say so and work the rest.

A plot owner builds once. Retention for a turnkey company is the interiors package, the extra floor, the compound wall, the defect liability year and the commercial client who genuinely does build again. GullySales works out which of those exist in your own client list and sets up the contact for each.

A 90-minute audit call and a written, scored report. Turnaround, reporting and term are agreed in writing after the audit.

What customer retention means

Customer retention is keeping an existing customer buying again rather than losing them to a competitor after the first purchase, usually cheaper than winning a new customer. GullySales sets a routine of check-ins and renewal reminders aimed at customers before they show signs of leaving.

For turnkey construction companies

Where it usually goes wrong, and what we would do.

  • “The repeat order in this trade is a floor, not a house”

The client who finished a G+1 in 2023 is thinking about the second floor for his son, the car porch, or letting out the ground floor. That is the work sitting in your completed projects file, and nobody has gone back to ask about it.

  • “The defect liability year decides your next decade of referrals”

How you answer a seepage complaint in month eight, when there is no more money to be earned from that house, is what the client tells every person who asks him about builders. Treat those calls as marketing, because that is exactly what they are.

  • “A business that built once will build again”

A company that put up a showroom or a shed will need another branch, a warehouse or a fit-out. Track commercial clients differently from homeowners, because they have a property plan and a homeowner does not.

What we do

What we deliver for turnkey construction companies.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A defect liability response the client can see working

A way for a past client to log a complaint after handover, with the call recorded and closed rather than handled by whoever picks up the phone.

Result: A post-handover complaint strengthens the relationship instead of ending it.

  2. An additional works list from your own completed projects

Past projects read for what was left out: the interiors, the compound wall, the terrace, the second floor, with the owner contacted about it.

Result: Work you already know exists comes back to you.

  3. Commercial accounts tracked as accounts

Business clients held separately with their expansion plans, property holdings and the person who decides, rather than closed like a residential job.

Result: The next branch or warehouse is discussed with you first.

  4. A first-anniversary visit to the house

A scheduled visit a year after handover to look at the building and hear how it is performing, arranged by the project manager who built it.

Result: The client hears from you when nothing is being sold.

  5. An honest view on what retention is worth here

A look at how much of your work genuinely comes back from past clients, so effort goes to referrals where repeat business does not exist.

Result: You stop running a retention programme that has nothing to retain.

How the result is measured

  • Retention rate
  • Repeat purchase rate
  • Customers won back

Recorded as a baseline before work starts, so every later report has an honest comparison.

Work it out from your records

The repeat and referral figures a turnkey builder can list from its completed-project file.

Clients who gave a second order
From the project register, find clients who gave you a second job: interiors, an extra floor, a compound wall or a repair. Note what the second job was and how long after handover it came.
Referrals by completed project
For each finished project, note the clients it sent you. A project with several referrals shows what the client liked, and one with none points to a defect or a delay to examine.
Defect liability calls closed
List each call made during the defect liability period and note the date it was raised and closed. Clients with open items are the ones who do not recommend you. Close them before the period ends.
Commercial clients with a next site
Mark clients such as clinics, schools, showrooms and factories that run more than one site. Ask the owner or the project head about the next branch or expansion, and note when it is likely to start.
Clients not contacted since handover
Check each project for the last contact date after handover. A visit on the first anniversary, with a short checklist for cracks, seepage and fittings, is a reason to be in touch and a way to hear problems early.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Free audit call

90 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. After the call

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope, the fee and the reporting come with it, in writing.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the work runs for turnkey construction companies

  1. 1

Audit the enquiry and estimate process

We check how fast a site visit or estimate request is answered today, how completed projects are shown, and whether past clients are asked for referrals.

  2. 2

    Show real projects, not renders

Photographs and short walkthroughs of actual completed and ongoing projects, replacing stock imagery that plot owners no longer trust.

  3. 3

Speed up the site visit and estimate

A same-day response routine for enquiries, with a clear process for scheduling a site visit and delivering a written estimate.

  4. 4

Build visibility by city and build type

Search and content built around the city and construction type owners actually search for, such as villa construction or turnkey homes.

  5. 5

    Turn clients into referrals

A structured ask for a referral once a project completes well, since a plot owner's network is the highest-trust source of new enquiries.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

#257, 3rd floor, Sri Nanjundeshwara Complex, Nagarbhavi 8th Block, Outer Ring Road. How we work.

FAQ

Questions owners ask before they call.

Is there any point in a loyalty scheme for a construction company?
For homeowners, no. Somebody who builds once in a lifetime is not collecting benefits. A concession on interiors or an additional floor for a past client is a real offer, and so is a properly handled defect liability year.
How do we stay in touch with a client for years without being a nuisance?
Contact them when there is a reason: the first anniversary of handover, a monsoon check, or a genuinely relevant service. Two well-chosen contacts a year keep you in mind. A festival greeting every month does not.
A client asks for a small repair after the defect liability period. Should we do it?
Decide with the client what is a defect and what is a new job, and write it down. Where it is small, going back and charging fairly keeps the relationship, and a clear note on cause protects you later.
How do we ask a happy client for a referral without sounding pushy?
Ask at handover or at the first-anniversary visit, when the house is lived in and the client is pleased. Say you would be glad to build for someone they know, and leave it there. Let them offer a name.
How do you handle showing project photos without client permission issues?
We agree with each client upfront on what can be shown publicly, and only use photographs the client has approved.
Do you help with the actual construction or only the marketing?
Only the marketing and sales process. The design, estimation and construction remain entirely your team's responsibility.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after the audit, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and the audit tells you which applies to you. Nothing here is guaranteed.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
