Turnkey construction companies · Review generation

Ask at handover, then ask again after the house has been through a monsoon.

For a turnkey builder a review is read forensically by the next plot owner, who is looking for the words delay, extra and leak. The strongest reviews come after a year of living in the house. GullySales sets the two moments to ask, the wording, and the reply when a delay complaint goes up.

A 90-minute audit call and a written, scored report. Turnaround, reporting and term are agreed in writing after the audit.

What review generation means

Review generation is the routine of asking satisfied customers to leave a Google or platform review at the moment they are happiest, rather than hoping they remember later. GullySales builds the request into your existing follow-up steps and tracks how many turn into a review.

For turnkey construction companies

Where it usually goes wrong, and what we would do.

  • “The review written after the first monsoon is the one that sells”

At handover the owner says the house looks lovely. Twelve months later he can say the terrace did not leak and the bills matched the estimate. That is the review the next owner is searching for, and almost nobody goes back to ask for it.

  • “A client willing to be visited is worth more than any written review”

A past client who lets a stranger walk through his house and ask about your billing settles the decision. Ask for that permission at handover, keep a small list, and do not send the same family a visitor every fortnight.

  • “The delay complaint is answered with your stage schedule, not an apology”

Every plot owner has heard of a house that took three years. A public reply that names what slipped, why, and how your payment stages are now tied to plinth, slab and plastering does more for the next enquiry than a defensive paragraph.

What we do

What we deliver for turnkey construction companies.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A review ask built into handover

A step at key handover where the project manager asks, followed by a message from the office with the link and a photograph of the finished house.

Result: The completed project produces a review while the client is pleased.

  2. A second ask after the first year

A contact set a year after handover, asking how the house has held up and inviting a review from somebody who has now lived in it.

Result: Your review page carries the evidence a cautious owner wants.

  3. Consent to photograph and to name the project

Written permission taken at handover for photographs, the locality name and a possible site visit by a prospective client.

Result: You can show real completed work without an awkward phone call later.

  4. A reply routine for a delay or a cost complaint

A written approach that states what happened, what has changed in how stages and payments are set, and offers a conversation.

Result: The next owner reads a company that fixed its programme.

  5. A visitable reference list

A short, rotating list of past clients who agreed to host a site visit, with their build type and locality noted.

Result: A serious enquiry can be sent to a house like the one they want.

How the result is measured

  • Reviews received
  • Average rating
  • Response rate to requests

Recorded as a baseline before work starts, so every later report has an honest comparison.

Asking for reviews the right way

Ask the owner whether the final bill matched the estimate, because that is what the next owner searches for.

The final bill against the estimate
Ask the owner to say whether the closing bill matched the stage-wise estimate. Extra is the word the next plot owner is looking for.
Name the site engineer
Name the site engineer or supervisor in the ask. The client dealt with him every day.
Renovation and fit-out
For a renovation, ask after the owner has moved back and used the kitchen through a first use, not when the carpenter finishes.
An industrial shed
Ask the factory owner's plant or purchase head after the first monsoon, since roof and drainage are what they check.
NRI owners
For an owner who built from abroad, ask a family member who visited as well, and ask the owner to mention how photographs and updates reached him.
The project folder
Keep dated site photographs and signed approvals in one folder per project, so a complaint reply can point to the record.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Free audit call

90 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. After the call

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope, the fee and the reporting come with it, in writing.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the work runs for turnkey construction companies

  1. 1

Audit the enquiry and estimate process

We check how fast a site visit or estimate request is answered today, how completed projects are shown, and whether past clients are asked for referrals.

  2. 2

    Show real projects, not renders

Photographs and short walkthroughs of actual completed and ongoing projects, replacing stock imagery that plot owners no longer trust.

  3. 3

Speed up the site visit and estimate

A same-day response routine for enquiries, with a clear process for scheduling a site visit and delivering a written estimate.

  4. 4

Build visibility by city and build type

Search and content built around the city and construction type owners actually search for, such as villa construction or turnkey homes.

  5. 5

    Turn clients into referrals

A structured ask for a referral once a project completes well, since a plot owner's network is the highest-trust source of new enquiries.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

#257, 3rd floor, Sri Nanjundeshwara Complex, Nagarbhavi 8th Block, Outer Ring Road. How we work.

FAQ

Questions owners ask before they call.

Our completed projects are spread across the city. Does that help or hurt?
It helps a great deal, because a plot owner wants to see a house near his own site. Record the locality against every completed project so you can offer a visit in the right area instead of a drive across town.
A client has posted about a delay that was caused by his own approval. Do we say so in the reply?
Say it factually, once, without arguing. Name the dependency, say what you did while it was pending, and offer to speak. The next reader is deciding whether you handle a difficult situation reasonably, and a defensive reply answers that question badly.
A subcontractor's tiling or electrical work drew a bad review. Do we reply?
Reply and own the project, because the client sees you, not the subcontractor. Sort out what happened with the subcontractor privately, and note it for the next job. Do not blame anyone in public.
Should we ask an owner who is still in dispute over the final bill?
No. Settle the bill and the snag list first, and ask only after the owner has accepted both. A request in the middle of a dispute either goes unanswered or becomes a complaint.
How do you handle showing project photos without client permission issues?
We agree with each client upfront on what can be shown publicly, and only use photographs the client has approved.
Do you help with the actual construction or only the marketing?
Only the marketing and sales process. The design, estimation and construction remain entirely your team's responsibility.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and the audit tells you which applies to you. Nothing here is guaranteed.
What do you need from us?
For the audit, last month's enquiries in any format and 90 minutes with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM, and time for the review meetings.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
