Should we pay a commission to an architect who sends us clients?
If you do, be open about it with the owner. An architect is being paid by the owner for independent advice, and a commission that comes to light later damages the architect and you. A clear referral arrangement stated upfront is a far safer position.
How do we ask a past client for referrals without sounding needy?
Ask for something specific at handover: permission to bring a prospective owner to see the house, and a mention if anybody in their layout is planning to build. Both are easy to say yes to, and both are easy to refuse without awkwardness.
Can a past client's house be shown to a prospect without a fuss?
Ask the client for a date, tell her who is coming and when, and keep the visit short. Send the prospect the address only on the day. Ask the client what she would like kept private, and say thank you after.
A plot broker asked for a fixed fee per introduction. What should we agree?
Pay only on a signed contract, in writing, from your own margin, and never on the enquiry itself. Check local rules on broker registration and have your adviser read the paper. A fee per enquiry rewards volume, not a real buyer.
How do you handle showing project photos without client permission issues?
We agree with each client upfront on what can be shown publicly, and only use photographs the client has approved.
Do you help with the actual construction or only the marketing?
Only the marketing and sales process. The design, estimation and construction remain entirely your team's responsibility.
How long is the contract?
