Serviced apartments · Local SEO

Show up on the map when someone searches for an apartment near their office.

Local SEO for serviced apartments is the work of appearing in the map results for searches such as serviced apartments near me or near a tech park. It rests on a correct Google Business Profile for each building and the same name, address and phone number everywhere. GullySales sets that up and corrects the listings that disagree.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What local SEO means

Local SEO is the work of making your business show up for searches that name your town or locality, such as a service plus an area name. GullySales sets up locality pages, local citations and map listings so nearby customers find you before a competitor across town.

For serviced apartments

Where it usually goes wrong, and what we would do.

  • “Can a guest visit the address?”

A building with a reception and a signboard can show its address. Flats let out inside a gated community may not qualify, and a profile claiming an address the association has not agreed to invites a suspension.

  • “Distance is measured from the searcher”

Google measures from where the buyer stands or from the place named in the search. A building a few kilometres from the tech park is not the nearest result, so the profile and the page must say what it is near and how to reach it.

  • “A name stuffed with keywords gets refused”

Serviced Apartments Whitefield Cheap Furnished Rooms as a business name breaks the profile rules and risks suspension. The name on the signboard is the name that goes in.

What we do

What we deliver for serviced apartments.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A Google profile for each building

Name, address, category, hours, phone, unit types as services, and the entrance pin set to where a taxi should stop.

Result: A buyer on the map sees the right building and the right entrance.

  2. Photographs by room, not only the lobby

The living room, bedroom, kitchen, work desk, bathroom, parking and lobby, taken by day and added to the profile.

Result: A buyer can judge a long stay before calling.

  3. One sheet for name, address and phone

One agreed spelling of the property name, address and number, checked on Google, the booking sites, JustDial and your own website.

    Result: No listing contradicts another.

  4. Clean-up of old and duplicate listings

Listings from a former name, a previous manager or a wrong pin found, then claimed or reported.

Result: One building has one listing.

  5. Questions and answers on the profile

Answers to what callers ask about kitchen, parking, invoice, deposit and visitors, written on the profile and repeated on the website.

Result: The question is answered before the phone rings.

  6. Map search report

Calls, direction requests and website taps from the profile, building by building, against the baseline.

Result: You see which building the map brings enquiries to.

How the result is measured

  • Map pack ranking
  • Local search visibility
  • Enquiries by locality

Recorded as a baseline before work starts, so every later report has an honest comparison.

What Google weighs here

Google weighs relevance, distance and prominence for a search near me, and this is what each one asks of a serviced apartment.

Relevance: the category and the services
Pick the category that matches what you are and list each unit type as a service. A profile set as a hotel for a flat let for six weeks matches the wrong search. Check Google's current category list.
Relevance: words for a stay of weeks
Write in the description that stays of several weeks are welcome, with a kitchen and laundry. Searches such as long stay apartment near me match on those words, so the profile must contain them.
Distance: the pin on the entrance
Set the pin on the gate or reception where a taxi stops, not the middle of the building. A pin on the wrong lane sends the guest round the block and the review starts with a complaint.
Prominence: reviews and mentions
Reviews, photographs and mentions on other sites decide who is shown above you. A building with real stays and a reply under every review looks active. Reply to the low ones first.
Indian directories that matter here
Claim your JustDial listing, and check Booking.com and MakeMyTrip carry the same name, address and photographs as your Google profile. Ignore any directory that charges a fee to rank you higher.
Name, address and phone, character for character
Tower, block, road and pin code written the same way on Google, the booking sites, your invoice and your website. A road written two ways is minor. A different tower number is not.

Who it is for

This is written for these serviced apartments.

  • Purpose-built serviced apartment buildings with a reception
  • Furnished flats run by an operator inside a gated community
  • Apartments near tech parks for project teams and new joiners
  • Medical-stay apartments near hospitals
  • Villa-style serviced residences for families and expats
  • Single-owner flats let out through a management company
  • Studio and one-bedroom blocks for consultants and transferred staff

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Your brief

You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.

  2. After the brief

A conversation and a written scope

We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

The fix we agreed to start with is put in place and measured against the baseline, whether that is reply time, a follow-up sequence, the page buyers land on or the handover between marketing and sales.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the local seo work runs

  1. 1

    Audit every listing

We check the Google Business Profile and directory listings for every branch against what should actually be shown.

  2. 2

    Complete and correct

Profiles are filled in fully and inconsistent details are corrected across every directory found.

  3. 3

    Build location pages

Each branch gets a page written for its own area, not a copy of the head office page with the address changed.

  4. 4

    Set up review handling

A simple process for requesting and responding to reviews is put in place with whoever is closest to the customer.

  5. 5

    Report and adjust

Map actions and enquiries per branch are reported, and branches falling behind are prioritised the next month.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

#257, 3rd floor, Sri Nanjundeshwara Complex, Nagarbhavi 8th Block, Outer Ring Road. How we work.

FAQ

Questions owners ask before they call.

We let flats inside a gated community. Can we list the address?
List only what the address truly is and what the community permits. Associations can restrict commercial letting, and Google can suspend a profile that misstates an address. Check your agreement and the association's rules first, then read Google's current guidelines for your type of listing.
We have two buildings. Do they need separate profiles?
Yes, one for each building a guest can visit, each with its own address, phone and photographs. One profile with two addresses confuses the map and the guest. Keep one website with a page per building, so each profile links to the right page.
A rival listed a fake apartment next to us. What can we do?
Report the listing through Google's report option, with proof that no such property stands at the address, such as a photograph of the building. Do not post fake reviews in return. Google decides each report, and you cannot force the outcome.
Should the profile carry the manager's mobile number?
Use a number somebody answers during the hours shown, and one that stays with the property when staff change. A manager's mobile leaves with the manager. Log every call from the profile, because those are the enquiries you will count.
Do we need to be on Booking.com and Airbnb, or can referrals fill us?
Referrals and company accounts can fill a building, but the stranger searching finds you on Google Maps and the booking sites. Keep two or three listings current instead of six, and treat each platform guest as the start of a direct booking.
Can we run serviced apartments inside a gated community?
Some associations restrict letting for short stays, and the registration rules for guest accommodation differ by state and local body. Check your lease, the association's bylaws and your local rules with your own adviser before you advertise. A complaint from a neighbour can close a listing.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
