Get on the shortlist when a company needs a flat for a posting, not just a night.

An admin executive at a company on the Outer Ring Road has a new joiner landing from Pune on Monday and no flat for him.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

In one paragraph

Serviced apartment marketing fills furnished flats with stays of a week to several months, booked by companies placing staff, families near a hospital and people between homes. GullySales puts your apartments on Google and the booking sites, gets a rate and a GST invoice answer to the HR desk while it is still comparing, and gives past guests a reason to book you direct again.

She searches serviced apartments near the office, opens five listings, and messages three of them on WhatsApp for a rate for six weeks with a GST invoice. The one that replies with a rate, a photograph of the kitchen and a yes on the invoice is booked before the other two answer.

Listing a flat on Booking.com and waiting treats a long stay like a hotel night. The buyer of six weeks asks other questions: is there a kitchen, a washing machine, a work desk, who pays the electricity, can the company get an invoice in its name, what happens if the posting ends early. A listing that cannot answer those is passed over for one that can.

How buyers decide

How serviced apartments are chosen.

For a company stay, an HR, admin or travel desk compares three or four buildings on a sheet. It looks at the distance to the office, the rate for the length of stay, the invoice and the notice period. A building that gave no trouble on the last stay goes on the approved list, and the next batch of joiners is placed there without a fresh search.

A family staying while a relative is treated in hospital searches serviced apartments near the hospital by name. It decides on the distance, a kitchen it can cook in, a lift, and the Google reviews from people who stayed for weeks. The first call may be in Kannada, Hindi or Tamil, and the first reply decides whether the family visits.

A consultant, an expat or a household between homes searches on Google and the booking sites and weighs a serviced apartment against a hotel and a PG. They choose on photographs of the kitchen and the work desk, and on how clearly the host says what the stay includes.

The problem

What usually goes wrong for serviced apartments.

What owners tell us on the first call, in their words.

  • “The HR desk asked for a rate and we answered a day later”

Enquiries arrive on the phone, WhatsApp and the booking sites, and the rate for six weeks is worked out from memory. By the time the reply goes out, the admin has already shortlisted another building.

  • “Our listing says apartment but not what a long stay needs”

Nothing tells a buyer about the washing machine, the second bathroom, the work desk or the electricity terms, so the guest who stays longest picks the building that does.

  • “Companies stay once and we never hear from them again”

A firm that placed three employees last year is not on any list. Nobody calls the admin contact before the next joining batch, and it books a building that did.

  • “Guests cannot find our building or our entrance”

The Google pin sits on the wrong lane of a large gated community, and a new arrival at night spends a long while on the phone with the security guard.

  • “Too many nights come through a platform and we pay commission”

A guest who stayed twice through Booking.com has never been given a reason, or a number, to book direct on the third stay.

  • “Nights sit empty between one posting and the next”

A flat is free for nine days after a project team leaves, and there is no short-stay offer, no waiting list and no call to the relatives of guests who just left.

What we do

What we do for serviced apartments.

Everything included for serviced apartments, and the result each part is there to produce.

  1. Long-stay enquiry reply kit

A rate sheet by length of stay, a photograph set for each unit type and saved answers on kitchen, laundry, Wi-Fi, parking, deposit and GST invoice, ready to send on WhatsApp.

Result: An admin executive gets a complete answer in one message.

  2. Google profile for each building

Each building set up with its address, entrance pin, reception hours, unit types and photographs of the lobby, the kitchen and the work desk.

Result: Someone searching near their office finds the building and can call.

  3. Corporate stay page and rate sheet

A page for HR and travel desks stating stay options, the invoice in the company's name, the notice period and the documents needed to add you as a vendor.

Result: A travel desk can add you to its list without a call first.

  4. Pages for each tech park and hospital you serve

One page per office cluster or hospital, giving the distance, the drive and the unit types nearest to it.

Result: A search naming a place lands on a page written about that place.

  5. Enquiry and stay register

Every enquiry logged with the company or family, move-in date, length of stay, source and quote status, with stay end dates listed.

Result: You see which stays are ending, and who to call before the flat sits empty.

  6. Booking and occupancy report

Enquiries by source, reply time, bookings by length of stay and empty nights between stays, set against the baseline recorded before work started.

Result: You see which source fills the apartments and where the gaps fall.

How the result is measured

  • Enquiries by source: Google, booking sites, company desks and referrals
  • Reply time to a stay enquiry
  • Enquiry-to-booking rate by length of stay
  • Occupancy and empty nights between stays
  • Direct bookings as a share of all bookings
  • Companies that booked again, and stays that were extended

Recorded as a baseline before work starts, so every later report has an honest comparison.

Worth a page and a campaign of their own

Corporate long-stay bookings · Relocation stays for new joiners and transferred staff · Medical stays near hospitals · Project-team and consultant stays · Stays between homes during a move or a renovation · Direct bookings in place of platform commission · Extensions and repeat stays · Short stays that fill the gaps between long ones

Priority campaigns

Campaigns for what serviced apartments most want to sell.

Each one planned around when your buyers decide, and measured against the baseline.

  • Joining-season relocation campaign

Pages and outreach for HR teams ahead of the campus and lateral joining periods, when new employees arrive in the city without a flat.

Result: The HR desk has your number when the next batch lands.

  • Medical stay campaign near hospitals

A page and a listing for families staying through a relative's treatment, showing the distance to the hospital, the kitchen and a room where a caregiver can rest.

Result: A family searching near the hospital finds an apartment built for a long stay.

  • Project team and consultant campaign

A page for audit, implementation and construction teams that need several units on one invoice, with a rate sheet for group stays.

Result: A project manager can book three units in a single message.

  • Between-homes campaign

Outreach to brokers and builders' sales offices whose clients wait weeks for a flat handover, and a page for families in that wait.

Result: A family waiting for its own flat finds a place to stay in the gap.

  • Gap-fill offer for short stays

A short-stay offer for relatives, wedding guests and visiting families, aimed at the nights between two long stays.

Result: Nights that would sit empty get a chance to earn.

Beyond search

Where we reach buyers of serviced apartments, beyond Google.

Search matters, but it is rarely the only way this industry's buyers find a supplier.

  • HR and admin desks at nearby companies

A rate sheet and the invoice terms for the people who place staff, prepared before the joining season and kept ready to forward.

  • Relocation agents and travel management companies

Commission terms, booking codes and one named contact for the agents who place a company's transferred employees.

  • Hospital help desks and medical travel facilitators

An information sheet with distance, kitchen and caregiver access, left for the desks families ask where to stay, with no money or gifts offered.

  • Brokers and builders' sales offices

A page and a contact for households whose flat is not ready, who need a furnished place for the weeks in between.

  • Google Maps and the booking platforms

Listings kept current on the platforms your guests actually search, with a way to move a repeat guest to a direct booking.

Who it is for

This is written for these serviced apartments.

  • Purpose-built serviced apartment buildings with a reception
  • Furnished flats run by an operator inside a gated community
  • Apartments near tech parks for project teams and new joiners
  • Medical-stay apartments near hospitals
  • Villa-style serviced residences for families and expats
  • Single-owner flats let out through a management company
  • Studio and one-bedroom blocks for consultants and transferred staff

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Your brief

You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.

  2. After the brief

A conversation and a written scope

We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

The fix we agreed to start with is put in place and measured against the baseline, whether that is reply time, a follow-up sequence, the page buyers land on or the handover between marketing and sales.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the work runs for serviced apartments

  1. 1

Trace how a stay enquiry travels

We follow your last enquiries from the first message to the move-in: which source, how long the reply took, what the buyer asked and where it went quiet.

  2. 2

Fix what a long-stay buyer sees

The Google profile, the booking-site listings and the photographs are corrected so they show the kitchen, the work desk, the entrance and the terms.

  3. 3

Build the page the desk forwards

A website with unit types, a rate path for stays of weeks, the invoice terms and a form that asks for move-in date and length of stay.

  4. 4

    Answer enquiries with a rate

Saved replies, a rate sheet by length of stay and a shared record so every enquiry gets a full answer and a follow-up that someone owns.

  5. 5

    Bring companies and guests back

A list of past companies with their last stay, a call before the next joining season and a reason for a platform guest to book direct next time.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

Engagement options

Ways to work with us.

Pick the size of commitment that fits. Every option starts with your brief and a conversation.

  1. Option 1

    The conversation on its own

A call after you send your brief. It says honestly whether you need outside help, and many fixes are ones your own team can make.

  2. Option 2

    One fix, scoped

Start with the fix that matters most, such as reply time or follow-up. The fee is in writing before anything starts.

  3. Option 3

    An ongoing programme

We run the work, report against the baseline, and you renew on the numbers. The term and the reporting are agreed in writing first.

  4. Option 4

Guidance for your own team or agency

We plan, brief and check the work of your in-house team or current agency, instead of replacing them.

FAQ

Questions serviced apartments ask before they call.

Not here? More answers, or ask on WhatsApp.

Do we need to be on Booking.com and Airbnb, or can referrals fill us?
Referrals and company accounts can fill a building, but the stranger searching finds you on Google Maps and the booking sites. Keep two or three listings current instead of six, and treat each platform guest as the start of a direct booking.
Can we run serviced apartments inside a gated community?
Some associations restrict letting for short stays, and the registration rules for guest accommodation differ by state and local body. Check your lease, the association's bylaws and your local rules with your own adviser before you advertise. A complaint from a neighbour can close a listing.
Should we quote per night or for the whole stay?
Quote the way the buyer asks. A weekend guest wants a per-night rate, while a company wants a rate for the length of stay with what it includes and the invoice terms. Put both on the website and in the WhatsApp reply, and say which applies to which stay.
How do we get companies to book us directly instead of through a travel agent?
Reach the HR or admin desk, not the traveller. Send a rate sheet and the invoice terms, then ask to be added to the approved list. Some companies must use an agent, so ask which route the desk is allowed to use.
Do we need to advertise?
Not first. A correct Google profile, a full answer to every enquiry and a corporate page cost nothing in media. Search advertising earns its place once a known gap needs filling, such as a quiet stretch between two joining seasons.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and we tell you which applies to you after we have spoken. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
To start, last month's enquiries in any format and time with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM.
