Serviced apartments · Website

Build the site an admin desk can forward to a manager without a call first.

A website for serviced apartments is the booking and enquiry site where a company, a family or a consultant checks unit types, long-stay rates, location and terms before asking for a stay. GullySales builds it on your own domain for a phone screen first, with a form that asks for move-in date and length of stay.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What website means

A website is the page a customer lands on after searching, clicking an advert or scanning a code, and it decides whether they call or leave. GullySales builds and maintains sites that load quickly, explain the offer plainly and make the enquiry form or phone number easy to find.

For serviced apartments

Where it usually goes wrong, and what we would do.

  • “The admin desk forwards a link, not a brochure”

An HR executive sends your page to her manager with one line. If it loads slowly on a phone, with no rate path and no invoice terms, the forward ends with another building.

  • “The platforms sell nights and your page must sell weeks”

A platform shows a price for a night and a calendar. Your site can show a stay of six weeks priced as a stay, with the inclusions a platform leaves out, such as housekeeping visits and utilities.

  • “The form asks for the wrong things”

A form that asks for room type and number of guests, but not move-in date and length of stay, leaves the desk to ring back and ask. Incomplete enquiries pile up on the sheet.

What we do

What we deliver for serviced apartments.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Unit-type pages with plans and photographs

A page for each unit type with a floor plan, bed layout and photographs of the kitchen, laundry and work desk taken by day.

Result: A long-stay buyer can see what the flat is before calling.

  2. A long-stay rate page and a corporate page

A page explaining how stays of weeks are priced and what the rate includes, and another for companies with the invoice terms and vendor documents.

Result: An HR desk finds the answers it needs without a phone call.

  3. An enquiry form that asks for dates

A form with move-in date, length of stay, number of guests and company name, and nothing more, with the phone number and a WhatsApp button beside it.

Result: Every enquiry arrives with what the desk needs to quote.

  4. Phone-first layout and speed repair

Pages built for a phone screen, photographs sized for mobile, and the call button and rate path set at the top.

Result: The site opens and reads on a phone between meetings.

  5. Domain and hosting in your name

The domain registered to you or your company, with the logins and the renewal dates handed over in writing.

Result: The site stays yours if you ever change developers.

  6. Tracking for calls, forms and WhatsApp taps

Every call, form and chat tap recorded with its page, so that an enquiry can be traced to where it began.

Result: You know which page brings enquiries.

How the result is measured

  • Page load time
  • Bounce rate
  • Enquiries from the website

Recorded as a baseline before work starts, so every later report has an honest comparison.

What the page must show

What a company desk or a family looks for on a serviced apartment website before asking for a stay.

Unit types with plans and a kitchen photograph
Show each unit type with its floor plan, bed layout, and the kitchen, laundry and work desk photographed by day. A long-stay buyer scrolls straight to the kitchen.
The rate for a stay of weeks, and what it includes
State how long stays are priced and what the rate covers: housekeeping visits, utilities, Wi-Fi, parking. Where you cannot show a rate, say why and give a way to ask.
Invoice and company details
Say plainly that you issue a GST invoice in the company's name, where to send the GSTIN, what the billing terms are, and which documents an HR desk gets for vendor registration.
Distance from the office or the hospital
Give the drive to the nearest tech park, the metro or station and the hospital, with a map pin. The buyer is counting the commute for the length of the stay, not for an evening.
The rules that decide the stay
Notice period, deposit, visitors, pets, cooking and the documents a guest must submit at check-in. Rules differ by state and community, so check them with your own adviser and state them plainly.
A form that asks for dates
Ask for move-in date, length of stay, number of guests and company name, and put a phone number and a WhatsApp button beside it for the buyer who would rather talk.

Who it is for

This is written for these serviced apartments.

  • Purpose-built serviced apartment buildings with a reception
  • Furnished flats run by an operator inside a gated community
  • Apartments near tech parks for project teams and new joiners
  • Medical-stay apartments near hospitals
  • Villa-style serviced residences for families and expats
  • Single-owner flats let out through a management company
  • Studio and one-bedroom blocks for consultants and transferred staff

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Your brief

You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.

  2. After the brief

A conversation and a written scope

We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

The fix we agreed to start with is put in place and measured against the baseline, whether that is reply time, a follow-up sequence, the page buyers land on or the handover between marketing and sales.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the website work runs

  1. 1

    Confirm structure and content

We agree the site's pages and content needs before design begins, drawing on website strategy where it exists.

  2. 2

    Design the site

Every page is designed against your brand identity and checked for how it should convert a visitor.

  3. 3

    Build and test

The site is developed and tested across devices and browsers before anything goes live.

  4. 4

    Load real content

Actual copy, images and information about your business replace placeholder content before launch.

  5. 5

    Launch and hand over access

The site goes live with domain, hosting and content management access clearly handed to you.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

#257, 3rd floor, Sri Nanjundeshwara Complex, Nagarbhavi 8th Block, Outer Ring Road. How we work.

FAQ

Questions owners ask before they call.

Do we need our own site if we are on Booking.com and Airbnb?
Yes, for the stays the platforms sell badly: weeks and months for a company. The platform owns the guest and charges commission, while your own page can carry the invoice terms and a long-stay rate. Keep the listings, and use the site for companies and repeat guests.
Which languages should the site be in?
English first, because company desks write in it. Add Kannada, Hindi or another language for the pages a family or a patient's relative would read, such as the page for the area near a hospital. Have a person who speaks it write it, not a tool.
Will it work on a phone with a weak connection?
It has to. Admin executives open it on a phone between meetings. Size photographs for mobile, put the call button and the rate path at the top, and test on a mid-range phone on a mobile connection. A page that is slow there loses the visit.
Who owns the domain and the website?
You should, in your name or your company's. Ask the developer for the registrar login, the hosting login and the renewal dates in writing. If the developer holds them, you are renting the site and cannot move it.
Do we need to be on Booking.com and Airbnb, or can referrals fill us?
Referrals and company accounts can fill a building, but the stranger searching finds you on Google Maps and the booking sites. Keep two or three listings current instead of six, and treat each platform guest as the start of a direct booking.
Can we run serviced apartments inside a gated community?
Some associations restrict letting for short stays, and the registration rules for guest accommodation differ by state and local body. Check your lease, the association's bylaws and your local rules with your own adviser before you advertise. A complaint from a neighbour can close a listing.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
