Serviced apartments · Search engine optimisation

Rank for the area and the length of stay, not just the name of your building.

SEO for serviced apartments is the work of appearing when a company, a family or a consultant searches for a furnished flat for a stay of weeks, near an office, a tech park or a hospital. GullySales builds a page for each area and unit type you serve, and repairs the website faults that keep those pages out of results.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What search engine optimisation means

Search engine optimisation (SEO) is the work of getting your website to appear when a buyer searches Google for what you sell. GullySales builds pages around real search terms, fixes technical issues that block ranking, and tracks which searches actually bring enquiries.

For serviced apartments

Where it usually goes wrong, and what we would do.

  • “The search names a place, not your building”

Nobody types your property's name until a friend has said it. They type serviced apartments near Manyata Tech Park, and a site with one page for everything is invisible to that search.

  • “Length of stay is part of the search”

A buyer who types furnished apartment for three months wants a different page from a weekend guest. A single page of nightly rates answers neither, and it loses the long stay that fills a unit for the longest.

  • “The booking sites beat you on photographs”

They carry more reviews and more images, so your page has to win on what they cannot show: the unit plan, the kitchen, the notice terms and the company invoice.

What we do

What we deliver for serviced apartments.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A page for each area and each unit type

One page for every tech park, hospital or neighbourhood you serve and one for every unit type, with the distance, the drive and a floor plan.

Result: A search that names a place lands on a page written for that place.

  2. Separate pages for short and long stays

A page for a few nights and another for several weeks, each answering the questions that buyer asks.

Result: A long-stay buyer meets a page about kitchens and invoices, not nightly offers.

  3. Technical repair of the website

Slow pages, a weak mobile layout and broken links fixed, so that the pages already written can be found.

Result: The pages you paid for can be read by search and by a phone.

  4. A map of searches to pages

The searches your buyers type, matched to the page that answers each, with the gaps marked.

Result: You can see which searches have no page yet.

  5. Plans and photographs named for search

Floor plans and image captions that name the room and the amenity, so the images can be found as well as the text.

Result: A buyer searching for a kitchen or a work desk can reach your photographs.

  6. Search report

Rankings for the mapped searches, organic enquiries and the pages that brought a booking, set against the baseline.

Result: You see which page earned the enquiry.

How the result is measured

  • Ranking positions
  • Organic traffic
  • Enquiries from organic search

Recorded as a baseline before work starts, so every later report has an honest comparison.

Searches your buyers type

What a company, a family or a consultant types when they need a furnished flat, and the page that answers it.

serviced apartments near [tech park or office area]
A page for each tech park or office cluster you serve: the distance, the drive at office hours, the unit types closest, and a rate sheet for stays of several weeks.
furnished apartment for 3 months in [city]
A long-stay page saying what a stay of months includes: kitchen, washing machine, housekeeping, utilities, deposit and notice terms. Keep it apart from the page for a weekend.
serviced apartments near [hospital] for family
A page for each hospital: the distance, a kitchen, a lift and a quiet room for a caregiver. Describe the stay and the ride, and say nothing about treatment.
serviced apartment with GST invoice for company
A page for HR desks: the invoice in the company's name with its GSTIN, billing terms, notice period and the documents needed before a vendor is added.
2 BHK furnished apartment for family relocation
A unit-type page for the two-bedroom: plan, beds, second bathroom, kitchen, parking and nearby schools. A family comparing moves reads for space and facts.
Searches that are not you: PG, hostel, flat for rent
These come from people who want another product. Write no page for them, and keep them out of paid search. They bring visits and no stay.

Who it is for

This is written for these serviced apartments.

  • Purpose-built serviced apartment buildings with a reception
  • Furnished flats run by an operator inside a gated community
  • Apartments near tech parks for project teams and new joiners
  • Medical-stay apartments near hospitals
  • Villa-style serviced residences for families and expats
  • Single-owner flats let out through a management company
  • Studio and one-bedroom blocks for consultants and transferred staff

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Your brief

You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.

  2. After the brief

A conversation and a written scope

We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

The fix we agreed to start with is put in place and measured against the baseline, whether that is reply time, a follow-up sequence, the page buyers land on or the handover between marketing and sales.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the search engine optimisation work runs

  1. 1

    Audit and baseline

We record where the site stands today: positions, traffic, technical faults and the enquiries search currently produces. Nothing starts until this number is written down.

  2. 2

    Decide what to rank for

We map the searches your buyers use, in your words and theirs, and pick the ones worth the effort for your margin and your capacity.

  3. 3

    Fix the foundations

Technical faults first, because the cheapest gains are usually there. Then the Business Profile and directory consistency.

  4. 4

    Build the pages

A page for each thing you do, written to answer the question it is searched for, with a clear next step at the end.

  5. 5

    Publish and earn mentions

Content goes out on the calendar. Links and mentions are earned from real relationships, not bought.

  6. 6

    Measure, report, adjust

At the interval agreed at the start we report what moved and what did not, and change the plan when the numbers say so.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

#257, 3rd floor, Sri Nanjundeshwara Complex, Nagarbhavi 8th Block, Outer Ring Road. How we work.

FAQ

Questions owners ask before they call.

Should every apartment have its own page?
Give each unit type its own page, such as the studio, the one-bedroom and the two-bedroom, with the plan, beds and kitchen. If five flats are identical, one page with a booking form is enough. Separate pages for identical flats repeat the same text and rank no better.
Do we need a blog?
Not at the start. A few pages that answer what companies and families ask do more than a blog of travel tips. Add posts when the front desk keeps hearing the same question, such as what happens at the end of a notice period.
Can we copy our description from Booking.com?
No. The same words on your site and the platform leave your page with nothing of its own, and the platform's text belongs to the platform. Write what a guest finds on arrival in your own words, and keep the facts the same on both.
Who owns the website and the domain?
You should, in your own name or your company's, not a developer's or a manager's personal account. Ask for the registrar and hosting logins and the renewal dates in writing. A site you cannot log into is a site you cannot move.
Do we need to be on Booking.com and Airbnb, or can referrals fill us?
Referrals and company accounts can fill a building, but the stranger searching finds you on Google Maps and the booking sites. Keep two or three listings current instead of six, and treat each platform guest as the start of a direct booking.
Can we run serviced apartments inside a gated community?
Some associations restrict letting for short stays, and the registration rules for guest accommodation differ by state and local body. Check your lease, the association's bylaws and your local rules with your own adviser before you advertise. A complaint from a neighbour can close a listing.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
