Serviced apartments · Pay per click advertising

Pay for the search that names a stay of weeks, and block the one that wants a PG.

PPC for serviced apartments is paid search advertising that puts your building in front of someone searching for a furnished flat for a stay of weeks, at the moment they search. GullySales runs it for named buyers and gaps that need filling, sends each click to a page that answers the question, and counts calls and enquiries instead of clicks.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What pay per click advertising means

Pay per click advertising (PPC) is paying a fee each time someone clicks your advert on Google or another platform. It puts you at the top of a search page immediately, instead of waiting for ranking to build. GullySales sets the targeting, writes the ad text and checks spend against enquiries received.

For serviced apartments

Where it usually goes wrong, and what we would do.

  • “The cheap click is the wrong stay”

A search for a room for one night near the bus stand brings callers who leave after a night and haggle. The click worth paying for names a company, a tech park, a hospital or a stay of weeks.

  • “A long-stay buyer will not book from the homepage”

An advertisement for corporate stays that lands on a page of nightly rates loses the HR executive in seconds. The page must carry the long-stay rate, the invoice terms and a number someone answers.

  • “Call ads suit this trade, and are easy to waste”

Many bookings begin as a call from an office admin desk. If nobody picks up after six in the evening, the money is spent on a missed call.

What we do

What we deliver for serviced apartments.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Campaigns for the company, the family and the relocating household

Separate campaigns for corporate stays, patient families and relocating households, each with its own words and its own landing page.

Result: Each buyer lands on the answer to their own question.

  2. A block list for this trade

A list of searches kept out: PG, hostel, flat for rent, lodge, housekeeping jobs and per-bed rooms.

Result: Money does not go on people who want another product.

  3. Landing pages with a long-stay rate path

A page for each campaign showing the rate for the length of stay, what it includes, the invoice terms and a form that asks for move-in date.

Result: A click arrives at a page that answers the search.

  4. Call tracking and a missed-call rule

A tracked number for each campaign, and a written rule on who calls back a missed call.

Result: A buyer who rang once is not lost to a busy desk.

  5. Your own building name, kept apart

A small separate campaign on your building name, with competitor names and booking-site names left alone.

Result: A guest who typed your name meets your page before a platform's.

  6. Enquiry-based report

Spend, calls and enquiries by campaign, with the ones that became a booking marked, against the baseline.

Result: You see which search filled an apartment, not which one drew a click.

How the result is measured

  • Cost per click
  • Cost per enquiry
  • Enquiries from paid search

Recorded as a baseline before work starts, so every later report has an honest comparison.

Searches to bid on and block

The searches worth paying for at a serviced apartment, and the ones to keep out.

serviced apartments near [tech park or office area]
Bid. The searcher names a place and a purpose. Send the click to the page for that area, with the long-stay rate path and a call button at the top.
Furnished apartment for weeks or months
Bid, with a landing page that states kitchen, laundry, utilities, deposit and notice. Ask for the move-in date and the length of stay in the form, not just a phone number.
Serviced apartments near [hospital]
Bid, in its own campaign. The searcher is a family on a treatment stay. Show the distance, a kitchen and a quiet room, and write nothing about treatment or outcomes.
Your building name and its misspellings
Bid, small and separate. Platforms bid on the name too. A direct page that shows a reason to book direct takes the click a commission page would otherwise take.
PG, hostel, flat for rent, lodge, jobs
Block. These come from people who want another product or a job. Add them as negatives, and read the search terms report for new ones that slip through.
Where the click lands, and what to count
Land the click on the page that matches the search, not the homepage. Count a call or a form that gives a move-in date and a length of stay, not every click or every missed call.

Who it is for

This is written for these serviced apartments.

  • Purpose-built serviced apartment buildings with a reception
  • Furnished flats run by an operator inside a gated community
  • Apartments near tech parks for project teams and new joiners
  • Medical-stay apartments near hospitals
  • Villa-style serviced residences for families and expats
  • Single-owner flats let out through a management company
  • Studio and one-bedroom blocks for consultants and transferred staff

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Your brief

You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.

  2. After the brief

A conversation and a written scope

We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

The fix we agreed to start with is put in place and measured against the baseline, whether that is reply time, a follow-up sequence, the page buyers land on or the handover between marketing and sales.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the pay per click advertising work runs

  1. 1

    Understand the total budget

We agree the full paid advertising budget available across all platforms, rather than planning each one separately.

  2. 2

    Audit current platform performance

We compare existing campaigns on a shared basis to see where the budget currently performs best and worst.

  3. 3

    Build the cross-platform plan

Campaigns are structured across platforms with a shared measurement standard from the outset.

  4. 4

    Implement and monitor

Campaigns run with budget allocated dynamically based on real-time performance.

  5. 5

    Measure and reallocate

We report performance and shift budget toward what is working, within agreed limits.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

#257, 3rd floor, Sri Nanjundeshwara Complex, Nagarbhavi 8th Block, Outer Ring Road. How we work.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Should we bid on our own building's name?
Yes, in a small separate campaign. Booking sites bid on property names, so a guest who typed yours can land on their page and book with commission. Say in the advertisement that you can be booked direct. Do not bid on a rival's name.
Are call-only ads right for us?
They suit buyers who ring the admin desk, but only if someone answers during the hours the advertisement runs. Set the schedule to the hours the desk is staffed, and record every call, including missed ones, so that you can count them.
People who want a PG keep clicking our ads. How do we stop it?
Add negative keywords such as PG, hostel, bachelors and per-bed, and write the advertisement to say furnished apartment and stays of weeks. Read the search terms report for the words that brought clicks, and block the wrong ones as they appear.
How do we know a call was a real enquiry?
Count a call as an enquiry only when it gives a length of stay, a move-in date and a name, and write those on the enquiry sheet. A tracked number shows which campaign rang. The sheet shows which of those calls were buyers.
Do we need to be on Booking.com and Airbnb, or can referrals fill us?
Referrals and company accounts can fill a building, but the stranger searching finds you on Google Maps and the booking sites. Keep two or three listings current instead of six, and treat each platform guest as the start of a direct booking.
Can we run serviced apartments inside a gated community?
Some associations restrict letting for short stays, and the registration rules for guest accommodation differ by state and local body. Check your lease, the association's bylaws and your local rules with your own adviser before you advertise. A complaint from a neighbour can close a listing.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
