Property documentation services · Digital marketing

Put your office on the path from the sale agreement to the registration date.

Digital marketing for a documentation office is the set of search, listing, ad and message work that puts the office in front of a buyer between signing the agreement and registering the deed. GullySales works on how those pieces fit together and how each is read.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What digital marketing means

Digital marketing is the combined work of search, social media, advertising and website channels running together rather than as separate projects with separate people. GullySales runs these as one connected system so a change in one channel, such as a new offer, is reflected everywhere at once.

For property documentation services

Where it usually goes wrong, and what we would do.

  • “The path is short and the need is urgent”

A buyer moves from the sale agreement to registration in a matter of weeks, and the paper trouble appears in the middle. Marketing that reaches the buyer after the registration date reaches nobody.

  • “Search, map and referral cover different moments”

Search catches the buyer who knows the paper. The map catches the buyer near the registration office. The referral catches the buyer who asks a broker. Spending on one and ignoring the others leaves gaps.

  • “Ads suit urgent papers and not every paper”

For a search like khata transfer near me, an ad can be sensible. For a slow need such as a will, the guide and the referrer do more work. Spending the same on both wastes the smaller budget.

  • “You cannot advertise results or title opinions”

Real estate advertising is regulated, and rules differ by profession and state. An ad that promises a clean title or a certain registration steps outside what an office can say. Check with your own adviser before running any ad.

What we do

What we deliver for property documentation services.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A one-page plan across search, map and referral

A single sheet that shows which routes you use, what each costs in time or money and who owns it.

Result: You can see where your attention goes.

  2. Ads on urgent paper searches only

A small set of ads on the searches that signal a pressing need, with the landing page matched to the paper.

Result: Ad spend is limited to searches that need you now.

  3. A landing page per paper and per locality

Pages that continue the promise of the ad, with the checklist and a call or WhatsApp button.

Result: Each ad leads to a page about the same paper.

  4. A tracking sheet for every enquiry

A simple record of enquiries by source, tied to files opened and files completed.

Result: You can compare routes by files, not clicks.

  5. An advertising check with your own adviser

A review of ad wording against the advertising rules that apply to you, done by your own council before launch.

Result: No ad runs that your adviser has not read.

How the result is measured

  • Enquiries across channels
  • Cost per enquiry overall
  • Channel mix by contribution

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the digital marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand the objective

We agree the one thing this campaign needs to achieve before choosing any channel.

  2. 2

    Audit available channels

We assess which channels are realistic to run well within the budget and timeline.

  3. 3

    Strategise the central idea

One message and offer is developed that will work across every planned channel.

  4. 4

    Implement across channels

Each channel receives its own adapted version, launched on a shared timeline.

  5. 5

    Measure as one campaign

Results from every channel are combined into a single report against the original objective.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

How much should we spend on ads?
Start with an amount you can lose while you learn which searches bring files, and raise it only as the tracking sheet shows files. We do not set a figure for your office.
Is digital marketing worth it if brokers send our work?
Yes, as a second route. Brokers can change offices, and a buyer who never meets a broker still needs you. A modest search and map presence reduces the risk of depending on three names.
What should we measure?
Measure calls answered, files opened and files completed by source. Clicks and impressions are only a step on the way. Your own record of files tells you whether the work is paying.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
