How buyers decide
How commercial real estate developers and brokers are chosen.
Occupiers choose on location first: the commute for their staff, the metro or the highway exit, and what the neighbouring tenants say about the address. Then they compare efficiency, meaning how much of the super built-up area they pay for is usable carpet. Power backup, parking and the fit-out the landlord will fund come next.
Most office and warehouse requirements reach a building through a broker, either a large property consultancy or a local firm. That makes the broker the first buyer of your inventory. A broker shortlists the building whose availability, rent and terms are current and easy to forward, and whose landlord pays commission on time.
Investors buying a pre-leased shop or office decide on the tenant. Who it is, how long the lock-in runs and what the lease says about escalation matter more than the lobby. They ask for the lease deed and the title papers before they ask for photographs.
