Commercial real estate developers and brokers · Email marketing

Send brokers a current availability sheet, not the brochure from launch day.

Email marketing for commercial real estate covers availability updates to brokers, follow-ups to occupiers between tour and term sheet, and renewal notes to sitting tenants. GullySales sets up the lists, the consent records and the templates, so each mail reaches the right group with the right floor.

A 90-minute audit call and a written, scored report. Turnaround, reporting and term are agreed in writing after the audit.

What email marketing means

Email marketing is sending planned messages to a list of past and prospective customers who have agreed to hear from you. It suits offers, updates and staying in touch with someone who is not ready to buy yet. GullySales writes and schedules these emails and tracks who opens, clicks and enquires.

For commercial real estate developers and brokers

Where it usually goes wrong, and what we would do.

  • “Brokers delete the brochure and keep the sheet”

A broker wants a table of free floors, areas, rent basis and dates. A designed mailer full of renders goes unread.

  • “Occupier follow-ups stop after the tour”

A company that toured and asked for a test fit hears nothing for weeks, then gets a generic newsletter. The test fit was the reason to write.

  • “Tenants and prospects get the same mail”

A sitting tenant who receives a mail offering the floor above at a lower rent asks why their own rent is higher.

What we do

What we deliver for commercial real estate developers and brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. An availability mail for brokers

A short table of free floors and units with area, rent basis, fit-out status and date available, sent when the inventory changes.

Result: Brokers forward a sheet that is right.

  2. A tour follow-up sequence

Mails after a tour carrying the test fit, the answers to questions raised on the floor, and the term sheet draft when it is asked for.

Result: The requirement stays warm through the occupier's internal approvals.

  3. Renewal and expansion notes to tenants

A note to each tenant ahead of lock-in end or renewal, kept apart from any marketing mail and signed by a named contact.

Result: A tenant hears from you before a rival's broker reaches them.

  4. Separate lists for brokers, occupiers, tenants and investors

Four lists, each with its own consent record, so a pre-leased offer never reaches a tenant and a broker never gets tenant news.

Result: Each group gets only the mail meant for it.

  5. Sender and footer set up properly

A company domain, a named sender from the leasing team, the company details and an unsubscribe line on every bulk mail.

Result: Mails reach inboxes and read as coming from a landlord.

How the result is measured

  • Open rate
  • Click rate
  • Enquiries from email

Recorded as a baseline before work starts, so every later report has an honest comparison.

What must be in place first

What a commercial landlord or broker needs before mailing brokers, occupiers and tenants.

Where each address came from
Record whether a contact came from a requirement, a tour, a broker agreement or a lease. India's data protection law and mail platform rules change, so check with your adviser before mailing anyone who did not ask.
A sender on your own domain
Mail from a named leasing manager on the company domain, not a personal address. Brokers and corporate inboxes filter unknown senders.
Lists split by who they are
Brokers, occupiers in a live requirement, sitting tenants and investors each get their own list. Mixing them sends the wrong rent to the wrong reader.
Inventory checked on the day of sending
Check every floor in the mail against the stacking plan before it goes. One floor shown free after it went under LOI costs you a broker's trust.
An unsubscribe line and a reply that reaches a person
Put an unsubscribe line in every bulk mail, and send replies to a leasing manager's inbox, not a no-reply address. A broker replying with a requirement must reach someone.
Confidential terms kept out of bulk mail
Never put one tenant's rent, a term sheet or a lease clause in a mail to a list. Those go one to one, and only to the people named in the requirement.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Free audit call

90 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. After the call

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope, the fee and the reporting come with it, in writing.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the work runs for commercial real estate developers and brokers

  1. 1

    Audit how requirements arrive

We check how broker requirements, portal enquiries and calls from the to-let banner are received, who answers them, and whether the first introduction is written down.

  2. 2

Build the building and floor pages

A page and a factsheet per building, with floor plates, areas, efficiency, power, parking and terms, so a broker or admin head can shortlist without a call.

  3. 3

    Equip the brokers

A broker pack at one link, a first-introduction rule in writing and a commission sheet, sent to the brokers active on your corridor.

  4. 4

    Reach occupiers directly

Micro-market search pages, LinkedIn for admin and facilities heads, and portal listings for small occupiers, all sending enquiries into one record.

  5. 5

Track each requirement to a signed lease

One CRM record per requirement, from first call through tours, test fits and the term sheet to the lease or sale deed, reported against the baseline.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

#257, 3rd floor, Sri Nanjundeshwara Complex, Nagarbhavi 8th Block, Outer Ring Road. How we work.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Can we buy a list of HR and admin heads to mail?
Avoid it. Bought lists are out of date, the people on them never agreed to hear from you, and complaints damage your domain for the brokers you do want to reach. Build the list from requirements, tours and LinkedIn conversations instead.
Should we send a newsletter or one-to-one mails?
Brokers get a short availability mail when inventory changes. Occupiers in a live requirement get one-to-one mails from the manager who toured them. A newsletter suits investors and past enquirers, if it carries real news about the building.
Why do our availability mails land in spam?
Heavy attachments, a new domain sending to hundreds at once and a missing unsubscribe line are the common causes. Put floor plates behind a link, send from your own authenticated domain, and start with the brokers who already reply to you.
Can we mail the floor plate and terms to an occupier's whole team?
Send it to the person who owns the requirement and let them forward it inside their company. Mailing a CFO or founder you have never spoken to, over the admin head's shoulder, damages the relationship that brought the tour.
Do you work with commercial brokers or only with developers?
Both. A developer or landlord needs building pages, a broker pack and a record of who introduced each occupier. A broker needs micro-market pages and a requirement record that does not live in one person's phone, and the free audit shows which comes first.
Do we need RERA registration to market commercial space?
It depends on whether you sell units or lease them, and on your state's rules, which change. A project selling offices or shops to buyers may need registration before it is advertised. Check with your lawyer before any sale campaign runs; we publish registration details only after you confirm them in writing.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after the audit, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and the audit tells you which applies to you. Nothing here is guaranteed.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
