Pay per click advertising (PPC) is paying a fee each time someone clicks your advert on Google or another platform. Bid. A company typing the area and office space is shortlisting. Put the area, the space type and fitted or bare shell in the ad, and send the click to that building's page.
Warehouse or godown for lease near a highway
Bid where you hold sheds, naming clear height and the exit in the ad. Add cold storage as a negative if you do not offer it, and keep small godown searches off a Grade A park.
Coworking, hot desk, day pass and virtual office
Block, unless you run managed offices. These searchers want a desk or an address for GST registration, not a floor. Add them as negatives before the first day's spend.
Leasing jobs and property management courses
Block. Add job, salary, vacancy, course and internship. People hunting leasing or facility jobs type the same words as your occupiers.
The page the ad sends people to
The building page with floor plates, area, rent basis and a short form asking seats or area, move date and lease end. Never the home page with a render.

Should we bid on our own building's name?
Yes, on a small campaign. Brokers and portals bid on well-known building names, and an occupier who searches yours should reach your page with the free floors and the rent basis. The search terms report shows who else is appearing.
Do call-only ads suit office leasing?
For small offices and shops, yes, because those owners ring rather than fill forms. For a corporate floor, send the click to the building page, since the admin head wants the floor plate before she talks. Track both by source.
How do we tell a broker's enquiry from an occupier's?
Ask on the form whether they are enquiring for their own company or for a client, and record the answer. Treat broker enquiries under your introduction rule. Judge the account on occupier tours, since broker clicks swell the lead count.
Can we track calls from ads without changing our main number?
Yes. Put a tracked forwarding number on the ads and the landing page that rings your leasing desk, and keep the main number on the banner and the building. Each call then carries its source into the record.
Do you work with commercial brokers or only with developers?
Both. A developer or landlord needs building pages, a broker pack and a record of who introduced each occupier. A broker needs micro-market pages and a requirement record that does not live in one person's phone, and the free audit shows which comes first.
Do we need RERA registration to market commercial space?
It depends on whether you sell units or lease them, and on your state's rules, which change. A project selling offices or shops to buyers may need registration before it is advertised.
