Commercial real estate developers and brokers · Lead generation

A tenant requirement arrives by broker, banner or LinkedIn, and each needs its own reply.

Lead generation for commercial real estate brings in requirements from companies, retail chains, logistics firms and investors who need space. They arrive through brokers, search, LinkedIn and the to-let banner on the building. GullySales sets up each source, records who introduced every requirement, and measures which sources reach a signed lease.

A 90-minute audit call and a written, scored report. Turnaround, reporting and term are agreed in writing after the audit.

For commercial real estate developers and brokers

Where it usually goes wrong, and what we would do.

  • “A requirement is not a lead until it has a size and a date”

A name and a number tells you nothing. Seats or area, the move date and the end of the current lease decide whether it is worth a tour.

  • “Brokers share one requirement with every landlord”

A requirement posted in a broker group reaches every landlord on the corridor the same afternoon. Whoever sends back a floor plate and terms first gets the tour.

  • “Tenants already in the building are a source”

A growing tenant needs another floor, and the companies around it hear about your building over lunch. Few landlords ask either of them.

What we do

What we deliver for commercial real estate developers and brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A broker list for your micro-market

The large consultancies and the local brokers who place occupiers on your corridor, with the person who handles office, retail or warehouse requirements at each.

Result: Your inventory reaches the people holding the requirements.

  2. A requirement form that qualifies at entry

Fields for seats or area, budget basis, move date, current lease end and whether the enquirer is the occupier or a broker.

Result: The leasing team ranks requirements before ringing anyone.

  3. A to-let banner that can be traced

A tracked number on the banner and the building signage, so calls from passing traffic are counted as their own source.

Result: You know what the banner brings in.

  4. Expansion conversations with sitting tenants

A planned talk with each tenant about hiring plans and whether more space is needed, held before they start looking elsewhere.

Result: Expansion space is offered in-house first.

  5. LinkedIn outreach to corporate real estate heads

Short, specific messages to admin and facilities heads at companies whose leases are coming up, with one floor plate attached.

Result: The occupier hears of the building before the broker's shortlist.

  6. Source reporting against the baseline

Requirements, tours and signed leases by source, measured from the baseline recorded at the audit.

Result: Spend moves to the source that signs.

How the result is measured

  • Enquiries generated
  • Cost per enquiry
  • Enquiries by source

Recorded as a baseline before work starts, so every later report has an honest comparison.

Where requirements come from

Where a commercial landlord's requirements arrive, what to record and how to reply.

Broker requirement on WhatsApp
Record the broker, the company if named, the time received, the area and the move date. Reply with one floor plate, the rent basis and the free date, and log it as that broker's introduction.
Property consultant mandate
A large consultant runs a formal search for a corporate occupier. Record the mandate, the proposal deadline and the format asked for, and reply in that format, not with your brochure.
Call from the to-let banner
Most callers are local businesses or small offices. Record the caller, the space wanted and the number dialled, and offer a viewing that day if the floor is ready to show.
Portal enquiry for a shop or small office
Record the portal, the listing and the area wanted. Ring back with the rent, the deposit basis and the CAM charges, since these buyers compare those first.
Investor asking about a pre-leased unit
Record the investor, the budget band and whether an adviser is involved. Send the tenant type, lock-in and escalation terms, and share the lease deed only as the lease allows.
Sitting tenant needing more space
Record the current floor, the headcount plan and the lease end. Offer what is free in the building before the tenant's broker is asked to look elsewhere.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Free audit call

90 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. After the call

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope, the fee and the reporting come with it, in writing.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the work runs for commercial real estate developers and brokers

  1. 1

    Audit how requirements arrive

We check how broker requirements, portal enquiries and calls from the to-let banner are received, who answers them, and whether the first introduction is written down.

  2. 2

Build the building and floor pages

A page and a factsheet per building, with floor plates, areas, efficiency, power, parking and terms, so a broker or admin head can shortlist without a call.

  3. 3

    Equip the brokers

A broker pack at one link, a first-introduction rule in writing and a commission sheet, sent to the brokers active on your corridor.

  4. 4

    Reach occupiers directly

Micro-market search pages, LinkedIn for admin and facilities heads, and portal listings for small occupiers, all sending enquiries into one record.

  5. 5

Track each requirement to a signed lease

One CRM record per requirement, from first call through tours, test fits and the term sheet to the lease or sale deed, reported against the baseline.

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Should we buy lists of companies looking for office space?
No. Lists sold as companies looking for space are old, shared with every landlord, and the people on them never agreed to hear from you. Build your own list of admin and facilities heads on your corridor from LinkedIn and your brokers.
The same company came to us through two brokers. Who gets the commission?
Whoever your written introduction rule names, which is why the rule has to exist before the dispute. Record the date, time and broker the moment a requirement is shared, and send the rule to every broker with the pack.
What makes a requirement worth a tour?
A known area or seat count, a move date that fits when your floor is free, a budget that matches the rent basis and a named decision maker. A requirement missing two of those gets a floor plate by mail, not a morning of your leasing manager's time.
Are expos and industry events worth it for commercial leasing?
Property expos draw home buyers. Gatherings of admin, facilities and HR heads, and local chamber of commerce meetings, put you in front of occupiers instead. Bring a one-page floor sheet and record every conversation as an event lead.
Do you work with commercial brokers or only with developers?
Both. A developer or landlord needs building pages, a broker pack and a record of who introduced each occupier. A broker needs micro-market pages and a requirement record that does not live in one person's phone, and the free audit shows which comes first.
Do we need RERA registration to market commercial space?
It depends on whether you sell units or lease them, and on your state's rules, which change. A project selling offices or shops to buyers may need registration before it is advertised. Check with your lawyer before any sale campaign runs; we publish registration details only after you confirm them in writing.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after the audit, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and the audit tells you which applies to you. Nothing here is guaranteed.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
