Commercial real estate developers and brokers · Digital marketing

Fix the broker pack and the building page before spending on a single ad.

Digital marketing for commercial real estate is the online work that puts a building in front of occupiers, brokers and investors. It runs through building pages, search, LinkedIn, portals and broker email. GullySales sets the order for your inventory, starting with what a broker forwards, and records which channel produced each tour.

A 90-minute audit call and a written, scored report. Turnaround, reporting and term are agreed in writing after the audit.

What digital marketing means

Digital marketing is the combined work of search, social media, advertising and website channels running together rather than as separate projects with separate people. GullySales runs these as one connected system so a change in one channel, such as a new offer, is reflected everywhere at once.

For commercial real estate developers and brokers

Where it usually goes wrong, and what we would do.

  • “Ads before the building page exists”

Search ads send an admin head to a home page with a render and a phone number. She closes it and asks her broker.

  • “Instagram for an office floor”

Reels of the lobby collect likes from people who will never sign a lease. Corporate occupiers are found through brokers, search and LinkedIn.

  • “No record of which channel led to the tour”

A lease is signed months after the first click, and nobody can trace it back. The next budget is set by whoever argues loudest.

What we do

What we deliver for commercial real estate developers and brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A plan ordered by your inventory

What to start first for offices, retail, warehouses or pre-leased units, depending on what you hold and who takes it.

Result: Spend goes first where your occupiers look.

  2. Building pages and a broker pack before any ad

The page and the pack every other channel sends people to, built before the first campaign runs.

Result: Every paid click lands on something useful.

  3. Search and LinkedIn set up together

Search ads for occupiers already looking, LinkedIn for decision makers who have not started, both pointing at the same building page.

Result: Both the active and the early occupier see the building.

  4. Portal listings with one owner

Commercial listings on the portals with correct floors, rent basis and photographs, kept by one named person.

Result: No portal shows a floor you let last quarter.

  5. Source tracking to the signed lease

Every requirement tagged with its first source and carried through tour, term sheet and lease, against the audit baseline.

Result: Next year's budget follows the leases.

How the result is measured

  • Enquiries across channels
  • Cost per enquiry overall
  • Channel mix by contribution

Recorded as a baseline before work starts, so every later report has an honest comparison.

Where to start for leasing

Where a commercial landlord should start online, in order, and what to record at each step.

The broker pack
Start here. One link with the availability sheet, floor plates, factsheet and terms. Record how many brokers asked for it and how many requirements came back.
A page per building
Floor plates, areas, rent basis, specifications and a requirement form. Record the enquiries from each page and which floors they asked about.
Google Business Profile for the building
List the building and the leasing office on Maps with photographs and the right entrance pinned. Record calls and direction requests from the profile.
Search ads on the micro-market
Bid on office, retail or warehouse searches for the areas you hold, once the page exists. Record cost per tour, not per click.
LinkedIn for corporate occupiers
Ads and messages to admin, facilities and finance heads in your city. Record which companies replied and which of them toured.
What to leave until later
Instagram reels, influencer posts and large launch events. They reach the public rather than the occupier and are hard to trace to a lease, so revisit them once the basics produce tours.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Free audit call

90 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. After the call

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope, the fee and the reporting come with it, in writing.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the work runs for commercial real estate developers and brokers

  1. 1

    Audit how requirements arrive

We check how broker requirements, portal enquiries and calls from the to-let banner are received, who answers them, and whether the first introduction is written down.

  2. 2

Build the building and floor pages

A page and a factsheet per building, with floor plates, areas, efficiency, power, parking and terms, so a broker or admin head can shortlist without a call.

  3. 3

    Equip the brokers

A broker pack at one link, a first-introduction rule in writing and a commission sheet, sent to the brokers active on your corridor.

  4. 4

    Reach occupiers directly

Micro-market search pages, LinkedIn for admin and facilities heads, and portal listings for small occupiers, all sending enquiries into one record.

  5. 5

Track each requirement to a signed lease

One CRM record per requirement, from first call through tours, test fits and the term sheet to the lease or sale deed, reported against the baseline.

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

  • A baseline before anything starts

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Can our leasing team run digital marketing in house?
The broker pack, portal listings and WhatsApp replies, yes, because they depend on knowing which floors are free that day. Search ads, LinkedIn campaigns and building pages need specialist time, and that is the part worth handing out.
We have a small budget. Which channel comes first?
The broker pack and the building page, before any ad. Many commercial requirements pass through a broker, so a pack that is correct and easy to forward does more than a thin ad budget. Add search ads for your micro-market next.
How do we tell which channel produced a lease from our own records?
Ask every requirement at the first call how they heard of the building, and record the answer from a fixed list. Then mark each signed lease against that first source. Your own records will tell you more than any ad dashboard.
Should we run ads while our building pages are still climbing in search?
Yes, for a building with floors free now. Search pages take time to rank, and ads cover the micro-market terms meanwhile. Once a page ranks well for a term, cut the bid on it and compare tours before and after.
Do you work with commercial brokers or only with developers?
Both. A developer or landlord needs building pages, a broker pack and a record of who introduced each occupier. A broker needs micro-market pages and a requirement record that does not live in one person's phone, and the free audit shows which comes first.
Do we need RERA registration to market commercial space?
It depends on whether you sell units or lease them, and on your state's rules, which change. A project selling offices or shops to buyers may need registration before it is advertised. Check with your lawyer before any sale campaign runs; we publish registration details only after you confirm them in writing.
How long is the contract?
The term is agreed in writing after the audit, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and the audit tells you which applies to you. Nothing here is guaranteed.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
For the audit, last month's enquiries in any format and 90 minutes with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM, and time for the review meetings.
