Commercial real estate developers and brokers · Search engine optimisation

Be found for office space on the road your staff commute to, not only for your name.

Search engine optimisation (SEO) for commercial real estate means appearing when an occupier, broker or investor searches for space by area and type. Those searches name a corridor: a warehouse near Hoskote, an office on Golf Course Road. GullySales builds a page per building, floor and micro-market, and fixes the faults keeping them behind the portals.

A 90-minute audit call and a written, scored report. Turnaround, reporting and term are agreed in writing after the audit.

What search engine optimisation means

Search engine optimisation (SEO) is the work of getting your website to appear when a buyer searches Google for what you sell. GullySales builds pages around real search terms, fixes technical issues that block ranking, and tracks which searches actually bring enquiries.

For commercial real estate developers and brokers

Where it usually goes wrong, and what we would do.

  • “Occupiers search by the road, not the city”

Nobody types office space in Bengaluru and stops. They type ORR, Manyata or Whitefield, and a site with one page for the whole city matches none of them.

  • “A floor let years ago still ranks”

Old floor pages keep bringing calls. The caller hears it has gone, and nobody tells him what else is free in the building.

  • “Warehouse and retail searches use different words”

A logistics head searches for clear height and a highway exit. A retail chain searches for a high street and a frontage, and one generic commercial page answers neither.

What we do

What we deliver for commercial real estate developers and brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Micro-market pages for each corridor you lease in

Pages for each corridor or high street, naming the metro stations, the highway exits, the companies nearby and the kinds of space you hold there.

Result: The building appears for the area an occupier types.

  2. Let floors retired, not deleted

When a floor is let, its page says so and points to what is still free in the building, keeping the search traffic it earned.

Result: A caller from an old listing hears about the next floor.

  3. Specification pages for warehouses and sheds

Clear height, floor load, docks, trailer access, fire approvals and power, written in the words a logistics team searches with.

Result: A 3PL's shortlisting search finds the shed.

  4. Search pages for pre-leased units

Pages for investors searching pre-leased shops or offices in a city, with the tenant type and lock-in shown and no yield promised.

Result: An investor finds the unit and the documents he checks.

  5. Floor plate images that open on a phone

CAD and PDF floor plates turned into light images on the page, with the full file kept as a download for the broker who wants it.

Result: An admin head reads the plate in the car between tours.

  6. Enquiries traced to each page

Calls and forms from every building and micro-market page, measured from the baseline recorded at the audit.

Result: You see which page produced a tour, not only a visit.

How the result is measured

  • Ranking positions
  • Organic traffic
  • Enquiries from organic search

Recorded as a baseline before work starts, so every later report has an honest comparison.

Searches occupiers and brokers type

What an occupier, broker or investor types before ringing a landlord, and the page that answers it.

office space for rent on Outer Ring Road
A micro-market page listing the buildings you lease there, the floors free, the nearest metro station and the companies already around. Add a form asking seats, area and move date.
plug and play office in HSR Layout
A page for fitted floors only. Show the seats each layout holds, the furniture and cabling included, and what the rent covers beyond a bare shell.
warehouse for lease near Hoskote
A shed page leading with clear height, floor load, docks and the distance to the highway exit. Logistics teams shortlist on those before they look at the rent.
showroom space on Commercial Street
A unit page with the frontage, signage rights, the floor it sits on and the brands trading next door. Retail site teams decide on the street before the unit.
pre-leased shop for sale in Pune
An investment page giving the tenant type, lock-in and escalation terms in plain words, with a lease summary on request. State no return figure; the buyer's adviser works that out.
Grade A office building in Gachibowli
A building page for the broker or CFO checking the grade: the occupancy certificate, fire approvals, power backup, lifts and any green building rating you actually hold.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Free audit call

90 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. After the call

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope, the fee and the reporting come with it, in writing.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the work runs for commercial real estate developers and brokers

  1. 1

    Audit how requirements arrive

We check how broker requirements, portal enquiries and calls from the to-let banner are received, who answers them, and whether the first introduction is written down.

  2. 2

Build the building and floor pages

A page and a factsheet per building, with floor plates, areas, efficiency, power, parking and terms, so a broker or admin head can shortlist without a call.

  3. 3

    Equip the brokers

A broker pack at one link, a first-introduction rule in writing and a commission sheet, sent to the brokers active on your corridor.

  4. 4

    Reach occupiers directly

Micro-market search pages, LinkedIn for admin and facilities heads, and portal listings for small occupiers, all sending enquiries into one record.

  5. 5

Track each requirement to a signed lease

One CRM record per requirement, from first call through tours, test fits and the term sheet to the lease or sale deed, reported against the baseline.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Should each floor in the building have its own page?
Only when its size, fit-out or rent differs from the rest. Otherwise one building page with a table of free floors serves the broker better. Mark let floors as let rather than deleting them, so old links still land somewhere useful.
Do we need pages for areas where we have no building?
No. A page for a micro-market where you hold nothing brings calls you cannot serve, and it reads as empty. Write pages only for corridors where you can show a floor, a shed or a unit today.
Can we use the floor plate the architect gave us?
Yes, once it is cleaned up. Remove the working layers, mark the core, lifts and toilets, and show the carpet area on it. Publish an image for phones and keep the CAD file for brokers who ask.
Who should own the website, us or the broker who lists us?
You, as the landlord or developer. A broker's site lists many buildings and can drop yours at any time. Keep the domain, hosting login and analytics in your company's name, and let brokers link to your pages.
Do you work with commercial brokers or only with developers?
Both. A developer or landlord needs building pages, a broker pack and a record of who introduced each occupier. A broker needs micro-market pages and a requirement record that does not live in one person's phone, and the free audit shows which comes first.
Do we need RERA registration to market commercial space?
It depends on whether you sell units or lease them, and on your state's rules, which change. A project selling offices or shops to buyers may need registration before it is advertised. Check with your lawyer before any sale campaign runs; we publish registration details only after you confirm them in writing.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after the audit, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and the audit tells you which applies to you. Nothing here is guaranteed.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
