Commercial real estate developers and brokers · Website

Show the floor plate, the free date and the rent basis without a phone call.

A website for commercial real estate is where a broker, an admin head or an investor checks a building before deciding to tour: floors free, specifications, location and terms. GullySales builds the building and floor pages, a broker download area and a requirement form that feeds your CRM.

A 90-minute audit call and a written, scored report. Turnaround, reporting and term are agreed in writing after the audit.

For commercial real estate developers and brokers

Where it usually goes wrong, and what we would do.

  • “Renders where floor plates should be”

The home page opens on a night-time view of the tower. The admin head wanted the floor plate and the carpet area, and could not find them.

  • “No sign of what is free”

A site listing every floor as available, including those let years ago, teaches brokers not to trust it.

  • “A contact form that asks nothing”

Name, email and message produce requirements nobody can rank. Area, move date and whether the sender is a broker take three extra fields.

What we do

What we deliver for commercial real estate developers and brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Building pages with a free-floor table

Each building with its floors, areas, fit-out status and date available, edited by your team when a floor goes under LOI.

Result: Brokers trust the site enough to send it on.

  2. A broker download area

Factsheet, CAD floor plates, the availability sheet and approved photographs, behind a short registration that records the broker.

Result: Every download is a recorded introduction.

  3. Location pages with real travel detail

The metro, bus and highway links, the drive at shift change and what staff will find within walking distance.

Result: The HR head has an answer for the staff.

  4. A requirement form tied to the CRM

Fields for area or seats, move date, lease end and occupier or broker, sent straight into the requirement record.

Result: No website enquiry waits in an inbox.

  5. Pages that load inside a half-built floor

Floor plates and photographs compressed for a phone on a weak signal, in a basement car park or on a floor still being finished.

Result: The plate opens while the occupier is standing on the floor.

How the result is measured

  • Page load time
  • Bounce rate
  • Enquiries from the website

Recorded as a baseline before work starts, so every later report has an honest comparison.

What the page must show

What a commercial building's website must show before a broker sends it to a client.

Floors free, with the date
A table of each free floor or unit with carpet and super built-up area, fit-out status and the date it is available. Take let floors off the day they go under LOI.
Floor plate and efficiency
A clean floor plate with the core, lifts and toilets marked, and the efficiency stated. Brokers check the plate before the photographs.
Specifications a facilities head checks
Power load and backup, HVAC, floor-to-ceiling height, lifts, fire approvals and car parking. Say what the landlord provides and what the tenant fits out.
Commercial terms in outline
The rent basis, CAM charges, deposit basis and lock-in in outline, or a clear line on how to request them. Hiding every term sends the occupier to a broker for the basics.
Who is already in the building
Tenant names or logos only with their written permission. Where you have none, describe the kinds of companies the building houses.
Occupancy certificate and approvals
State that the occupancy certificate and fire approvals are in place once they are, and offer copies on request. For units on sale, show the RERA details your lawyer has cleared.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Free audit call

90 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. After the call

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope, the fee and the reporting come with it, in writing.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the work runs for commercial real estate developers and brokers

  1. 1

    Audit how requirements arrive

We check how broker requirements, portal enquiries and calls from the to-let banner are received, who answers them, and whether the first introduction is written down.

  2. 2

Build the building and floor pages

A page and a factsheet per building, with floor plates, areas, efficiency, power, parking and terms, so a broker or admin head can shortlist without a call.

  3. 3

    Equip the brokers

A broker pack at one link, a first-introduction rule in writing and a commission sheet, sent to the brokers active on your corridor.

  4. 4

    Reach occupiers directly

Micro-market search pages, LinkedIn for admin and facilities heads, and portal listings for small occupiers, all sending enquiries into one record.

  5. 5

Track each requirement to a signed lease

One CRM record per requirement, from first call through tours, test fits and the term sheet to the lease or sale deed, reported against the baseline.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

#257, 3rd floor, Sri Nanjundeshwara Complex, Nagarbhavi 8th Block, Outer Ring Road. How we work.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Do we need our own site if we list on 99acres and MagicBricks?
Yes. Portals show your floor beside a dozen others and can pass the enquiry on. Your own site holds every floor plate, the broker download area and the terms, and each enquiry on it is yours alone.
Should the site be in more than one language?
For corporate occupiers and consultants, English is enough. If you lease shops on a local high street, add the main unit pages in the local language for the shopkeeper who rings from the banner.
Our floor plates are heavy PDFs. Will that slow the site?
Yes, on a phone. Show each plate as a compressed image on the page, and offer the full PDF or CAD file as a download for the broker who needs it.
Who should register the domain, us or the agency?
Your company, in its own name and account, with the login held by a director. An agency or broker holding the domain can keep the site when the relationship ends.
Do you work with commercial brokers or only with developers?
Both. A developer or landlord needs building pages, a broker pack and a record of who introduced each occupier. A broker needs micro-market pages and a requirement record that does not live in one person's phone, and the free audit shows which comes first.
Do we need RERA registration to market commercial space?
It depends on whether you sell units or lease them, and on your state's rules, which change. A project selling offices or shops to buyers may need registration before it is advertised. Check with your lawyer before any sale campaign runs; we publish registration details only after you confirm them in writing.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after the audit, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and the audit tells you which applies to you. Nothing here is guaranteed.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
