Real estate developers and brokers · Content marketing

Answer the loan, khata and registration questions before the visit.

Content marketing for a developer or broker means publishing what a buyer works through before committing: the locality, the cost of registration and the loan, and the payment schedule. GullySales writes those pieces in plain words and tracks which ones bring site visits.

A newsstand under a striped awning: three tiers of folded publications racked spine on, one title on the top tier turned to face the street, and a crate of rolled copies at the foot of the stand

What content marketing means

Content marketing is writing articles, guides and pages that answer the questions buyers search before they are ready to enquire. This makes your business visible and trusted before the first call. GullySales plans this content from the free audit onward, choosing topics that match real search demand rather than guesses.

For real estate developers and brokers

Where it usually goes wrong, and what we would do.

  • The cost of buying is not the price of the flat

Stamp duty, registration, GST on an under-construction unit, the corpus and the maintenance advance. A family that discovers this late walks away.

  • The locality guide brings a buyer no project page can

Water, schools, the metro line, what the road is like at eight in the morning. Buyers read that for weeks before they shortlist anything.

  • Your executives answer the same six questions daily

Loan eligibility, khata, the possession date, the payment schedule, parking and the club house charge. Write them once and hand them over.

What we do

What we deliver for real estate developers and brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A cost-of-buying page worked out in full

Stamp duty, registration, GST where it applies, the corpus, the maintenance advance and the parking charge, set out for one configuration.

Result: Nobody reaches the agreement stage surprised.

  2. A locality guide for each micro-market you sell in

Connectivity, the water position, schools, tech parks, the morning traffic and what a flat there costs today, written without a sales pitch.

Result: Buyers researching a locality read your page.

  3. The six questions your sales team answers daily

Loan eligibility in general terms, khata and approvals, the possession position, the payment schedule, parking and the club house charge.

Result: Your executives stop improvising the same answers.

  4. A payment schedule explained line by line

What each stage means, when it falls due, what a bank disburses against it, and what happens if construction runs ahead of the plan.

Result: The schedule stops being where a booking stalls.

  5. An NRI page written for the questions they ask

Loans for non-residents, power of attorney, repatriation and how registration happens without being present, written in general terms.

Result: An overseas family has answers before the call.

  6. Reporting on which piece brought a visit

Enquiries and site visits traced to each guide and locality page, measured from the baseline recorded at the audit.

Result: You write more of what buyers read.

How the result is measured

  • Pages published
  • Organic traffic
  • Enquiries from content pages

Recorded as a baseline before work starts, then reported every month against it.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first monthly report.

No open-ended retainer. Each step has a point in time and something you receive.

  1. 01 · Day 1

    Free audit call

45 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. 02 · Within a few working days

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope and fee come with it, in writing.

  3. 03 · Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later month has an honest comparison.

  4. 04 · Month 1

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. 05 · Every month

    Report against the baseline

What moved, what did not, and what changes next, in plain words.

  6. 06 · Month 3 to 6

    Renew on the numbers

The term ends and you decide whether to continue from the results. No twelve-month lock.

How the work runs for real estate developers and brokers

  1. 1

    Audit the enquiry funnel

We check how fast a portal or website enquiry gets a call back, how site visits are booked, and where leads from brokers and walk-ins are recorded today.

  2. 2

Build the locality and configuration pages

A page for each project by locality and configuration, with RERA details, real photographs and a clear price band, so the project appears for the exact search a buyer types.

  3. 3

    Fix the response time

A same-day callback routine and a WhatsApp reply script for the sales office, so an enquiry at any hour gets a human response before the buyer moves on.

  4. 4

    Bring in qualified visits

Portal listings, Google Ads for the locality and configuration, and a broker referral process, aimed at bookable site visits rather than form fills.

  5. 5

    Track every lead to registration

One CRM record for portal, broker and walk-in leads, so the sales head can see which channel is producing bookings, not just enquiries.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every monthly report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No lock-in, no guarantees we cannot keep

Three to six months at a time. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

#257, 3rd floor, Sri Nanjundeshwara Complex, Nagarbhavi 8th Block, Outer Ring Road. How we work.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Can we publish a home loan eligibility guide?
In general terms, explaining how banks look at income and tenure, and sending the reader to their own bank or adviser for a figure. Do not state what anybody will be sanctioned. Your legal adviser reads anything that names a bank or a rate.
Will a locality guide send buyers to competing projects?
It sends them to you first, which is worth more than keeping them ignorant. The family reading about a locality in March books somewhere in August. Write it well and they come back to the source.
Do you work with individual brokers or only developers?
Both. A developer usually needs project pages and a sales CRM; an independent broker usually needs a stronger local search presence and a faster WhatsApp reply routine. The audit tells us which.
Can you help us track broker performance?
Yes. Every broker-sourced enquiry is logged against the booking it produces. You see which broker relationship is worth the commission, and which one only sends names.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
Three to six months at a time. There is no twelve-month lock, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile usually show in weeks, because the enquiries already exist. Ads show in days once follow-up is ready. SEO and content take months. The audit tells you which applies to you.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
For the audit, last month's enquiries in any format and 45 minutes with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM, and time for the monthly review.
What if we are not happy with the work?
Tell us and the plan changes. Every month is reported against the baseline, so a number that is not moving is visible to both sides. Terms run three to six months at a time, and the refund and cancellation policy sets out the rest.
