Real estate developers and brokers · Local SEO

The sales office has to be findable on the Saturday they set out.

Local SEO for a developer or broker puts the sales office, the site and each branch on the map, so a family driving to a visit reaches the gate. GullySales verifies every listing, fills it with current site photographs, and builds the micro-market pages behind it.

A market cross in a small town square: a stepped stone cross of four worn tiers standing in a ring of cobbles, a coil of stall rope left on the bottom step, a chalk pitch marked out on the stones and a chalk arrow pointing in from the nearest lane

What local SEO means

Local SEO is the work of making your business show up for searches that name your town or locality, such as a service plus an area name. GullySales sets up locality pages, local citations and map listings so nearby customers find you before a competitor across town.

For real estate developers and brokers

Where it usually goes wrong, and what we would do.

  • Two pins, one project

The marketing office and the construction site are different addresses. A buyer given the wrong one loses forty minutes and most of his patience.

  • A broker's whole business is one listing

An independent broker ranks for flats in his own micro-market or he does not exist there. That profile is worth more than his website.

  • The pin outlives the project

A sold-out project keeps its listing for years with an old number on it. Buyers ring, nobody answers, and the reviews say exactly that.

What we do

What we deliver for real estate developers and brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A verified listing for every staffed address

The sales office, the site office and each branch, with the right category, the hours your team is genuinely there, and a direct number.

Result: A family setting out on Saturday reaches the gate.

  2. Site photographs refreshed every month

Current construction stage, the sample flat, the approach road and the entrance, dated, so the listing matches what a visitor will find.

Result: Nobody arrives expecting a render.

  3. Micro-market pages built around the listing

A page for each locality you sell in, naming the roads, the tech parks, the schools and what a flat there costs today.

Result: A locality search has a page and a pin behind it.

  4. Directions written for somebody in bad signal

The turns from the main road to the gate, written into the page and the listing description for a family following a map on a phone.

Result: Fewer families ring to say they are lost.

  5. Old project listings closed or corrected

Sold-out projects either marked complete with a working number or shut, so an unanswered pin stops collecting one-star reviews.

Result: Your map presence is live projects only.

  6. Calls and direction requests reported per address

Map views, calls and direction requests per office each month, read against the baseline recorded before work started.

Result: You can see which listing brings visits.

How the result is measured

  • Map pack ranking
  • Local search visibility
  • Enquiries by locality

Recorded as a baseline before work starts, then reported every month against it.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first monthly report.

No open-ended retainer. Each step has a point in time and something you receive.

  1. 01 · Day 1

    Free audit call

45 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. 02 · Within a few working days

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope and fee come with it, in writing.

  3. 03 · Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later month has an honest comparison.

  4. 04 · Month 1

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. 05 · Every month

    Report against the baseline

What moved, what did not, and what changes next, in plain words.

  6. 06 · Month 3 to 6

    Renew on the numbers

The term ends and you decide whether to continue from the results. No twelve-month lock.

How the work runs for real estate developers and brokers

  1. 1

    Audit the enquiry funnel

We check how fast a portal or website enquiry gets a call back, how site visits are booked, and where leads from brokers and walk-ins are recorded today.

  2. 2

Build the locality and configuration pages

A page for each project by locality and configuration, with RERA details, real photographs and a clear price band, so the project appears for the exact search a buyer types.

  3. 3

    Fix the response time

A same-day callback routine and a WhatsApp reply script for the sales office, so an enquiry at any hour gets a human response before the buyer moves on.

  4. 4

    Bring in qualified visits

Portal listings, Google Ads for the locality and configuration, and a broker referral process, aimed at bookable site visits rather than form fills.

  5. 5

    Track every lead to registration

One CRM record for portal, broker and walk-in leads, so the sales head can see which channel is producing bookings, not just enquiries.

Proof

What happened when owners fixed this.

Real clients, the work we did, and the result as it was recorded. Where no number was recorded, none is claimed.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every monthly report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No lock-in, no guarantees we cannot keep

Three to six months at a time. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

#257, 3rd floor, Sri Nanjundeshwara Complex, Nagarbhavi 8th Block, Outer Ring Road. How we work.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Should each project have its own listing?
Each staffed address should. A sales office with somebody in it every day qualifies; a hoarding on a plot does not. When a project sells out, update the listing or close it rather than leaving it to rot.
We are a broker with no office. Can we still be on Maps?
Yes, as a service area business with the address hidden and only the micro-markets you actually work listed. Claiming the whole city brings calls from the far side and reviews from people you could not help.
Do you work with individual brokers or only developers?
Both. A developer usually needs project pages and a sales CRM; an independent broker usually needs a stronger local search presence and a faster WhatsApp reply routine. The audit tells us which.
Can you help us track broker performance?
Yes. Every broker-sourced enquiry is logged against the booking it produces. You see which broker relationship is worth the commission, and which one only sends names.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
Three to six months at a time. There is no twelve-month lock, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile usually show in weeks, because the enquiries already exist. Ads show in days once follow-up is ready. SEO and content take months. The audit tells you which applies to you.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
For the audit, last month's enquiries in any format and 45 minutes with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM, and time for the monthly review.
What if we are not happy with the work?
Tell us and the plan changes. Every month is reported against the baseline, so a number that is not moving is visible to both sides. Terms run three to six months at a time, and the refund and cancellation policy sets out the rest.
