Real estate developers and brokers · Digital marketing

Plan the launch month and the eleven months of selling after it.

Digital marketing for a developer or broker is the plan deciding what runs at launch, what runs while inventory sells down, and what runs before possession. GullySales sets that calendar, gives every channel an owner, and reports cost per booking by channel.

A steam traction engine belted across a stackyard to a wooden threshing machine: the long flat belt taut between the flywheel and the drive pulley, the flywheel spinning, a straw elevator raking up off the far end, a full sack hanging on the sack spout, a corn stack half taken down behind and a water cart standing by

What digital marketing means

Digital marketing is the combined work of search, social media, advertising and website channels running together rather than as separate projects with separate people. GullySales runs these as one connected system so a change in one channel, such as a new offer, is reflected everywhere at once.

For real estate developers and brokers

Where it usually goes wrong, and what we would do.

  • Everything gets spent in the launch month

The budget goes on the launch weekend, and the unsold middle floors in month nine have nothing behind them. That is when the discounting starts.

  • Your channels are not all yours

Portal packages, channel partner campaigns and a media agency all run under your name. Without one calendar, the same buyer is quoted three prices.

  • The festival calendar decides when families sign

Akshaya Tritiya, Gudi Padwa, Dussehra and the March closing move bookings. A campaign built the week before one of those dates arrives late.

What we do

What we deliver for real estate developers and brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A calendar tied to inventory, not to the launch

What runs at launch, what runs while the middle floors sell, and what runs in the quarter before possession, with budget marked against each stretch.

Result: Month nine has something behind it.

  2. Festival and closing dates prepared six weeks ahead

Campaigns for Akshaya Tritiya, Gudi Padwa, Dussehra and the March year-end written and approved well before the week they are needed.

Result: You are ready when families are deciding.

  3. One calendar covering portals, partners and your own ads

Every channel running under your name in a single plan, with the offer, the price band and the possession message agreed across all of them.

Result: A buyer gets one answer whoever he asks.

  4. A named owner for each channel

Somebody accountable for the portal listings, somebody for the ad accounts, somebody for partner communication, all in the same weekly review.

Result: Nothing runs for a month unnoticed.

  5. A separate plan for commercial or plotted inventory

Office, retail and plotted products given their own budget and message, since the buyer, the season and the proof are all different.

Result: The slow product stops being an afterthought.

  6. Cost per booking reported by channel

Enquiries, visits, bookings and spend by channel and locality each month, read against the baseline recorded at the audit.

Result: A channel producing names but no bookings gets cut.

How the result is measured

  • Enquiries across channels
  • Cost per enquiry overall
  • Channel mix by contribution

Recorded as a baseline before work starts, then reported every month against it.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first monthly report.

No open-ended retainer. Each step has a point in time and something you receive.

  1. 01 · Day 1

    Free audit call

45 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. 02 · Within a few working days

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope and fee come with it, in writing.

  3. 03 · Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later month has an honest comparison.

  4. 04 · Month 1

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. 05 · Every month

    Report against the baseline

What moved, what did not, and what changes next, in plain words.

  6. 06 · Month 3 to 6

    Renew on the numbers

The term ends and you decide whether to continue from the results. No twelve-month lock.

How the work runs for real estate developers and brokers

  1. 1

    Audit the enquiry funnel

We check how fast a portal or website enquiry gets a call back, how site visits are booked, and where leads from brokers and walk-ins are recorded today.

  2. 2

Build the locality and configuration pages

A page for each project by locality and configuration, with RERA details, real photographs and a clear price band, so the project appears for the exact search a buyer types.

  3. 3

    Fix the response time

A same-day callback routine and a WhatsApp reply script for the sales office, so an enquiry at any hour gets a human response before the buyer moves on.

  4. 4

    Bring in qualified visits

Portal listings, Google Ads for the locality and configuration, and a broker referral process, aimed at bookable site visits rather than form fills.

  5. 5

    Track every lead to registration

One CRM record for portal, broker and walk-in leads, so the sales head can see which channel is producing bookings, not just enquiries.

Proof

What happened when owners fixed this.

Real clients, the work we did, and the result as it was recorded. Where no number was recorded, none is claimed.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every monthly report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No lock-in, no guarantees we cannot keep

Three to six months at a time. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

How do we split the budget between portals and our own channels?
Start by working out what each currently costs per booking, which most developers have never done. Portals buy reach among people comparing; your own pages buy leads nobody else receives. The audit sets a first split and the monthly report moves it.
Who should own this inside a developer?
The sales head, with one marketing person holding the calendar. Left to an agency alone, the plan follows the media plan rather than the unsold inventory. We draft, report and sit in the weekly review.
Do you work with individual brokers or only developers?
Both. A developer usually needs project pages and a sales CRM; an independent broker usually needs a stronger local search presence and a faster WhatsApp reply routine. The audit tells us which.
Can you help us track broker performance?
Yes. Every broker-sourced enquiry is logged against the booking it produces. You see which broker relationship is worth the commission, and which one only sends names.
How long is the contract?
Three to six months at a time. There is no twelve-month lock, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile usually show in weeks, because the enquiries already exist. Ads show in days once follow-up is ready. SEO and content take months. The audit tells you which applies to you.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
For the audit, last month's enquiries in any format and 45 minutes with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM, and time for the monthly review.
What if we are not happy with the work?
Tell us and the plan changes. Every month is reported against the baseline, so a number that is not moving is visible to both sides. Terms run three to six months at a time, and the refund and cancellation policy sets out the rest.
