Real estate developers and brokers · Social media

A construction update does more than a render ever will.

Social media for a developer or broker is where a buyer checks whether the building is actually rising and whether other families are content. GullySales builds the site update routine, writes the rules for price questions in comments, and turns a direct message into a site visit.

A 90-minute audit call and a written, scored report. Turnaround, reporting and term are agreed in writing after the audit.

What social media means

Social media is the ongoing posting your business does on platforms such as Instagram, Facebook and LinkedIn to stay visible to customers and prospects between purchases. GullySales plans a posting calendar, writes captions and designs the images so the page looks active and answers what a visitor would ask.

Last updated 5 Oct 2026. Rules for this trade differ by state and professional body, and they change. We describe restrictions in general terms, so check the current position with your own council or adviser before you publish anything.

For real estate developers and brokers

Where it usually goes wrong, and what we would do.

  • “Every comment is somebody asking the price”

Answer in the thread and you have set a public price you cannot move. Answer in a message and you have a lead with a name.

  • “A pass over the site sells the timeline”

Buyers doubt possession dates. Monthly footage from the same angle, dated, is the only answer that does not have to be believed.

  • “NRI buyers live in the comments”

Families in the Gulf and the US follow construction from six time zones away. A reply at their hour is what turns one into a call.

What we do

What we deliver for real estate developers and brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A construction pass from one fixed angle

Site footage shot from the same point at each stage with the date on screen, so progress is comparable instead of merely flattering.

Result: The possession question gets answered visually.

  2. A comment rule for price and registration

What may be said publicly about price, the registration number and possession, and what moves to a message, written down for whoever replies.

Result: Nobody sets a price in a comment thread.

  3. Sample flat and amenity walkthroughs

Unedited walks through the sample flat, the club house and the podium, shot on a phone so they look like what a visitor will actually see.

Result: Families arrive already knowing the layout.

  4. Posting timed for overseas buyers

Scheduling and replies set for Gulf, UK and US hours, with the questions NRI families ask answered in the caption rather than promised.

Result: An overseas enquiry gets an answer in his evening.

  5. Owner and handover content used with permission

Handover day photographs and short notes from families who agreed in writing, taken from projects you have already delivered.

Result: Delivered buildings appear in the launch feed.

  6. Messages routed to pre-sales with a source tag

Direct messages passed to the pre-sales desk with the same questions as a phone enquiry, tagged so a booking can be traced back.

Result: A direct message becomes a Saturday visit.

How the result is measured

  • Posts published
  • Engagement rate
  • Enquiries from social profiles

Recorded as a baseline before work starts, so every later report has an honest comparison.

Platform for this buyer

Where buyers check a project, and what to post for each audience.

Neighbourhood reels
Film the route from the project to the nearest school, hospital and station. A buyer worries about the surroundings more than the lobby, and the route shows what a school run looks like.
YouTube for the full walkthrough
Upload the sample flat and amenities walk with the unit type and carpet area spoken and the RERA registration number in the description. NRI buyers watch from abroad before deciding to fly in.
Facebook and WhatsApp groups for local buyers
Answer a question about buying in a locality without posting a price list, and share the site visit contact. Locals who see you answering questions come to the visit.
LinkedIn for corporate buyers and channel partners
Post approvals, possession progress and the sales office contact for brokers and relocating employees. Corporate relocation teams forward these to staff.
What not to post
Do not post a rate that excludes charges, a possession date you cannot support, or a buyer's name or flat number. Advertising for projects is tied to registration rules, so check yours before any post.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Free audit call

90 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. After the call

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope, the fee and the reporting come with it, in writing.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the work runs for real estate developers and brokers

  1. 1

    Audit the enquiry funnel

We check how fast a portal or website enquiry gets a call back, how site visits are booked, and where leads from brokers and walk-ins are recorded today.

  2. 2

Build the locality and configuration pages

A page for each project by locality and configuration, with RERA details, real photographs and a clear price band, so the project appears for the exact search a buyer types.

  3. 3

    Fix the response time

A same-day callback routine and a WhatsApp reply script for the sales office, so an enquiry at any hour gets a human response before the buyer moves on.

  4. 4

    Bring in qualified visits

Portal listings, Google Ads for the locality and configuration, and a broker referral process, aimed at bookable site visits rather than form fills.

  5. 5

    Track every lead to registration

One CRM record for portal, broker and walk-in leads, so the sales head can see which channel is producing bookings, not just enquiries.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

#257, 3rd floor, Sri Nanjundeshwara Complex, Nagarbhavi 8th Block, Outer Ring Road. How we work.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Should we answer price questions in public?
Give the band you already publish and move the rest to a message. A precise figure in a comment becomes the price every buyer quotes back at the sales office. The band, the registration number and an offer to send details is enough.
Do reels actually bring bookings?
They bring site visits and the sales office does the rest. A dated construction pass and a walk through a finished flat are what get saved and forwarded. Judge them on visits booked rather than on views.
Should brokers share the developer's posts on their own pages?
Yes, if the developer allows it and the caption carries the project's registration details as the rules require. Ask for approved creatives, because a broker's own edit may state a price or date the developer never gave. Tag the developer so enquiries can be traced.
Can we film a buyer receiving the keys?
Only with the family's written consent, and without their name or flat number. A handover video is good proof for the next buyer, but a family that has not agreed to be shown may be upset. Make the consent part of the handover checklist.
Do you work with individual brokers or only developers?
Both. A developer usually needs project pages and a sales CRM; an independent broker usually needs a stronger local search presence and a faster WhatsApp reply routine. The audit tells us which.
Can you help us track broker performance?
Yes. Every broker-sourced enquiry is logged against the booking it produces. You see which broker relationship is worth the commission, and which one only sends names.
How long is the contract?
The term is agreed in writing after the audit, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and the audit tells you which applies to you. Nothing here is guaranteed.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
For the audit, last month's enquiries in any format and 90 minutes with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM, and time for the review meetings.
