From a locality search to registration, what a home buyer does at each step and what the sales office should hold.

Locality and budget search
The buyer searches by area, budget and bedrooms on portals and Maps. State the locality, configurations, possession stage and RERA registration details as registered on the project page.
Enquiry and first call
A call arrives from a portal or a hoarding. Note the source, ask for budget, family size and timeline, and put a site-visit date on the record before the call ends.
First site visit
The buyer sees the sales gallery, a sample flat or the plot. Show the current construction stage and the unit's actual floor and facing, and hand over a printed price sheet listing every charge.
Family visit
Parents, a spouse or an adviser come for the second look and ask harder questions. Be ready on school, commute, water and maintenance, and let them see the unit they would buy.
Home loan and approvals
The bank checks title and approvals before it sanctions. Keep the title documents and approval letters ready, and tell the buyer which banks have already financed the project, if any.
Booking, agreement and registration
Money moves in stages, with paperwork at each. Give a written schedule of payments and documents, name one person for queries, and record each step against the lead.

How long does a buyer take from enquiry to booking?
Months in most projects, and longer for a family buying its first home. What varies between builders is not the buyer but the stage where they get lost. Measure your own last hundred enquiries instead of working from an industry figure.
Is the journey different for an NRI buyer?
Yes. An NRI buyer sends a relative on the first visit and decides on a video call, so there is a person in the journey who is not the buyer. Give that relative the same material, and record who is actually deciding.
Who else is involved when a family buys a flat?
Parents, a spouse, a relative who has bought before, a bank officer and sometimes an engineer friend. One of them may never have visited. Ask at the first visit who else will decide, invite them to the next, and send a price sheet and floor plan that can be shared on WhatsApp.
A buyer visited and then stopped answering. What do we do?
Check the record for the stage they stopped at: after the price, after the family visit or during the loan. Reply with something useful for that stage, such as a loan checklist, rather than asking for an update. After a couple of such messages, mark the lead dormant with a reason.
Do you work with individual brokers or only developers?
Both. A developer usually needs project pages and a sales CRM; an independent broker usually needs a stronger local search presence and a faster WhatsApp reply routine. The audit tells us which.
Can you help us track broker performance?
Yes. Every broker-sourced enquiry is logged against the booking it produces. You see which broker relationship is worth the commission, and which one only sends names.
