What referral marketing means

Referral marketing is asking an existing customer to recommend you to someone they know, usually with a reward for both sides. How referrals reach a developer

Referral here means a buyer's word and a broker's lead, and each needs its own record.

The owner at possession
Ask at key handover, when the flat is hers and she is pleased, whether a relative or colleague is looking. Log the name against her unit number and record the source on the enquiry.
The neighbour in the same project
Residents see a friend looking at the model flat. Offer them a way to bring a visitor to the site, and tell the sales team who is coming, so the visit is hosted rather than accidental.
The channel partner or broker
Register every lead the day it arrives, with a date and the buyer's name. The channel partner agreement should say how long a registration holds and what happens when two partners claim one buyer.
The bank's home loan officer and the interior designer
Both meet buyers at the stage when they commit. Tell them the project name, the possession plan and who to call, and keep their details on file.
What never to do
Never pay a commission to anyone who is not a registered agent where registration applies, or promise returns or rent to bring in a buyer. Rules differ by state, so confirm with your legal adviser.

Can we pay a past buyer for referring somebody?
Ask your legal adviser before you do. A referral payment to somebody who is not a registered agent raises questions under the agent registration rules, and the position differs by state. Many developers stay with recognition and early access at the next launch instead.
How do we stop two channel partners registering the same buyer?
One first-touch rule, written into the agreement and enforced from the enquiry record with a date and a time on it. Publish the rule to every partner at the start. These arguments are almost always about a rule nobody agreed in advance.
When is the right moment to ask an owner for a referral?
At possession or when the owner first moves in, when she is happy and has no pending complaint. Ask once, make it easy to forward your project details, and do not ask while a snag list is open or a payment is in dispute.
A broker says he brought a buyer we already had on our list. How do we settle it?
Look at the dated record. The agreement should say how a registered lead is treated and how long a registration lasts. If the buyer was already yours before the registration, say so openly and show the date. If unclear, ask your legal adviser.
Do you work with individual brokers or only developers?
Both. A developer usually needs project pages and a sales CRM; an independent broker usually needs a stronger local search presence and a faster WhatsApp reply routine. The audit tells us which.
Can you help us track broker performance?
