GullySales

Real estate developers and brokers · WhatsApp marketing

The buyer asks for the floor plan on WhatsApp before he gives a name.

WhatsApp in real estate carries the enquiry, the floor plan, the price sheet, the site visit confirmation and the construction photographs. It is also advertising, so what goes out is governed. GullySales sets up the business account and the catalogue, and gets the standing wording checked before anything is broadcast.

A 90-minute audit call and a written, scored report. Turnaround, reporting and term are agreed in writing after the audit.

What WhatsApp marketing means

WhatsApp marketing is sending updates, offers and reminders to customers on the app most Indian buyers already check daily, which gets read faster than email or SMS. GullySales sets up business WhatsApp, writes the message templates and keeps the list consented and current.

Last updated 5 Oct 2026. Rules for this trade differ by state and professional body, and they change. We describe restrictions in general terms, so check the current position with your own council or adviser before you publish anything.

For real estate developers and brokers

Where it usually goes wrong, and what we would do.

  • “The floor plan and the price band are what get asked for”

A buyer wants the plan, the carpet area, the price band and the possession position before he will agree to a site visit. Keep those as a catalogue, not as a brochure somebody has to hunt for.

  • “Construction photographs do more than renders”

A picture of the actual slab, sent to buyers who have booked, settles the comparison between the render and the site that every serious buyer makes. Send them to live enquiries too, with consent.

  • “A broadcast about a project is advertising, and RERA applies”

What may be said about a project, including the registration details that have to appear, is governed and differs by state. Have your legal adviser check the standing wording before a single broadcast goes out.

What we do

What we deliver for real estate developers and brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A WhatsApp Business account for the project

The project number, the office address, a greeting message, and a catalogue with the configurations, plans, price bands and registration details.

Result: A buyer gets what he asked for without filling a form.

  2. Saved replies for the five questions that repeat

Carpet area, price band, possession position, what is included, and how to book a site visit, written so an executive answers in one message.

Result: Nobody waits for the sales head to reply.

  3. Site visit confirmations and reminders

The date, the address, a location pin, who will meet them and what to bring, sent on booking and again before the visit.

Result: More confirmed visits actually happen.

  4. Construction updates for booked buyers

Photographs of the real work with a line on what stage it has reached, sent with consent to owners in that tower.

Result: Buyers stop ringing the site engineer for photographs.

  5. Broadcast wording your adviser has approved

The standing text for a launch, a price revision or an open house, carrying the registration details your legal adviser says must appear.

Result: The channel gets used without a compliance risk.

  6. Consent taken, and a way out

The number recorded with permission, the buyer told what he will receive, and a one-word way to stop it.

Result: The project stays welcome on the channel it depends on.

How the result is measured

  • Messages delivered
  • Reply rate
  • Enquiries from WhatsApp

Recorded as a baseline before work starts, so every later report has an honest comparison.

What must be in place first

What a developer or broker has in place before a project broadcast goes out.

Advertising rules for real estate differ by state and change, so have your adviser approve the standing wording first.

A project number, not the executive's SIM
Register WhatsApp Business on a number owned by the company or the project, shown on the hoarding, the brochure and the portal listings. A sales executive's own number goes when he does, and so does the lead history.
Consent from the site visit form
Add a line to the visitor register and the enquiry form: 'Send project updates on WhatsApp'. Record the number, date and project. Portal leads who never agreed to WhatsApp are first asked by call or portal message.
Registration details on the profile
Put the project name, the developer's registered name and the RERA registration number on the profile and the catalogue, as the rules for your state require. Check them against the registration certificate before publishing.
Catalogue by unit type
List unit types with carpet area, floor plan, price band 'on request' and possession status as stated in the registration. Update it when units are sold, and do not leave sold types looking available.
Templates for visit and update messages
A site visit reminder or a construction update you start yourself needs an approved template. Check WhatsApp's current business policy and pricing before planning how many go out to a launch list.
Brokers and groups kept separate
Keep channel partners on their own list, with their own wording, since they should not see buyers' numbers. Do not run one group of enquirers, which shows every member's number to the others.

  • Commercial and office space developers
  • Independent brokers and channel partner networks
  • Redevelopment and rehabilitation projects
  • Plot and land aggregators
  • NRI-focused residential projects
  • Affordable and mid-income housing developers

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Free audit call

90 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. After the call

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope, the fee and the reporting come with it, in writing.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the work runs for real estate developers and brokers

  1. 1

    Audit the enquiry funnel

We check how fast a portal or website enquiry gets a call back, how site visits are booked, and where leads from brokers and walk-ins are recorded today.

  2. 2

Build the locality and configuration pages

A page for each project by locality and configuration, with RERA details, real photographs and a clear price band, so the project appears for the exact search a buyer types.

  3. 3

    Fix the response time

A same-day callback routine and a WhatsApp reply script for the sales office, so an enquiry at any hour gets a human response before the buyer moves on.

  4. 4

    Bring in qualified visits

Portal listings, Google Ads for the locality and configuration, and a broker referral process, aimed at bookable site visits rather than form fills.

  5. 5

    Track every lead to registration

One CRM record for portal, broker and walk-in leads, so the sales head can see which channel is producing bookings, not just enquiries.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Can we broadcast a launch offer on WhatsApp?
Only to numbers that agreed to hear from you, and in wording your legal adviser has cleared. A project advertisement is regulated whatever channel carries it, and the registration details are part of that. Keep the record of consent beside the number.
Should executives use their own numbers?
No. Put buyers on a company WhatsApp Business number so the conversation stays with the project when an executive leaves. They can still handle their own chats inside it, and you keep the history, which in this trade is the whole point.
A buyer asks for the price on WhatsApp before visiting. Do we send it?
Send the price band and the unit types that fit, from the approved wording, and invite her to see the actual unit and the payment terms in the sales office. Check that what you send matches the registered project details and the current price list.
Can channel partners forward our project brochure to their own contacts?
Give partners an approved brochure and a short wording sheet, and ask them not to change prices, possession dates or approvals. Their lists are theirs, but your project name is on the message, so tell them to use only the current version.
Do you work with individual brokers or only developers?
Both. A developer usually needs project pages and a sales CRM; an independent broker usually needs a stronger local search presence and a faster WhatsApp reply routine. The audit tells us which.
Can you help us track broker performance?
Yes. Every broker-sourced enquiry is logged against the booking it produces. You see which broker relationship is worth the commission, and which one only sends names.
How long is the contract?
The term is agreed in writing after the audit, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and the audit tells you which applies to you. Nothing here is guaranteed.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
For the audit, last month's enquiries in any format and 90 minutes with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM, and time for the review meetings.
