Real estate developers and brokers · Email marketing

The family who saw the sample flat in March is still deciding.

Email and WhatsApp for a developer or broker carry the months between a site visit and a booking, and reach NRI buyers in their own hours. GullySales writes those sequences, keeps channel partners supplied with unsold inventory, and reports which message brought a family back.

A 90-minute audit call and a written, scored report. Turnaround, reporting and term are agreed in writing after the audit.

What email marketing means

Email marketing is sending planned messages to a list of past and prospective customers who have agreed to hear from you. It suits offers, updates and staying in touch with someone who is not ready to buy yet. GullySales writes and schedules these emails and tracks who opens, clicks and enquires.

For real estate developers and brokers

Where it usually goes wrong, and what we would do.

  • “A visit that did not book is not a lost buyer”

Families take months over this. A monthly note with a dated construction photograph and the remaining units is what brings them back in September.

  • “Partners want stock and payout, not a newsletter”

What is unsold, at what price, on what payment plan, and when the last commission was released. That message gets opened immediately.

  • “An NRI buyer reads at a different hour”

A message timed to a Gulf or US evening gets a reply. The same one sent at eleven in the morning is read and forgotten.

What we do

What we deliver for real estate developers and brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A post-visit sequence running month by month

Timed messages carrying a dated construction photograph, the units still available, and any change to the price or the payment plan.

Result: The family from March hears something new in September.

  2. A partner mail carrying stock and payouts

Unsold inventory by configuration and floor, the current price, the payment plan, and where each partner's commission stands today.

Result: Partners push what you actually need to sell.

  3. Lists split by configuration and budget

Buyers separated by what they came to see and what they can spend, so nobody receives an offer on a unit they were never taking.

Result: The message matches what they asked about.

  4. Overseas messages timed to their evening

Scheduling set for Gulf, UK and US hours, with the loan, power of attorney and repatriation questions answered inside the message.

Result: An overseas family replies instead of ignoring it.

  5. Pre-possession and handover sequences

Fit-out timelines, the registration appointment, the maintenance deposit and the handover date, sent to booked buyers before they have to ask.

Result: Fewer angry calls in the possession quarter.

  6. Reporting on visits and bookings, not opens

Which message produced a reply, a repeat visit or a booking, set against the baseline recorded before the work started.

Result: A sequence that never brings anybody back is cut.

How the result is measured

  • Open rate
  • Click rate
  • Enquiries from email

Recorded as a baseline before work starts, so every later report has an honest comparison.

What must be in place first

What a developer or broker needs in place before emailing buyers and partners.

Every enquiry and visit in one list
Bring portal enquiries, site visits, walk-ins and broker leads into one record, with the source, the configuration wanted and the budget. A mail to a family who visited needs to know what they saw.
Consent from the enquiry or visit form
Under India's data protection law you should be able to show who agreed to be contacted, and for what. Add a permission line to the visit form and note the date, since a portal enquiry is not agreement for every channel.
A sender with RERA details in the footer
Mail from a named sales manager at your own domain and show the project's registration number as it stands. A buyer or NRI relative checks this before reading further.
Buyers and channel partners on separate lists
Keep buyers, brokers and NRI buyers apart. A broker wants stock and terms, a family wants dates and a loan route, an NRI wants documents and a time that suits them.
Honest project status
State the construction stage and possession date as they are in your registered plan. Renders and old photos in a mail lose a buyer who has visited.
A reply path to the sales executive who met them
Replies go to the executive who met the family. A buyer who writes about a unit and waits is called by another builder's team.

  • Villa and plotted development builders
  • Commercial and office space developers

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Free audit call

90 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. After the call

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope, the fee and the reporting come with it, in writing.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the work runs for real estate developers and brokers

  1. 1

    Audit the enquiry funnel

We check how fast a portal or website enquiry gets a call back, how site visits are booked, and where leads from brokers and walk-ins are recorded today.

  2. 2

Build the locality and configuration pages

A page for each project by locality and configuration, with RERA details, real photographs and a clear price band, so the project appears for the exact search a buyer types.

  3. 3

    Fix the response time

A same-day callback routine and a WhatsApp reply script for the sales office, so an enquiry at any hour gets a human response before the buyer moves on.

  4. 4

    Bring in qualified visits

Portal listings, Google Ads for the locality and configuration, and a broker referral process, aimed at bookable site visits rather than form fills.

  5. 5

    Track every lead to registration

One CRM record for portal, broker and walk-in leads, so the sales head can see which channel is producing bookings, not just enquiries.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

#257, 3rd floor, Sri Nanjundeshwara Complex, Nagarbhavi 8th Block, Outer Ring Road. How we work.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

How long should we follow up a visit that did not book?
Until they buy somewhere or ask you to stop, which is often six to nine months. Each message carries something new: a slab poured, a revised price, a unit released. Repeating the launch offer is what gets you muted.
Can we message buyers who only enquired on a portal?
Where they gave consent, about what they asked for, and with a clear way to stop it. Keep the registration number and the price band in anything describing the project, and let your lawyer settle that wording once.
Can we mail people who enquired on a portal?
They asked about a property on the portal, not to join your mailing list. A one-to-one reply about the unit they asked about is reasonable. Ask before adding them to recurring mail, and check the portal's current rules on what you may do with its leads.
Should broker mails include commission details?
Put payout terms in a document the partner can file, and send it only to partners you have signed up. Keep the mail body to stock and dates. Do not send commission details to buyers or to lists you have not signed up.
Do you work with individual brokers or only developers?
Both. A developer usually needs project pages and a sales CRM; an independent broker usually needs a stronger local search presence and a faster WhatsApp reply routine. The audit tells us which.
Can you help us track broker performance?
Yes. Every broker-sourced enquiry is logged against the booking it produces. You see which broker relationship is worth the commission, and which one only sends names.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after the audit, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
For the audit, last month's enquiries in any format and 90 minutes with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM, and time for the review meetings.
