Real estate developers and brokers · Review generation

A buyer reads about your last project before he visits this one.

Review generation in real estate is asking buyers and residents to write publicly, at moments that are not the middle of a possession argument. Reviews carry unusual weight here because the purchase is large and cannot be undone. GullySales fixes who asks, when, and how a hard review gets answered.

A 90-minute audit call and a written, scored report. Turnaround, reporting and term are agreed in writing after the audit.

What review generation means

Review generation is the routine of asking satisfied customers to leave a Google or platform review at the moment they are happiest, rather than hoping they remember later. GullySales builds the request into your existing follow-up steps and tracks how many turn into a review.

For real estate developers and brokers

Where it usually goes wrong, and what we would do.

  • “Your last project's reviews sell this one”

A buyer looking at a launch has nothing to read about it, so he reads about the tower you handed over three years ago. That project's residents are effectively your sales material.

  • “There are two good moments, and possession is not one of them”

Ask at booking, while the buyer is pleased with how he was treated, and again once he has lived there a while and the place has settled. At possession he is counting snags.

  • “What a review may claim is not entirely up to you”

RERA governs what may be advertised about a project, and a review you asked for and then republished can be read as advertising. Have your legal adviser look at how reviews and testimonials are used on your pages.

What we do

What we deliver for real estate developers and brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. An ask at booking, in wording your adviser has seen

Who asks, at what point in the booking, and a form of words about the buying experience rather than about returns or appreciation.

Result: The ask is consistent and defensible.

  2. A second ask for residents who have settled in

A request to owners in a handed-over project about the locality, the maintenance and how the association runs.

Result: Your finished projects carry proof for the new one.

  3. A one-tap review link for each handed-over project

Prepared for the Google Business Profile of the office and of every project you have completed, and saved on the team's phones.

Result: Nobody willing is lost to a search.

  4. Prompts that get the specifics written

Questions about the site visit, the paperwork, the handover and the locality, so reviews say what the next buyer wants to know.

Result: Reviews read like a project rather than a rating.

  5. A reply routine for the possession-delay review

Who answers, what is admitted, and how the conversation moves off the review page, agreed with whoever handles your compliance.

Result: A hard review gets a straight answer, not an argument.

  6. Reviews put where the buyer is looking

Owner reviews placed on the project page and the locality page, with permission recorded.

Result: Proof sits where the search lands.

How the result is measured

  • Reviews received
  • Average rating
  • Response rate to requests

Recorded as a baseline before work starts, so every later report has an honest comparison.

Asking for reviews the right way

For a home that costs lakhs or crores, the ask follows the booking and the settling in, not the snags.

Booking day
When the booking is made and the visit went well, the sales executive who dealt with the buyer asks, in wording your adviser has seen.
After settling in
Ask residents after they have settled in and the society is working, not at possession, when they are counting snags.
The association's secretary
Write to the secretary or treasurer on the association's own letter instead of posting in the residents' group.
Channel partners and brokers
Ask the buyers a broker brought, not the broker's staff. Never post a review in a buyer's name.
Plots and villas
Ask after registration and after the boundary is shown on site, not while mutation or khata is pending.
Your own team
Tell the sales team that nobody writes reviews for buyers. Have your legal adviser read how reviews are republished, given the rules on advertising projects.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Free audit call

90 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. After the call

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope, the fee and the reporting come with it, in writing.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the work runs for real estate developers and brokers

  1. 1

    Audit the enquiry funnel

We check how fast a portal or website enquiry gets a call back, how site visits are booked, and where leads from brokers and walk-ins are recorded today.

  2. 2

Build the locality and configuration pages

A page for each project by locality and configuration, with RERA details, real photographs and a clear price band, so the project appears for the exact search a buyer types.

  3. 3

    Fix the response time

A same-day callback routine and a WhatsApp reply script for the sales office, so an enquiry at any hour gets a human response before the buyer moves on.

  4. 4

    Bring in qualified visits

Portal listings, Google Ads for the locality and configuration, and a broker referral process, aimed at bookable site visits rather than form fills.

  5. 5

    Track every lead to registration

One CRM record for portal, broker and walk-in leads, so the sales head can see which channel is producing bookings, not just enquiries.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

#257, 3rd floor, Sri Nanjundeshwara Complex, Nagarbhavi 8th Block, Outer Ring Road. How we work.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Should we offer something in return for a review?
No. Paying for reviews breaks the platforms' own rules, and here an incentive attached to a public statement about a regulated product invites a second problem. Ask at booking, ask residents later, and make the link easy to open.
A buyer has posted about a possession delay. What do we do?
Reply in public, briefly, with the actual position and a named person to contact. Do not argue the date in a review box. Then fix what the review exposed, because the buyers on your site visit list are reading it too.
Buyers write on portal forums and builder-review sites, not only Google. Do we answer those too?
Yes, where buyers read about your project. Reply calmly with the project name and a contact route. Never post under a false name or ask staff to praise the project, and check each site's current rules before taking part.
Should we ask a buyer whose loan or registration is still pending?
Wait. A buyer waiting for sanction, registration or possession is anxious about money and paperwork, and an ask reads as a pitch. Ask after the step that worried him is done and he has settled.
Do you work with individual brokers or only developers?
Both. A developer usually needs project pages and a sales CRM; an independent broker usually needs a stronger local search presence and a faster WhatsApp reply routine. The audit tells us which.
Can you help us track broker performance?
Yes. Every broker-sourced enquiry is logged against the booking it produces. You see which broker relationship is worth the commission, and which one only sends names.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after the audit, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and the audit tells you which applies to you. Nothing here is guaranteed.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
