How villa and plot developers are chosen.

Plot buyers search by road and approval before they search by developer: DTCP approved plots near Hosur, BMRDA plots on Magadi Road, villas on Sarjapur Road. A layout without a page for its own road and approving authority is missing from the searches that end in a visit.

Trust is built on paper. The buyer wants the approval order, the conversion order, the encumbrance certificate and the list of banks that have approved the layout. He asks for them on WhatsApp before agreeing to drive out. A developer who sends them unasked looks like one with nothing to hide.

The site visit wins the sale or loses it. Tarred roads, a compound wall, electricity poles, stones marking each plot and a finished model villa persuade more than any brochure. A pick-up that arrives late, a site office with nobody who can show the documents, or a gate the map cannot find sends the family home undecided.

Can we advertise plots before RERA registration comes through?
Not until your lawyer says so. Most states bring plotted and villa projects above a set size under RERA, and promoting a project that needs registration before it has one puts the project at risk. We publish approval and registration numbers only after you confirm them in writing.
Our layout is outside Karnataka. Can you still work with us?
Yes. The work runs from our office in Nagarbhavi, Bengaluru, by call, WhatsApp and shared documents, and we travel for kick-off and review sessions when they are needed. Approving bodies and land documents differ by state, so the documents page is written with your own lawyer.
How do we compete with cheaper unapproved layouts nearby?
By explaining what the approval buys. A bank loan, a clean khata or patta, and a resale buyer whose lawyer will not turn him away are all reasons to pay more. We never name or run down the other layout; the documents page makes the comparison for the buyer.
Should we show plot prices on the website?
Show a starting rate per square foot and list what it leaves out: corner and east-facing charges, registration, and the electricity and water deposits. Buyers drop layouts that hide the rate, and a rate with its extras written beside it stops a cheaper quote from looking like the same deal.
We sell villas and plots in the same project. Do they need separate campaigns?
Yes. A plot buyer may be investing and compares rates per square foot, while a villa buyer is moving in and compares finishes, the model villa and the handover date. Give each its own page, ads and follow-up, and record them as separate enquiries even when one family asks about both.
How long is the contract?
The term is agreed in writing after the audit, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
