Villa and plot developers · Outdoor advertising

Put the board where the highway meets the turning to your layout.

Outdoor advertising for a villa or plot developer is hoardings, directional boards, wall paintings and the layout's own entrance arch, placed on the roads buyers drive to reach the site. GullySales picks sites along the route from the nearest town and checks the permission each one needs. Every board gets a way to be counted at the site office.

A 90-minute audit call and a written, scored report. Turnaround, reporting and term are agreed in writing after the audit.

What outdoor advertising means

Outdoor advertising is the hoarding, billboard, bus shelter or digital screen on a road your buyers already use. GullySales picks the sites from where your customers actually come from, coordinates the booking with the media owner, and gives the campaign a traceable route so it is not judged on guesswork.

For villa and plot developers

Where it usually goes wrong, and what we would do.

  • “Layouts are off the highway, and the boards are on it”

The layout sits a few kilometres down a village road. A big hoarding on the highway gets noticed, but without a board at each turning, the family gives up at the second junction.

  • “The entrance arch is your largest board”

A tall arch with the layout name, the approval and a phone number faces the road for years. Developers build it late, or leave the number off it.

  • “Village roads answer to the panchayat”

A board on a village road or panchayat land needs the panchayat's permission, not the city corporation's. Skip it and boards come down just before a launch weekend.

What we do

What we deliver for villa and plot developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A route survey from town to gate

The roads buyers take from the nearest town, metro station or bus stand to the layout, driven and photographed at each turning.

Result: Boards go where buyers need direction.

  2. Directional boards at every turning

Small boards with the layout name and an arrow, each with the land owner's written consent and the local permission on file.

Result: Weekend visitors reach the gate without ringing for directions.

  3. Entrance arch and compound wall artwork

The layout name, the approval details your lawyer has cleared, the phone number and a QR code that opens the layout page.

Result: The site sells itself to passing traffic.

  4. Wall paintings in nearby villages and towns

Painted walls with each owner's written consent, in the local language, on the roads leading towards the layout.

Result: Local buyers and land brokers pass the layout name on their way to work.

  5. A number and a question for every board

A phone number used on outdoor alone, and a site office question asking each visitor which board they saw.

Result: Boards are judged on visits, not on how they look in a photograph.

How the result is measured

  • Sites booked
  • Proof of display received
  • Enquiries quoting the campaign route

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it is bought, and approved

How a villa or plot developer buys outdoor space, and who must approve each board.

Highway hoarding, rented by display period
Bought site by site from a media owner. Ask for the structure's licence, check whether the stretch falls under highway rules, and photograph it from a moving car before signing.
Directional boards on private land
Agreed with each land owner directly, with a signed consent and an end date. Write down who takes the board down once the layout is sold.
Panchayat or municipal permission
Boards on village roads need the panchayat's permission, and those inside a town need the municipal body's. Keep copies, because a board without one can disappear overnight.
Wall paintings
Paid to the wall's owner, with written consent naming the wall and the period. Keep the wording short enough to read from a two-wheeler.
Size and lighting
Local rules limit the size and whether a board may be lit. A lit board reaches families driving home from the city after dark, so check the rule before paying for lights.
How to tell it worked
Count calls on the outdoor-only number and ask every visitor which board they saw. Compare visits from that road before and during the display.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Free audit call

90 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. After the call

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope, the fee and the reporting come with it, in writing.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the work runs for villa and plot developers

  1. 1

    Audit how enquiries become visits

We check how fast a Facebook, portal or broker enquiry gets a call, how site visits are booked, how many reach the gate, and where plot availability is kept today.

  2. 2

    Put the paperwork in front

The approval, conversion and title documents go onto each layout page and into a pack sent before the visit. Your lawyer decides first what may be shared.

  3. 3

    Fix the weekend visit

Pick-up, gate pin, a named person at the site office, a plot shortlist from the enquiry and a call afterwards. Each step written down, each with an owner.

  4. 4

Bring buyers by road and plot size

Search ads, layout video on social media, broker lists and boards on the approach road, each tagged so the site office knows which one sent the visitor.

  5. 5

Track each plot from enquiry to sale deed

One record from first call through token, agreement, loan and registration, so the sales head sees which source produces sales and which stage is losing families.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Hoardings, bus panels or wall paintings: which suits a plotted layout?
Hoardings on the approach road catch buyers already driving out. Bus panels on town routes reach families who may visit later. Wall paintings near the layout last for years and reach local buyers and the brokers who serve them.
Should we renew a hoarding that brought few calls?
First check whether visitors were ever asked about it at the site office. If visits from that road did not rise during the display, move the money to the turnings nearer the gate.
How far from the layout should we advertise?
Start where buyers set out from: the exit off the city ring road or the main junction in the nearest town, then every turning to the gate. A board far from that route reaches people with no reason to drive out.
What should a plot hoarding say?
The layout name, the approval, the plot sizes, a number and an arrow. Leave out rates and claims about future value, which a board cannot explain and which your lawyer may object to.
Can we advertise plots before RERA registration comes through?
Not until your lawyer says so. Most states bring plotted and villa projects above a set size under RERA, and promoting a project that needs registration before it has one puts the project at risk. We publish approval and registration numbers only after you confirm them in writing.
Our layout is outside Karnataka. Can you still work with us?
Yes. The work runs from our office in Nagarbhavi, Bengaluru, by call, WhatsApp and shared documents, and we travel for kick-off and review sessions when they are needed. Approving bodies and land documents differ by state, so the documents page is written with your own lawyer.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after the audit, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and the audit tells you which applies to you. Nothing here is guaranteed.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
