Villa and plot developers · WhatsApp marketing

The layout plan, the papers and the gate pin all travel on WhatsApp first.

WhatsApp marketing for a villa or plot developer is one business number sending the layout plan, the approval documents and the site visit pin. Later updates go only to buyers who agreed to receive them. GullySales sets up the account, the consent record and the message templates, and ties every chat to the buyer's enquiry record.

A 90-minute audit call and a written, scored report. Turnaround, reporting and term are agreed in writing after the audit.

What WhatsApp marketing means

WhatsApp marketing is sending updates, offers and reminders to customers on the app most Indian buyers already check daily, which gets read faster than email or SMS. GullySales sets up business WhatsApp, writes the message templates and keeps the list consented and current.

Last updated 6 Oct 2026. Rules for this trade differ by state and professional body, and they change. We describe restrictions in general terms, so check the current position with your own council or adviser before you publish anything.

For villa and plot developers

Where it usually goes wrong, and what we would do.

  • “The pin goes to the wrong place”

Salesmen forward a location they saved long ago, sometimes from the old site office. A family following it on a Sunday ends up on a mud track behind somebody else's layout.

  • “Papers sent once, then lost in the chat”

The buyer's uncle asks for the encumbrance certificate a week after it was sent. With no catalogue or saved pack, the salesman hunts through three phones.

  • “Broadcasts to everyone who ever enquired”

A launch message sent to every number in a salesman's phone, including people who asked once years ago, gets blocked and reported. Enough reports and the business number is restricted.

What we do

What we deliver for villa and plot developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. One business number per project

A WhatsApp Business number registered to the company and printed on the boards, ads and brochure, with each salesman working inside it.

Result: The chat history stays with the layout when a salesman leaves.

  2. The documents pack and plan in the catalogue

The layout plan with plots marked by status, the approval order and the bank approvals, kept as catalogue items and replaced when they change.

Result: Any salesman sends the same current file in one tap.

  3. A visit confirmation template

Date, pick-up point or gate pin, the name of the person meeting the family, and a number to ring if they are running late.

Result: Fewer families get lost between the highway and the gate.

  4. A consent line on every form and register

A tick box or a signed line agreeing to updates, stored with the date and the layout.

Result: Launch messages reach only people who asked for them.

  5. Saved replies for plot and villa questions

Rate per square foot and its extras, sizes still free, approving banks, distance from town and visit timings, written once and checked by your lawyer.

Result: Sunday questions get the same answer from every salesman.

How the result is measured

  • Messages delivered
  • Reply rate
  • Enquiries from WhatsApp

Recorded as a baseline before work starts, so every later report has an honest comparison.

What must be in place first

What a villa or plot developer needs before the first WhatsApp message goes to a buyer list.

Opt-in from the visit register and lead forms
Add a consent line to the site visit register and to every ad form, and store the date and layout with the number. Old enquiries are asked by call before they are added.
A business profile that names the layout
Company name, layout address, gate pin, office hours and the registration number where your lawyer says it must appear. Check each against the approval papers before going live.
Approved message templates
Visit reminders, phase launch notices and registration-day messages that you start need templates approved by WhatsApp. Write them before the launch weekend, not during it.
Who pays for business messages
Messages you start are charged, and the categories and rates change. Check WhatsApp's current business policy and pricing before planning a launch broadcast.
A one-word way to stop
Every broadcast says how to stop the messages, and each stop is recorded so the number is not added back from an old list.
A person behind the number at weekends
Automatic replies can send the plan and the pin. Once a buyer asks about a particular plot, a named salesman takes over the chat, above all at the weekend.

Who it is for

This is written for these villa and plot developers.

  • Plotted layout developers on city outskirts
  • Gated villa community builders
  • Villa plot projects with a build-on-plot option

  • Developers selling hometown plots to NRI families

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Free audit call

90 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. After the call

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope, the fee and the reporting come with it, in writing.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the work runs for villa and plot developers

  1. 1

    Audit how enquiries become visits

We check how fast a Facebook, portal or broker enquiry gets a call, how site visits are booked, how many reach the gate, and where plot availability is kept today.

  2. 2

    Put the paperwork in front

The approval, conversion and title documents go onto each layout page and into a pack sent before the visit. Your lawyer decides first what may be shared.

  3. 3

    Fix the weekend visit

Pick-up, gate pin, a named person at the site office, a plot shortlist from the enquiry and a call afterwards. Each step written down, each with an owner.

  4. 4

Bring buyers by road and plot size

Search ads, layout video on social media, broker lists and boards on the approach road, each tagged so the site office knows which one sent the visitor.

  5. 5

Track each plot from enquiry to sale deed

One record from first call through token, agreement, loan and registration, so the sales head sees which source produces sales and which stage is losing families.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

We have one layout and two salesmen. Will the Business app do, or do we need the API?
The app is enough for one layout and a few salesmen sharing a phone. Move to the API when several people must reply from one number at once, or when you want chats to land in the enquiry record.
Should we make a WhatsApp group for plot owners in the layout?
Only for owners who have registered, and better run by the residents' association than by your sales team. A group of enquirers shows every member's number to rival brokers, so never put prospects in one.
Our salesmen use their own numbers. Is that a problem?
Yes, because the buyer and the history leave with the salesman. Move buyers to the company number with a short message from the salesman introducing it, and keep personal numbers off ads and boards.
What should go in the WhatsApp catalogue for a layout?
Each plot size or villa type as an item, with the plan, the facings on offer and a starting rate if you publish one. Remove sold-out sizes the day they sell out, so the catalogue never offers what you cannot sell.
Can we advertise plots before RERA registration comes through?
Not until your lawyer says so. Most states bring plotted and villa projects above a set size under RERA, and promoting a project that needs registration before it has one puts the project at risk. We publish approval and registration numbers only after you confirm them in writing.
Our layout is outside Karnataka. Can you still work with us?
Yes. The work runs from our office in Nagarbhavi, Bengaluru, by call, WhatsApp and shared documents, and we travel for kick-off and review sessions when they are needed. Approving bodies and land documents differ by state, so the documents page is written with your own lawyer.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after the audit, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and the audit tells you which applies to you. Nothing here is guaranteed.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
