Villa and plot developers · Pay per click advertising

Pay for the buyer who names a road and a plot size, not the one browsing cheap land.

Paid advertising for a villa or plot developer means search and social ads aimed at buyers who name an approval, a road or a plot size. Each click lands on the page for that layout. GullySales splits the campaigns by layout and buyer type, keeps out people looking for farmland or government sites, and counts visits that reach the gate rather than form fills.

A 90-minute audit call and a written, scored report. Turnaround, reporting and term are agreed in writing after the audit.

What pay per click advertising means

Pay per click advertising (PPC) is paying a fee each time someone clicks your advert on Google or another platform. It puts you at the top of a search page immediately, instead of waiting for ranking to build. GullySales sets the targeting, writes the ad text and checks spend daily against enquiries received.

For villa and plot developers

Where it usually goes wrong, and what we would do.

  • “A cheap lead form fills with people who never visit”

Facebook lead forms fill quickly with names that do not answer or never meant to tap. Judge the ads on forms and the cheapest one looks best while sending nobody to the layout.

  • “Land searches bring the wrong buyer”

Searches for land for sale, farm land or a government site allotment bring farmers, speculators and allotment applicants who will never buy a 30x40 site in a gated layout. Without negative keywords they eat the budget.

  • “Rival layouts bid on your launch name”

Once a new layout is talked about, brokers and the developer next door start bidding on its name. If you do not advertise on your own name, a buyer searching for you meets them first.

What we do

What we deliver for villa and plot developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A campaign on your own layout and company names

A small search campaign on the names buyers already know, so the first result is your page and your number rather than a broker's.

Result: A buyer who heard of the layout from a neighbour reaches you directly.

  2. Separate campaigns for plots and villas

Plot buyers and villa buyers search differently and decide on different things, so each gets its own keywords, ads and landing page.

Result: The villa budget is not spent on investors pricing a site.

  3. Negative keyword lists for land and jobs

Agricultural land, farmhouse, government allotment, rent, house construction and real estate jobs kept out of every campaign and checked against the search terms report.

Result: The spend stays on people who could buy a plot.

  4. Short layout videos for Facebook and Instagram

Footage shot at the layout: the entrance arch, the tarred roads, the plot stones and the drive in from the highway, cut for the feed and for reels.

Result: A buyer sees real roads before he agrees to a visit.

  5. A lead form that asks the deciding questions

Plot size wanted, when they plan to buy and a preferred visit day, so the sales team can tell an investor from a browser before dialling.

Result: Calls open with a plot shortlist, not with 'Are you interested?'

  6. Cost per gate visit by campaign

What each campaign spent per site visit that reached the gate and per token paid, set against the baseline taken before the ads started.

Result: You stop paying for the ad that only produced forms.

How the result is measured

  • Cost per click
  • Cost per enquiry
  • Enquiries from paid search

Recorded as a baseline before work starts, so every later report has an honest comparison.

Searches to bid on and block

The plot and villa searches worth paying for, and the land and job searches to keep out.

Approved plots on a named road, such as BMRDA plots on Kanakapura Road
Bid. The buyer has named an approval and a road, so he has already narrowed the field. Send him to the layout page for that road, with the approval order near the top.
Villas in a gated community in a named locality
Bid, in a campaign of its own. Land the click on the villa page with plans and a recent site photograph, and ask on the form whether the buyer will live in it or let it out.
Your layout name and your company name
Bid on them for as long as the layout is selling. If you stay off them, the broker or the layout next door that bids on your name takes the call.
Agricultural land, farm land and acres for sale
Block, unless you sell managed farmland. These searchers want acreage or a farmhouse plot and will not pay a gated layout's rate. Put government site allotment and house construction on the same list.
Real estate sales jobs and telecaller vacancies
Block. Plot companies hire salesmen all the time, so job seekers search the same names your buyers do. Add jobs, salary, careers and vacancy as negatives on the name campaign.
Counting a real enquiry
Count a visit that reached the gate, or a call where a plot size and a visit day were agreed. Keep Facebook form fills in a separate column until somebody has spoken to the person.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Free audit call

90 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. After the call

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope, the fee and the reporting come with it, in writing.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the work runs for villa and plot developers

  1. 1

    Audit how enquiries become visits

We check how fast a Facebook, portal or broker enquiry gets a call, how site visits are booked, how many reach the gate, and where plot availability is kept today.

  2. 2

    Put the paperwork in front

The approval, conversion and title documents go onto each layout page and into a pack sent before the visit. Your lawyer decides first what may be shared.

  3. 3

    Fix the weekend visit

Pick-up, gate pin, a named person at the site office, a plot shortlist from the enquiry and a call afterwards. Each step written down, each with an owner.

  4. 4

Bring buyers by road and plot size

Search ads, layout video on social media, broker lists and boards on the approach road, each tagged so the site office knows which one sent the visitor.

  5. 5

Track each plot from enquiry to sale deed

One record from first call through token, agreement, loan and registration, so the sales head sees which source produces sales and which stage is losing families.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

A rival layout is bidding on our name. What can we do?
Run your own ad on your name. Your page is the most relevant result for it, so those clicks cost little. If the rival's ad text uses your registered trademark, Google has a complaint process; check its current rules with your adviser before filing.
Should we run call-only ads for plots?
For buyers searching on a phone along the road, yes, because they want the rate and the location and then the drive. Make sure the number rings a salesman on Saturday and Sunday, when those calls come, and not an office line that is shut.
How do we know which calls came from our ads?
Put a separate number on the ads and the landing page, and log each call against the campaign it came through. Ask every caller where they saw you as well, since some see the ad and then ring the number on a hoarding.
Should we advertise to NRI buyers abroad?
Only with a page written for them and somebody to answer in their evening. Target the countries where families from your region work, such as the Gulf, and send them to a page about buying from abroad rather than the standard layout page.
Can we advertise plots before RERA registration comes through?
Not until your lawyer says so. Most states bring plotted and villa projects above a set size under RERA, and promoting a project that needs registration before it has one puts the project at risk. We publish approval and registration numbers only after you confirm them in writing.
Our layout is outside Karnataka. Can you still work with us?
Yes. The work runs from our office in Nagarbhavi, Bengaluru, by call, WhatsApp and shared documents, and we travel for kick-off and review sessions when they are needed. Approving bodies and land documents differ by state, so the documents page is written with your own lawyer.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after the audit, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and the audit tells you which applies to you. Nothing here is guaranteed.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
