Plot size, facing and road width wanted
Note the preference at first contact, such as 30x40, east-facing, on a 40-foot road. When a matching plot is released, you know whom to ring first.
Plots shown and plot held
List every plot number shown on the visit and the one held, with the date the hold ends. Update the availability list from the same entry, not separately.
Funding: own money, plot loan or sale of other land
Write down how the buyer will pay. A plot loan depends on the bank approving the layout, and a land sale depends on another buyer, so each needs its own follow-up date.
Purpose: build now, build later or hold
A family building now needs your construction partner and the power connection. An investor wants resale terms. Record which, so the next call is about the right thing.
Documents the buyer has asked for

Can we keep plot availability in a spreadsheet?
Yes, while one person controls it and every salesman checks it before promising a plot. Once two offices or several brokers sell the same layout, a sheet edited by many hands is where double bookings start.
Our site office staff will not update the record. What then?
Make the entry part of the visit, a few fields on a tablet at the gate, and make holds depend on it. A plot cannot be held unless the record says who holds it, so the entry gets made.
Can WhatsApp chats with buyers be saved in the CRM?
With the WhatsApp Business API, chats on the company number can be linked to the buyer's record. Chats on personal numbers cannot, which is one more reason to move the sales team onto one business number.
Who owns the buyer's details when a broker brings the client?
Settle it in the broker agreement before the first visit. Many developers keep the buyer's record and give the broker a claim to commission only, but your lawyer should word the clause for your case.
Can we advertise plots before RERA registration comes through?
Not until your lawyer says so. Most states bring plotted and villa projects above a set size under RERA, and promoting a project that needs registration before it has one puts the project at risk. We publish approval and registration numbers only after you confirm them in writing.
Our layout is outside Karnataka. Can you still work with us?
Yes. The work runs from our office in Nagarbhavi, Bengaluru, by call, WhatsApp and shared documents, and we travel for kick-off and review sessions when they are needed. Approving bodies and land documents differ by state, so the documents page is written with your own lawyer.
How much does it cost?

How long is the contract?
