Villa and plot developers · Search engine optimisation

Rank for approved plots on your road, not only for the layout's own name.

Search engine optimisation (SEO) for a villa or plot developer means your layout appearing when a buyer searches by approval, road and plot size. Think of DTCP approved plots near Hosur, or a 30x40 site on Magadi Road. GullySales builds a page for each layout and phase with its approval details, availability and gate location, and clears whatever keeps those pages behind the portals.

A 90-minute audit call and a written, scored report. Turnaround, reporting and term are agreed in writing after the audit.

What search engine optimisation means

Search engine optimisation (SEO) is the work of getting your website to appear when a buyer searches Google for what you sell. GullySales builds pages around real search terms, fixes technical issues that block ranking, and tracks which searches actually bring enquiries.

For villa and plot developers

Where it usually goes wrong, and what we would do.

  • “Buyers search the approval, not the brand”

A plot buyer types BMRDA approved, DTCP approved or A khata before he types any developer's name. A layout page that never states its approving authority does not appear for the words he trusts most.

  • “Your layout name sounds like ten others”

Layout names built from Green, Royal, County and Enclave repeat on every road out of the city. Without the road, the village and the approval written on the page, Google cannot tell yours from a disputed layout with a similar name.

  • “The availability map is locked in an image”

Most layouts publish the plan as a picture or a download, so search engines read none of the sizes, facings and road widths printed on it. The same details written as text are what a size-and-facing search can match.

What we do

What we deliver for villa and plot developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A page per layout and per phase

Each phase gets its own page with the approving authority, the approval and RERA numbers, plot sizes, road widths and the date availability was last changed.

Result: A buyer searching that phase lands on it, not on a broker's listing.

  2. Corridor pages for the roads you sell on

A page for each road or town your layouts sit on, with driven distances to the nearest town, school and bus stand, linking to every layout there.

Result: Your name appears when a buyer researches the road before choosing a developer.

  3. Plot sizes and facings written as text

The sizes on offer, the corner and east-facing plots still free, and the width of the road each faces, written on the page as well as on the plan.

Result: A search for an east-facing 30x40 site has something to match.

  4. Villa pages with plans and a dated photograph

Each villa type with its plot size, built-up area, floor plans and a site photograph carrying the month it was taken.

Result: A villa buyer sees how far construction has got without asking.

  5. Gate location on Maps, checked by driving it

The Google Business Profile pin set at the layout entrance rather than the village centre, with site office hours and weekend timings.

Result: Families following the map arrive at your gate, not the neighbour's.

  6. Technical fixes for a heavy site

Drone images and walkthrough videos compressed, broken plan links mended, and old phase pages that compete with the new one merged or redirected.

Result: Pages open on a phone standing at the layout with two bars of signal.

How the result is measured

  • Ranking positions
  • Organic traffic
  • Enquiries from organic search

Recorded as a baseline before work starts, so every later report has an honest comparison.

Searches your buyers type

What a plot or villa buyer types before ringing a developer, and the page that should answer.

DTCP approved plots near Hosur
Answer with the layout page that states the approving authority, the approval number and a copy of the order. A search naming the approval body comes from a buyer who has been warned about unapproved sites.
30x40 site for sale on Magadi Road
Answer with a corridor page listing every layout you have on that road and the sizes still free in each. Keep the size in the page title and in the first line.
villas for sale in a gated community on Sarjapur Road
Answer with the villa project page, leading with plot size, built-up area and handover position, then the clubhouse and security. Gated buyers check the boundary wall and the entry before the pool.
A khata plots near Bengaluru
Write a page saying which khata the plots in each layout carry and what the buyer receives at registration. Claim only what your lawyer confirms for that layout.
can I get a loan for a plot in a private layout
A page listing the banks that have approved the layout and what a plot loan needs from the buyer. Link it from every layout page, because the loan answer decides whether he visits.
Your layout name with the words legal, dispute or review
Buyers check the name for trouble before visiting. A page carrying the title documents and an approvals FAQ should sit above forum threads when somebody searches your own name.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Free audit call

90 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. After the call

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope, the fee and the reporting come with it, in writing.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the work runs for villa and plot developers

  1. 1

    Audit how enquiries become visits

We check how fast a Facebook, portal or broker enquiry gets a call, how site visits are booked, how many reach the gate, and where plot availability is kept today.

  2. 2

    Put the paperwork in front

The approval, conversion and title documents go onto each layout page and into a pack sent before the visit. Your lawyer decides first what may be shared.

  3. 3

    Fix the weekend visit

Pick-up, gate pin, a named person at the site office, a plot shortlist from the enquiry and a call afterwards. Each step written down, each with an owner.

  4. 4

Bring buyers by road and plot size

Search ads, layout video on social media, broker lists and boards on the approach road, each tagged so the site office knows which one sent the visitor.

  5. 5

Track each plot from enquiry to sale deed

One record from first call through token, agreement, loan and registration, so the sales head sees which source produces sales and which stage is losing families.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Should each phase of the layout have its own page?
Yes, once a phase has its own approval or RERA number. Buyers and banks refer to the phase, and one page mixing a sold-out first phase with an open second phase confuses both. Keep the old phase page live as proof that the earlier plots were handed over.
Do we need a blog, or are layout pages enough?
Layout and corridor pages come first, because they answer the searches that end in a visit. Articles on khata, land conversion and plot loans are worth writing after that, if somebody on your team can check them for the state you sell in.
Can we copy the road description from portals or other developers?
No. Copied text ranks behind the original, and claims about an upcoming ring road or metro line taken from another site may not be true. Write what you can stand behind: distances you have driven and approvals already granted.
A relative built our website and still holds the login. Does that matter?
Yes. The domain, the hosting and the Google Business Profile should be in the company's name, with at least two people in the business holding access. A developer who cannot edit his own layout page leaves sold plots showing as free.
Can we advertise plots before RERA registration comes through?
Not until your lawyer says so. Most states bring plotted and villa projects above a set size under RERA, and promoting a project that needs registration before it has one puts the project at risk. We publish approval and registration numbers only after you confirm them in writing.
Our layout is outside Karnataka. Can you still work with us?
Yes. The work runs from our office in Nagarbhavi, Bengaluru, by call, WhatsApp and shared documents, and we travel for kick-off and review sessions when they are needed. Approving bodies and land documents differ by state, so the documents page is written with your own lawyer.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after the audit, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and the audit tells you which applies to you. Nothing here is guaranteed.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
