Villa and plot developers · Content marketing

Answer the khata, approval and loan questions before the buyer's uncle asks them.

Content marketing for a villa or plot developer is publishing plain answers to a buyer's worries before the token is paid. Those worries are approvals, khata or patta, bank loans, charges over the plot price and what can be built. GullySales writes those pieces with your lawyer's checks, in the languages your buyers read, and tracks which ones lead to site visits.

A 90-minute audit call and a written, scored report. Turnaround, reporting and term are agreed in writing after the audit.

What content marketing means

Content marketing is writing articles, guides and pages that answer the questions buyers search before they are ready to enquire. This makes your business visible and trusted before the first call. GullySales plans this content from the free audit onward, choosing topics that match real search demand rather than guesses.

Last updated 6 Oct 2026. Rules for this trade differ by state and professional body, and they change. We describe restrictions in general terms, so check the current position with your own council or adviser before you publish anything.

For villa and plot developers

Where it usually goes wrong, and what we would do.

  • “Fear of a disputed plot stops more buyers than price”

Every family knows someone who bought a site that turned out to be on disputed land. Content explaining how to check a layout, with yours as the example, reaches them exactly where they hesitate.

  • “The extras are where trust breaks”

Registration, stamp duty, khata transfer, power and water deposits, corner charges and club membership turn up after the rate is agreed. A page listing them in advance makes the rate believable.

  • “Rules differ by state, and pages go stale”

What a khata is in Karnataka a patta is in Tamil Nadu, and approving bodies carry different names in each state. Text copied from another state's site misleads your buyers, and old pages need a date and a fresh check.

What we do

What we deliver for villa and plot developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A guide to checking this layout

The documents a buyer's lawyer will ask for, what each one shows, and where to see them for your layout, checked by your own legal adviser.

Result: Suspicious buyers have a way to satisfy themselves.

  2. A full cost-of-buying page

Every charge over the plot price, with who it is paid to, written as a list rather than as a figure wherever the amounts vary.

Result: No surprise on registration day sours the sale.

  3. A plot loan explainer

Which banks have approved the layout, what a plot loan needs from the buyer and how it differs from a home loan, with each bank's own terms linked.

Result: Buyers relying on a loan know whether they can buy before they visit.

  4. What you can build on each plot size

Setbacks, floors allowed and sample house plans for each size, with a note to confirm with the planning authority before drawing anything.

Result: Families picture their house, not just a bare plot.

  5. Key pages in the buyers' own language

The documents and costs pages written in Kannada, Telugu or Tamil, as the buyers on your road need, as well as in English.

Result: Parents who sign the cheque can read it themselves.

  6. Pieces traced to site visits

Each article and video tagged so the enquiries and visits it brings are counted against the baseline.

Result: You keep writing the pieces that bring visitors.

How the result is measured

  • Pages published
  • Organic traffic
  • Enquiries from content pages

Recorded as a baseline before work starts, so every later report has an honest comparison.

Questions buyers ask first

What a plot or villa buyer asks before paying a token, from first doubt to final decision.

Is this layout approved, and by whom?
A page naming the approving authority, the approval number and its date, with a copy of the order. Put it first, because nothing else gets read until this is settled.
Is the land converted and the title clear?
Explain the conversion order, the encumbrance certificate and the chain of title for your layout in plain words, after your lawyer has checked what may be published.
Will a bank lend on this plot?
List the banks that have approved the layout and what each needs from the buyer. Ask the banks to confirm before you name them.
What will I pay beyond the rate per square foot?
A list of every extra charge, who it is paid to and when, from the token to the khata transfer. Leave out figures that change, and say that you have.
Which facing and size should I choose?
Explain what changes with an east-facing or corner plot and how the size limits the house. Leave the vastu decision to the family and their own adviser.
Can I build now, and who will build it?
A page on getting a building plan sanctioned for the plot, your construction partner if you have one, and sample plans for each plot size.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Free audit call

90 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. After the call

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope, the fee and the reporting come with it, in writing.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the work runs for villa and plot developers

  1. 1

    Audit how enquiries become visits

We check how fast a Facebook, portal or broker enquiry gets a call, how site visits are booked, how many reach the gate, and where plot availability is kept today.

  2. 2

    Put the paperwork in front

The approval, conversion and title documents go onto each layout page and into a pack sent before the visit. Your lawyer decides first what may be shared.

  3. 3

    Fix the weekend visit

Pick-up, gate pin, a named person at the site office, a plot shortlist from the enquiry and a call afterwards. Each step written down, each with an owner.

  4. 4

Bring buyers by road and plot size

Search ads, layout video on social media, broker lists and boards on the approach road, each tagged so the site office knows which one sent the visitor.

  5. 5

Track each plot from enquiry to sale deed

One record from first call through token, agreement, loan and registration, so the sales head sees which source produces sales and which stage is losing families.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Who should check content about approvals and title?
Your own lawyer or legal team, every time. A wrong line about the approval or the khata is not a marketing slip; it can turn into a dispute. We draft, they correct, and the page carries the date it was checked.
Our site engineer knows the layout best but does not write. Can he still help?
Yes. A recorded conversation with him about the drains, the water supply and how the roads were laid gives us the facts to write from. Short clips of him explaining the same things on site work well on their own.
Should we publish in Kannada or Telugu as well as English?
Where your buyers include parents and families from the region, yes, at least for the documents and costs pages. Investors from the city read English, but the father who signs the cheque may prefer his own language.
Is video better than articles for plot buyers?
Use both, for different jobs. Video shows the roads and the plots. Written pages carry the approval numbers and the cost list, which a buyer's lawyer wants to read and a search engine can find.
Can we advertise plots before RERA registration comes through?
Not until your lawyer says so. Most states bring plotted and villa projects above a set size under RERA, and promoting a project that needs registration before it has one puts the project at risk. We publish approval and registration numbers only after you confirm them in writing.
Our layout is outside Karnataka. Can you still work with us?
Yes. The work runs from our office in Nagarbhavi, Bengaluru, by call, WhatsApp and shared documents, and we travel for kick-off and review sessions when they are needed. Approving bodies and land documents differ by state, so the documents page is written with your own lawyer.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after the audit, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and the audit tells you which applies to you. Nothing here is guaranteed.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
