Should we buy a list of property investors?
No. A bought list of investors has been sold to every developer in the city, and the people on it never agreed to hear from you. Ringing them uses up the sales team's day and can break data protection rules, which your adviser can explain for your case.
The same buyer came through Facebook and a broker. Whose lead is it?
Whoever recorded the buyer first, under the rule you wrote down before it happened. Check the record for the number before a broker's client visits, and tell the broker at once if the family is already known to you.
What makes a plot enquiry worth a site visit?
A plot size or villa type you have, a budget that fits it, and a day agreed for the visit. An investor with no visit day is still a lead, but keep him on a separate list until he books one.
Do newspaper inserts and hoardings still bring plot buyers?
In smaller towns and among older buyers they can, but you only find out if every caller is asked where they saw you. Give each insert and each hoarding its own number or code, and count the visits from it, not the calls.
Can we advertise plots before RERA registration comes through?
Not until your lawyer says so. Most states bring plotted and villa projects above a set size under RERA, and promoting a project that needs registration before it has one puts the project at risk. We publish approval and registration numbers only after you confirm them in writing.
Our layout is outside Karnataka. Can you still work with us?
Yes. The work runs from our office in Nagarbhavi, Bengaluru, by call, WhatsApp and shared documents, and we travel for kick-off and review sessions when they are needed. Approving bodies and land documents differ by state, so the documents page is written with your own lawyer.
