Villa and plot developers · Digital marketing

Fix the gate pin and the documents page before you spend on reels.

Digital marketing for a villa or plot developer is the order in which a layout goes online. The Maps location comes first, then a page per layout, WhatsApp replies, and only then search and social ads. GullySales sets that order for your layouts, gives each channel an owner inside your company, and judges it on site visits and registrations rather than likes.

A 90-minute audit call and a written, scored report. Turnaround, reporting and term are agreed in writing after the audit.

What digital marketing means

Digital marketing is the combined work of search, social media, advertising and website channels running together rather than as separate projects with separate people. GullySales runs these as one connected system so a change in one channel, such as a new offer, is reflected everywhere at once.

For villa and plot developers

Where it usually goes wrong, and what we would do.

  • “The money goes on ads before the basics”

A developer pays for a launch campaign while the Maps pin points at the village temple and the website carries no approval number. The ads bring calls that end in a lost car and a doubtful buyer.

  • “Each layout sells at a different speed”

A new phase needs reach. A layout with a handful of plots left needs the list of past enquiries and a salesman on the phone. One plan for both overspends on the first and forgets the second.

  • “Weekends and the calendar decide the year”

Plot buyers visit on Saturdays and Sundays, around festivals, and hold off through Ashada in Karnataka, Andhra Pradesh and Telangana. Ads and pick-ups that ignore those dates are paid for and wasted.

What we do

What we deliver for villa and plot developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. An order of work for each layout

Which channel starts first for each layout, decided by how much is left to sell and who its buyers are.

Result: The newest phase and the last few plots each get the push they need.

  2. A named owner for each layout's channels

One person per layout answerable for its Maps pin, WhatsApp number, portal plot listings and ads, with the logins held by the company.

Result: A layout's listings do not go stale when its salesman moves to the next one.

  3. A festival and auspicious-day calendar

Ugadi, Akshaya Tritiya, Dussehra and Diwali marked against each layout's plans, with the slow Ashada weeks given over to documents and follow-up rather than launches.

Result: Offers and launches land on the days families want to register.

  4. A source field the site office fills in

Every visitor asked how they found the layout, the answer picked from a fixed list that matches the channels you pay for.

Result: A weekend's visits can be traced back to a channel.

  5. A plan for the last plots in a layout

When a layout is down to its last few plots, the ads stop and past enquiries for those sizes are rung one by one.

Result: The final plots sell without paying for reach you no longer need.

How the result is measured

  • Enquiries across channels
  • Cost per enquiry overall
  • Channel mix by contribution

Recorded as a baseline before work starts, so every later report has an honest comparison.

Where to start for this trade

The order a villa or plot developer should build things in, and what to leave for later.

The Maps pin at the layout gate
First job: claim or correct the Google Business Profile for each layout so the pin sits at the entrance. Note the calls and direction requests it gets before and after.
A page per layout with the approval details
Approving authority, approval and RERA numbers, sizes still free and a gate pin. Count how many callers still ask for documents after reading it.
A WhatsApp number that answers on Sundays
Saved replies carrying the layout plan, the location and the documents pack. Record the gap between a buyer's first message and the first reply on weekends.
Search ads on approval and road
Start with searches that name your approval body and your road. Keep site visits from ad callers in a separate column from portal callers.
Layout videos on Facebook and Instagram
Once the first four are working, real footage of the roads and plots. Note which video each lead form came from, so the next shoot copies the one that worked.
What to leave until later
A brand film, influencer tie-ups and a new logo. They bring nobody to the gate while the pin, the page and the replies are still broken.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Free audit call

90 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. After the call

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope, the fee and the reporting come with it, in writing.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the work runs for villa and plot developers

  1. 1

    Audit how enquiries become visits

We check how fast a Facebook, portal or broker enquiry gets a call, how site visits are booked, how many reach the gate, and where plot availability is kept today.

  2. 2

    Put the paperwork in front

The approval, conversion and title documents go onto each layout page and into a pack sent before the visit. Your lawyer decides first what may be shared.

  3. 3

    Fix the weekend visit

Pick-up, gate pin, a named person at the site office, a plot shortlist from the enquiry and a call afterwards. Each step written down, each with an owner.

  4. 4

Bring buyers by road and plot size

Search ads, layout video on social media, broker lists and boards on the approach road, each tagged so the site office knows which one sent the visitor.

  5. 5

Track each plot from enquiry to sale deed

One record from first call through token, agreement, loan and registration, so the sales head sees which source produces sales and which stage is losing families.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Should our own sales team run the digital side?
Your team should own the replies, the WhatsApp number and the site visit register, because they know the plots. Ads and pages can sit with an agency, provided the accounts are in your company's name and you can see every result yourself.
We have one layout and a small budget. Where do we start?
Fix the Maps pin and write the layout page, which cost time more than money. Then put the money into search ads on your approval and your road, because those buyers have already chosen the area.
How can we tell from our own registers which channel worked?
Add a source column to the site visit register and the token receipt book, and fill it on every visit. At the end of each sales period, set the counts by source beside what you spent on each.
Should we stop ads once the layout ranks on Google?
Not entirely. Ranking pages bring people already searching, while ads reach those who have not yet heard of the road. Cut spend on searches where your page already sits first, and keep it where it does not.
Can we advertise plots before RERA registration comes through?
Not until your lawyer says so. Most states bring plotted and villa projects above a set size under RERA, and promoting a project that needs registration before it has one puts the project at risk. We publish approval and registration numbers only after you confirm them in writing.
Our layout is outside Karnataka. Can you still work with us?
Yes. The work runs from our office in Nagarbhavi, Bengaluru, by call, WhatsApp and shared documents, and we travel for kick-off and review sessions when they are needed. Approving bodies and land documents differ by state, so the documents page is written with your own lawyer.
How long is the contract?
The term is agreed in writing after the audit, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and the audit tells you which applies to you. Nothing here is guaranteed.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
For the audit, last month's enquiries in any format and 90 minutes with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM, and time for the review meetings.
