Villa and plot developers · Social media

Film the roads, the drains and the plot stones, because buyers distrust renders.

Social media for a villa or plot developer is where a buyer checks that the layout's roads, drains and boundary wall really exist before driving out. GullySales plans the footage shot at the site, writes the rule for price questions in comments, and moves every message towards a booked site visit.

A 90-minute audit call and a written, scored report. Turnaround, reporting and term are agreed in writing after the audit.

What social media means

Social media is the ongoing posting your business does on platforms such as Instagram, Facebook and LinkedIn to stay visible to customers and prospects between purchases. GullySales plans a posting calendar, writes captions and designs the images so the page looks active and answers what a visitor would ask.

For villa and plot developers

Where it usually goes wrong, and what we would do.

  • “A green render tells the buyer nothing”

Every layout advertises the same render of trees and a clubhouse. A clip walking down a tarred road past the plot stones and an electricity pole is the proof a plot buyer wants.

  • “Comments ask 'price?' and get no answer”

Most comments on a plot ad are one word. Left unanswered they read like a layout with something to hide, and answered in full they start a price war in public.

  • “Promises of appreciation are a legal risk”

A post saying plots will double once the ring road opens is a claim nobody can stand behind. Project advertising is regulated, so lines like that go to your lawyer first, and most should never be written.

What we do

What we deliver for villa and plot developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A site shoot plan for each layout

The entrance, the roads, the drains, the corner plots and the drive in from the highway, filmed from fixed points so later clips show progress.

Result: Viewers can see the layout change between posts.

  2. Villa construction clips by stage

Foundation, slab, plastering and handover filmed on the villas being built, with the stage named on screen.

Result: Villa buyers in the project stop asking for photographs on WhatsApp.

  3. A comment reply rule

A fixed reply to price questions that gives a starting rate and moves the person to WhatsApp, in wording your lawyer has checked.

Result: Price questions turn into conversations, not arguments.

  4. Owner stories with written permission

Families who have registered or moved in, filmed only after they sign a consent form saying where the clip will appear.

Result: A doubtful buyer hears from someone who has already bought.

  5. Direct messages routed with a source tag

Every message passed to the sales team with the post or ad it came from, and a site visit offered in the first reply.

Result: Social media shows up in the visit count, not only in followers.

How the result is measured

  • Posts published
  • Engagement rate
  • Enquiries from social profiles

Recorded as a baseline before work starts, so every later report has an honest comparison.

Platform for this buyer

Where plot and villa buyers look before a site visit, and what to post on each.

YouTube for the full layout walk
An unhurried walk from the gate to the furthest plot, with the plan shown on screen. The one action wanted is a visit booked from the link in the description.
Instagram reels from the site
Short clips of the roads, the arch at dusk and a villa slab being cast. Ask viewers to message for the layout plan.
Facebook for hometown and NRI families
Longer posts with the approval details and the distance from town, in the language your buyers read. The action is a WhatsApp message asking for the documents pack.
Drone footage of the whole layout
It shows the size and the road grid as no ground clip can. Check the current drone rules and any local permission before flying, and say on screen when it was filmed.
What not to post
Claims that plot prices will rise, renders of amenities not yet approved, and pictures of buyers or their documents without consent. Any of these can be quoted back at you later.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Free audit call

90 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. After the call

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope, the fee and the reporting come with it, in writing.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the work runs for villa and plot developers

  1. 1

    Audit how enquiries become visits

We check how fast a Facebook, portal or broker enquiry gets a call, how site visits are booked, how many reach the gate, and where plot availability is kept today.

  2. 2

    Put the paperwork in front

The approval, conversion and title documents go onto each layout page and into a pack sent before the visit. Your lawyer decides first what may be shared.

  3. 3

    Fix the weekend visit

Pick-up, gate pin, a named person at the site office, a plot shortlist from the enquiry and a call afterwards. Each step written down, each with an owner.

  4. 4

Bring buyers by road and plot size

Search ads, layout video on social media, broker lists and boards on the approach road, each tagged so the site office knows which one sent the visitor.

  5. 5

Track each plot from enquiry to sale deed

One record from first call through token, agreement, loan and registration, so the sales head sees which source produces sales and which stage is losing families.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Should the founder appear in the videos?
If the founder is comfortable on camera, yes. Plot buyers want to know who stands behind the layout, and a founder walking the roads answers that. Otherwise the site engineer explaining the drains and road layers works nearly as well.
Someone commented that our layout has a land dispute. What do we do?
Reply once, calmly, offering the documents to anyone who asks, and move the conversation to a call. Do not delete a genuine question, and ask your lawyer before answering a specific accusation.
Do festival posts with offers work for plots?
When the offer is real and the date matters to buyers, such as registering before Ugadi or Akshaya Tritiya, yes. A greeting card with no plot information does little, so post the layout with the date instead.
Can we post photos from a buyer's registration or bhoomi puja?
Only with the family's written permission, and never with the sale deed or any document in frame. Ask at the event, note the consent in the buyer's record, and take the post down if they ask later.
Can we advertise plots before RERA registration comes through?
Not until your lawyer says so. Most states bring plotted and villa projects above a set size under RERA, and promoting a project that needs registration before it has one puts the project at risk. We publish approval and registration numbers only after you confirm them in writing.
Our layout is outside Karnataka. Can you still work with us?
Yes. The work runs from our office in Nagarbhavi, Bengaluru, by call, WhatsApp and shared documents, and we travel for kick-off and review sessions when they are needed. Approving bodies and land documents differ by state, so the documents page is written with your own lawyer.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after the audit, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and the audit tells you which applies to you. Nothing here is guaranteed.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
