Real estate developers and brokers · Real estate and construction

Fill the site visit calendar with buyers who already know the project and the price.

A home or plot buyer usually starts on a portal or a Google search for the locality and configuration, for example a 2BHK in Whitefield or a plot in Sarjapur. They compare three or four projects on price per square foot, possession date and RERA registration before calling anyone.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

Realistic editorial illustration of real estate developers and brokers at work in India

In one paragraph

Real estate marketing puts a project in front of buyers searching for a flat or a plot in that locality and price band. Real estate sales is the call, site visit and follow-up that turn an enquiry into a booking. GullySales builds locality pages and a quick reply routine, and tracks every lead from first call to registration.

The call or WhatsApp message that follows decides more than the advertisement that generated it. Ring back the same evening and the buyer may visit that weekend. Ring a week later and he has already seen two other projects. Then the questions start: loan eligibility, registration, possession date. A sales executive who cannot answer those on the spot loses him to the next project.

How buyers decide

How real estate developers and brokers are chosen.

Buyers filter by locality, budget and possession date before they filter by builder name. A project that does not appear for its own locality search is invisible to most of the demand looking for it.

RERA registration, the sample flat and photographs of actual construction progress carry more weight than brochure renders. A gap between the render and a recent site photo is the first thing a serious buyer checks.

Referrals from a broker network or an existing owner close faster than any advertisement. That only holds when the enquiry is logged and followed up, not left to whichever sales executive happens to answer that day.

The problem

What usually goes wrong for real estate developers and brokers.

What owners tell us on the first call, in their words.

  • “We rank for our own name, not the locality buyers search”

Buyers searching for a 3BHK in the actual locality never find our project page, because the site is built around the company rather than the specific configuration and area.

  • “We let site visit enquiries go cold overnight”

A form filled at 9pm gets a callback the next afternoon, by when the buyer has already booked a site visit with a competing project.

  • “Our broker and walk-in leads are not in one place”

Enquiries from the portal, the broker network and the sales office sit in three different registers, so nobody can see which channel is actually producing bookings.

  • “Families who visited at launch have gone quiet”

A family that saw the sample flat in the launch month is still deciding months later. Nobody has called them since the first week.

  • “Our sales executives cannot answer a loan or registration question on the spot”

A buyer asks about home loan eligibility or registration cost during a site visit, and the executive promises to call back, losing momentum.

  • “Our portal listings show renders instead of the current construction stage”

A buyer comparing projects notices the gap between an old render and a competitor's recent site photo, and starts to doubt our timeline.

  • “We do not know our cost per booking by channel”

Money goes into the portal, Google Ads and the broker network, but nobody can say which one actually produced this month's bookings.

What we do

What we do for real estate developers and brokers.

Everything included for real estate developers and brokers, and the result each part is there to produce.

  1. Locality and configuration pages

A page per project by locality and configuration, with RERA details, real photographs and a clear price band.

Result: The project appears for the exact search a buyer types.

  2. Google Business Profile and Maps listing

A profile for the sales office and site, kept current with location, hours and photographs of the actual site.

Result: A nearby buyer searching on Maps finds the sales office without confusion.

  3. Portal listing management

Listings kept current on property portals with accurate price, configuration and construction stage photographs.

Result: A buyer comparing portals sees an accurate, current listing.

  4. Same-day callback and WhatsApp reply routine

A tracked response time for a portal or website enquiry, whatever hour it arrives.

Result: An enquiry at any hour gets a human response before the buyer moves on.

  5. Sales and broker CRM

One record for portal, broker and walk-in leads, tagged by source, so every booking can be traced back.

Result: Nobody has to guess which channel is producing bookings.

  6. Site visit and loan query script

A prepared answer set for common loan eligibility and registration questions, so the sales team gives every buyer the same clear answer.

Result: A buyer gets a confident answer on the spot instead of a promised callback.

  7. Broker referral tracking

A record of which broker sends an enquiry and whether it becomes a booking, reviewed regularly.

Result: You know which broker relationship is actually worth the commission.

  8. Report against the enquiry baseline

Enquiries by locality and configuration, callback time and cost per booking tracked against the recorded baseline.

Result: The sales head sees which channel is actually producing bookings.

How the result is measured

  • Enquiries by locality and configuration
  • Callback time on portal and website leads
  • Site visits booked per enquiry
  • Site visits that became bookings
  • Broker-sourced bookings versus direct
  • Cost per booking by channel

Recorded as a baseline before work starts, so every later report has an honest comparison.

Every service, written for real estate developers and brokers

Each has its own page: what it involves for real estate developers and brokers, what you get, and what it is measured on.

Worth a page and a campaign of their own

2BHK and 3BHK apartment launches · Villa and plotted developments · Commercial office and retail space · Affordable housing projects · Luxury and premium residences · NRI investment properties · Redevelopment and rehabilitation projects · Ready-to-move versus under-construction inventory

Priority campaigns

Campaigns for what real estate developers and brokers most want to sell.

Each one planned around when your buyers decide, and measured against the baseline.

  • 2BHK and 3BHK launch campaign

Locality and configuration pages, with Google Ads for the exact search a buyer types, timed to the launch booking window once RERA registration is in place.

Result: A buyer searching for that configuration in that locality finds the project first.

  • Villa and plotted development campaign

Plot buyers want the layout, the approving authority and the road width before anything else. The project page leads with those, backed by search ads in that locality.

Result: A plot buyer researching the locality finds the project before visiting a competing site.

  • NRI investment property campaign

We build a page addressing loan, repatriation and registration questions specific to an NRI buyer, and time WhatsApp follow-up to overseas time zones.

Result: An NRI buyer gets answers to their specific questions without a delayed callback.

  • Ready-to-move inventory campaign

Ready possession units pushed to the top of the portal listings and website before Akshaya Tritiya, Dussehra or the March year-end.

Result: A buyer wanting immediate possession sees the ready inventory clearly.

  • Commercial and retail space campaign

A page with floor plates, parking and lease terms, sent to the brokers who place commercial tenants before companies plan their next office move.

Result: A business searching for commercial space finds the project's specific offer.

Beyond search

Where we reach buyers of real estate developers and brokers, beyond Google.

Search matters, but it is rarely the only way this industry's buyers find a supplier.

  • Broker and channel partner network

A list of the brokers active in your micro-market, with a referral routine and a commission sheet. A broker who is paid on time keeps sending buyers.

  • Property portal listings beyond Google search

Many buyers compare projects on 99acres, MagicBricks and Housing.com before they ever search on Google. Your listings there stay current with price and stage photos.

  • Existing owner and resident referral programme

An owner who has already moved in is the most believable voice a buyer can hear. A referral ask goes out at handover, with each referral logged.

  • NRI community groups

Short outreach notes for NRI associations and forums in the Gulf, the US or the UK, where families buy for parents or for a return home.

  • Bank home loan desk relationships

Loan officers meet buyers who are already approved and still looking. A project pack with your approved-bank list gives them something to hand over.

  • Property expos and exhibitions

Stall material, a sign-up form on a tablet and a follow-up sequence that starts the same evening, before rival stalls call back.

Who it is for

  • Villa and plotted development builders
  • Commercial and office space developers
  • Independent brokers and channel partner networks
  • Redevelopment and rehabilitation projects
  • Plot and land aggregators
  • NRI-focused residential projects
  • Affordable and mid-income housing developers

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Your brief

You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.

  2. After the brief

A conversation and a written scope

We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

The fix we agreed to start with is put in place and measured against the baseline, whether that is reply time, a follow-up sequence, the page buyers land on or the handover between marketing and sales.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the work runs for real estate developers and brokers

  1. 1

    Audit the enquiry funnel

We check how fast a portal or website enquiry gets a call back, how site visits are booked, and where leads from brokers and walk-ins are recorded today.

  2. 2

Build the locality and configuration pages

A page for each project by locality and configuration, with RERA details, real photographs and a clear price band, so the project appears for the exact search a buyer types.

  3. 3

    Fix the response time

A same-day callback routine and a WhatsApp reply script for the sales office, so an enquiry at any hour gets a human response before the buyer moves on.

  4. 4

    Bring in qualified visits

Portal listings, Google Ads for the locality and configuration, and a broker referral process, aimed at bookable site visits rather than form fills.

  5. 5

    Track every lead to registration

One CRM record for portal, broker and walk-in leads, so the sales head can see which channel is producing bookings, not just enquiries.

United States

Working with US real estate developers and brokers.

A US buyer starts on Zillow or Realtor.com, filters by school district and price band, and messages whichever agent the portal puts in front of them. What you write back is not entirely your own choice. The listing sits in an MLS with its own rules on photographs, pricing and coming-soon posts. Your broker of record signs off the advertising. Fair Housing sits over every line of it. Describe the buyer rather than the property, and a cheerful note about a family street near the parish church becomes a complaint.

You would be hiring us to draft the listing copy, the neighbourhood pages and the follow-up messages. A licensed person at your brokerage approves each one before it is published. Overlap hours are agreed before work starts, and the draft reply to an enquiry sent at seven in the evening in Columbus is ready for your agent first thing.

  • Fair Housing checked line by line

We write about the house, not about who ought to live in it. Wording such as walkable to St Mary's or perfect for a young family describes a buyer, and your attorney tells you where your state draws the line.

  • Listing copy that fits your MLS rules

Character limits, photograph rules and what may be said before a listing goes active change from one MLS to the next. We write to the rulebook your brokerage actually follows and leave the publishing to your licensed agent.

  • Speed to lead on portal enquiries

A Zillow enquiry reaches several agents at once, so the first reply decides who gets the showing. We build that reply, the text that follows an hour later, and the record of both in Follow Up Boss or whichever CRM your office already pays for.

  • Buyer representation explained before the showing

Buyers now sign a written agreement with their agent before touring a home, and that conversation surprises people. The follow-up sequence explains the step in plain words your broker has approved, ahead of the first tour.

  • The Realtor mark used the way the association requires

It is a membership mark rather than another word for agent, and its use in advertising has rules. We keep the capitalisation and the wording the same across pages, profiles and ads.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

Engagement options

Ways to work with us.

Pick the size of commitment that fits. Every option starts with your brief and a conversation.

  1. Option 1

    The conversation on its own

A call after you send your brief. It says honestly whether you need outside help, and many fixes are ones your own team can make.

  2. Option 2

    One fix, scoped

Start with the fix that matters most, such as reply time or follow-up. The fee is in writing before anything starts.

  3. Option 3

    An ongoing programme

We run the work, report against the baseline, and you renew on the numbers. The term and the reporting are agreed in writing first.

  4. Option 4

Guidance for your own team or agency

We plan, brief and check the work of your in-house team or current agency, instead of replacing them.

FAQ

Questions real estate developers and brokers ask before they call.

Not here? More answers, or ask on WhatsApp.

Do you work with individual brokers or only developers?
Both. A developer usually needs project pages and a sales CRM; an independent broker usually needs a stronger local search presence and a faster WhatsApp reply routine. We can tell which once we have spoken to you.
Can you help us track broker performance?
Yes. Every broker-sourced enquiry is logged against the booking it produces. You see which broker relationship is worth the commission, and which one only sends names.
Can you help us sell to NRI buyers?
Yes, if your project suits them. NRI buyers ask about home loans for non-residents, power of attorney and repatriation before they ask about amenities. We write a page that answers those questions and time WhatsApp follow-up to Gulf, UK or US hours.
Do you train our sales office team?
We prepare the loan, registration and configuration answers your sales team needs on a site visit. Closing the sale stays with your team.
Can you promote a project before RERA registration is complete?
In general, no. RERA does not allow a project that needs registration to be advertised or booked before it is registered. We publish the RERA number, price and possession date only after you confirm them in writing, and your lawyer signs off the launch copy.
Should we rely on 99acres and MagicBricks, or our own website?
Both, for different jobs. Portals bring buyers who are comparing many projects at once. Your own locality pages bring buyers who searched for your area or your name, and those leads are not shared with rival projects.
You are not licensed here. What can you actually do?
Everything up to the point where a licence is needed. We research, write and schedule; your agent or broker of record reviews and publishes. We are not a brokerage, we hold no US licence, and we say so to anyone who asks.
How do you keep our listings inside Fair Housing rules?
By writing about square footage and not about neighbours. Every description, ad and landing page goes through a written check of the phrases that describe people rather than property. Your attorney reviews that checklist once, so your office knows what it is signing off.
Do you work our hours?
We work the overlap agreed before the engagement starts, and we promise no round-the-clock cover. Last night's portal enquiries are drafted and waiting when your office opens. Who answers outside that overlap is settled in the first conversation rather than argued about later.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
