Real estate developers and brokers · Content marketing

Answer the loan, khata and registration questions before the visit.

Content marketing for a developer or broker means publishing what a buyer works through before committing: the locality, the cost of registration and the loan, and the payment schedule. GullySales writes those pieces in plain words and tracks which ones bring site visits.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What content marketing means

Content marketing is writing articles, guides and pages that answer the questions buyers search before they are ready to enquire. This makes your business visible and trusted before the first call. GullySales plans this content from the first conversation onward, choosing topics that match real search demand rather than guesses.

Last updated 5 Oct 2026. Rules for this trade differ by state and professional body, and they change. We describe restrictions in general terms, so check the current position with your own council or adviser before you publish anything.

For real estate developers and brokers

Where it usually goes wrong, and what we would do.

  • “The cost of buying is not the price of the flat”

Stamp duty, registration, GST on an under-construction unit, the corpus and the maintenance advance. A family that discovers this late walks away.

  • “The locality guide brings a buyer no project page can”

Water, schools, the metro line, what the road is like at eight in the morning. Buyers read that for weeks before they shortlist anything.

  • “Your executives answer the same six questions daily”

Loan eligibility, khata, the possession date, the payment schedule, parking and the club house charge. Write them once and hand them over.

What we do

What we deliver for real estate developers and brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A cost-of-buying page worked out in full

Stamp duty, registration, GST where it applies, the corpus, the maintenance advance and the parking charge, set out for one configuration.

Result: Nobody reaches the agreement stage surprised.

  2. A locality guide for each micro-market you sell in

Connectivity, the water position, schools, tech parks, the morning traffic and what a flat there costs today, written without a sales pitch.

Result: Buyers researching a locality read your page.

  3. The six questions your sales team answers daily

Loan eligibility in general terms, khata and approvals, the possession position, the payment schedule, parking and the club house charge.

Result: Your executives stop improvising the same answers.

  4. A payment schedule explained line by line

What each stage means, when it falls due, what a bank disburses against it, and what happens if construction runs ahead of the plan.

Result: The schedule stops being where a booking stalls.

  5. An NRI page written for the questions they ask

Loans for non-residents, power of attorney, repatriation and how registration happens without being present, written in general terms.

Result: An overseas family has answers before the call.

  6. Reporting on which piece brought a visit

Enquiries and site visits traced to each guide and locality page, measured from the baseline recorded before work starts.

Result: You write more of what buyers read.

How the result is measured

  • Pages published
  • Organic traffic
  • Enquiries from content pages

Recorded as a baseline before work starts, so every later report has an honest comparison.

Questions buyers ask first

What a buyer works out before calling a developer or a broker, and the page that helps.

What will I actually pay over the base price?
A cost-of-buying page for one project. List registration, stamp duty, GST where it applies, parking, maintenance deposit and clubhouse charges, with a worked example. Rates change, so date the page.
Which payment plan suits a salaried buyer?
Compare a construction-linked plan with a possession-linked one in plain words. Show the stages, when the bank releases against each, and what the buyer pays from their own pocket meanwhile.
Is this project RERA registered?
A page that shows the registration number, a link to the authority's own project page, the sanctioned carpet area and the declared completion date. Let the buyer verify before they ask.
What is it like to live in this locality?
A locality guide covering schools, hospitals, the commute to the main business belt, water supply and what is still being built. Name what is missing as well as what is nearby.
Can I buy from abroad as an NRI?
An NRI page covering the documents, power of attorney, how funds come in, and the tax questions to put to a chartered accountant. Say the rules change and send the reader to their own adviser.
Should I buy under construction or ready to move?
A comparison for a first-time buyer. Cover the wait, how tax treatment differs, the risk of delay, and what to inspect on a finished flat before taking possession.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Your brief

You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.

  2. After the brief

A conversation and a written scope

We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

The fix we agreed to start with is put in place and measured against the baseline, whether that is reply time, a follow-up sequence, the page buyers land on or the handover between marketing and sales.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the content marketing work runs

  1. 1

    Confirm the plan

Topics and formats for the coming month are confirmed against the content strategy.

  2. 2

    Produce and review

Content is written or filmed, then reviewed by someone who knows your trade before it goes out.

  3. 3

    Publish and distribute

Finished content is published to the site and pushed through the channels your buyers actually use.

  4. 4

    Track enquiries

Enquiries are traced back to content where a direct line exists, and reported honestly where it does not.

  5. 5

    Report and adjust

We report results and adjust the next topics based on what actually worked.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

#257, 3rd floor, Sri Nanjundeshwara Complex, Nagarbhavi 8th Block, Outer Ring Road. How we work.

FAQ

Questions owners ask before they call.

Can we publish a home loan eligibility guide?
In general terms, explaining how banks look at income and tenure, and sending the reader to their own bank or adviser for a figure. Do not state what anybody will be sanctioned. Your legal adviser reads anything that names a bank or a rate.
Will a locality guide send buyers to competing projects?
It sends them to you first, which is worth more than keeping them ignorant. The family reading about a locality in March books somewhere in August. Write it well and they come back to the source.
How do we stop prices and availability on pages going out of date?
Keep unit prices and availability off guides. Link each guide to one live price sheet, and put an 'as on' date on anything quoting a rate or a RERA date. A stale price sends the buyer in expecting something you cannot offer.
Which pieces should our sales executives send during a call?
Send the exact piece while the caller is still on the line: the cost sheet to someone asking about total outgo, the locality guide to the family. Executives who send the answer get called back, and the link tells you which piece worked.
Do you work with individual brokers or only developers?
Both. A developer usually needs project pages and a sales CRM; an independent broker usually needs a stronger local search presence and a faster WhatsApp reply routine. We can tell which once we have spoken to you.
Can you help us track broker performance?
Yes. Every broker-sourced enquiry is logged against the booking it produces. You see which broker relationship is worth the commission, and which one only sends names.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
