Real estate developers and brokers · Reputation management

Buyers read the possession delay thread before they read your brochure.

Reputation management for a developer or broker is what owners of your last project write in forums and buyer groups, and what a shortlisting family finds on searching your name. GullySales watches the mentions, gets complaints answered on record, and builds reviews from owners who have their keys.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What reputation management means

Reputation management is watching what is said about your business across Google, social media and review sites, and responding to it before it changes a buyer's mind. GullySales monitors mentions, drafts responses to negative reviews and flags recurring complaints back to your team.

For real estate developers and brokers

Where it usually goes wrong, and what we would do.

  • “Your last project's owners are your loudest publishers”

A buyer group from a delivered tower discusses the lift, the club house and the handover delay. That thread outranks your launch page within weeks.

  • “A complaint filed against you is a public record”

Buyers search the builder's name beside the word complaint. What they find carries no context unless you have published your own account of it.

  • “Your sales office has reviews nobody has read”

Families rate the visit: the pushy calls, the parking, the executive who never rang back. That listing sits beside every locality search.

What we do

What we deliver for real estate developers and brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Alerts on the builder, the projects and the directors

Watches on search, the property forums, buyer groups, review sites and the consumer complaint portals where your name turns up.

Result: You read a thread before a buyer does.

  2. A written reply for a delay or a handover dispute

A short factual response carrying a date, agreed with your legal adviser, sent through the association channel as well as posted where it was raised.

Result: Your version of the position exists in writing.

  3. Your own account of a complaint anybody can find

A plain page covering what was raised, what has been done and where it now stands, so a searching buyer finds your side beside the record.

Result: A buyer reads two accounts instead of one.

  4. Sales office reviews answered and asked for

Replies to reviews about the visit, the calls and the parking, and a routine for asking families who enjoyed the experience to write one.

Result: The listing beside every locality search improves.

  5. Handover week turned into reviews and references

The ask made while keys are being given, with permission recorded, plus a short list of owners willing to speak to a new buyer.

Result: Delivered buildings work for the next launch.

  6. A note on what keeps returning

Mentions found, what was replied, and the complaints that repeat, such as a club house date or a maintenance charge, against the baseline.

Result: A repeating complaint reaches the project team.

How the result is measured

  • Average rating
  • Response time to reviews
  • Negative mentions resolved

Recorded as a baseline before work starts, so every later report has an honest comparison.

What to do with each review

How to answer a buyer, an owners' group or a broker's client posting about a project.

Praise from a buyer after possession
Thank them and name the project and the tower. Ask whether they would say what they liked, such as the handover or the clubhouse. Check that they have taken possession before you ask.
Complaint about a delay in possession
State the date, the status of construction and the reason, and name the person who will call. Check it against the RERA project page and your own site progress record, and keep the public message the same.
Complaint about the carpet area or a price change
Reply that the agreement for sale and the payment plan are the reference, and offer a meeting. Keep the brochure, the agreement and the demand letters for each buyer in one place.
Owners' group or WhatsApp group complaints
Reply once, politely, with the status and a date for the next update. Do not argue in the group. Offer a meeting with the project head and a minute of the points agreed.
Review about a broker or a channel partner
Say you will check what the buyer was told, and speak to the partner. Check the booking form and the partner's brief against what was said. Remind partners to share only the approved price sheet.
Review that looks fake or from a rival
Match the name against your site visit and booking records. If nothing matches, report it through the platform's own process and reply once, stating you cannot find the person.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Your brief

You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.

  2. After the brief

A conversation and a written scope

We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

The fix we agreed to start with is put in place and measured against the baseline, whether that is reply time, a follow-up sequence, the page buyers land on or the handover between marketing and sales.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the reputation management work runs

  1. 1

    Understand current perception

We start by actually searching your business name and reviewing what a stranger would currently see.

  2. 2

    Audit existing mentions

We catalogue reviews, mentions and search results, flagging anything negative or inaccurate.

  3. 3

    Plan responses

A calm, factual response is prepared for anything that needs one, agreed with you before posting.

  4. 4

    Implement monitoring

Ongoing checks are set up so new mentions are caught promptly rather than discovered by accident.

  5. 5

    Measure and report

Sentiment and response times are reported, with your business name searched again to see what has moved.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

#257, 3rd floor, Sri Nanjundeshwara Complex, Nagarbhavi 8th Block, Outer Ring Road. How we work.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

An owners' group is posting about a delay. Do we reply there?
Reply through the channel you already have with the association, and keep any public response short, factual and carrying a date. Your position on the delay is your lawyer's call, so nothing posted should cut across it. Silence gets read as an admission.
Can we get reviews from buyers who have taken possession?
Yes, and handover week is the moment to ask. An owner holding new keys is willing; the same owner two years into a maintenance dispute is not. Ask at handover and keep a record of who agreed to what.
A review says the project is not RERA registered. How do we answer?
If it is registered, reply with the registration number and the page where it can be checked, and put it on your site. If it is wrong, say so politely. Never post the number unless you have verified it, and keep the certificate on file.
Do you work with individual brokers or only developers?
Both. A developer usually needs project pages and a sales CRM; an independent broker usually needs a stronger local search presence and a faster WhatsApp reply routine. We can tell which once we have spoken to you.
Can you help us track broker performance?
Yes. Every broker-sourced enquiry is logged against the booking it produces. You see which broker relationship is worth the commission, and which one only sends names.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
