Real estate developers and brokers · Referral marketing

An owner pleased at handover sends two buyers from the same office.

Referral marketing in real estate covers two different things: the channel partner network that brings buyers for a commission, and the owner who tells a colleague. Agent registration and what may be paid are governed by law. GullySales builds both lists and keeps the arrangements written down.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What referral marketing means

Referral marketing is asking an existing customer to recommend you to someone they know, usually with a reward for both sides. It differs from a loyalty scheme because it brings in a new customer rather than a repeat purchase. GullySales builds the ask and the reward into a point where a customer is already satisfied.

For real estate developers and brokers

Where it usually goes wrong, and what we would do.

  • “Referrals from owners close faster and negotiate less”

A buyer who has seen a friend's flat and heard about the handover arrives convinced. He asks about the rate, not about whether you will finish. That is the cheapest booking in the project.

  • “A channel partner network needs rules before it needs size”

Registration of the buyer, how long it holds, and when the commission falls due. Without those three lines you will spend the launch arbitrating who introduced whom.

  • “Agent registration and payment are governed, not a matter of preference”

Real estate agents are required to register under RERA in most states, and what may be paid and advertised is regulated. Ask your own legal adviser how the rules apply where your project is, because they differ by state and are amended.

What we do

What we deliver for real estate developers and brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A channel partner agreement that settles the arguments

Buyer registration, how long it holds, the commission and when it is payable, with each partner's registration status recorded.

Result: Disputes are answered by a document.

  2. An owner referral ask at the right moment

What is said at booking and again after a clean handover, and how the owner passes the contact across.

Result: Owners refer while they are pleased.

  3. Something an owner can forward

A link carrying the configuration, the price band and the registration details, written so a buyer can send it to a colleague in one message.

Result: The recommendation arrives as something the buyer can open.

  4. A partner list showing the work each one does

Every channel partner with the localities they cover, the buyers they have registered and the bookings that followed.

Result: You see which partners sell and which only register names.

  5. A record of who referred whom

Every enquiry marked from the first call with the owner, partner or employee behind it.

Result: The commission and the thank-you reach the right person.

  6. A written line on what the company pays

What an owner who refers is offered, what a registered agent is paid, and what is not paid at all, checked with your legal adviser.

Result: Nobody in the sales team invents an arrangement.

How the result is measured

  • Referrals received
  • Referral conversion rate
  • Cost per referred customer

Recorded as a baseline before work starts, so every later report has an honest comparison.

How referrals reach a developer

Referral here means a buyer's word and a broker's lead, and each needs its own record.

The owner at possession
Ask at key handover, when the flat is hers and she is pleased, whether a relative or colleague is looking. Log the name against her unit number and record the source on the enquiry.
The neighbour in the same project
Residents see a friend looking at the model flat. Offer them a way to bring a visitor to the site, and tell the sales team who is coming, so the visit is hosted rather than accidental.
The channel partner or broker
Register every lead the day it arrives, with a date and the buyer's name. The channel partner agreement should say how long a registration holds and what happens when two partners claim one buyer.
The bank's home loan officer and the interior designer
Both meet buyers at the stage when they commit. Tell them the project name, the possession plan and who to call, and keep their details on file.
What never to do
Never pay a commission to anyone who is not a registered agent where registration applies, or promise returns or rent to bring in a buyer. Rules differ by state, so confirm with your legal adviser.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Your brief

You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.

  2. After the brief

A conversation and a written scope

We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

The fix we agreed to start with is put in place and measured against the baseline, whether that is reply time, a follow-up sequence, the page buyers land on or the handover between marketing and sales.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the referral marketing work runs

  1. 1

Understand your margin and customer relationship

We agree what reward is genuinely sustainable and appropriate for your business and customer type.

  2. 2

    Audit existing informal referrals

We check how much word of mouth already happens, to size expectations for the formal programme realistically.

  3. 3

    Design the offer and mechanism

A specific reward and an easy sharing method are built and tested.

  4. 4

    Implement and promote

The programme is surfaced at the right moments in your customer journey.

  5. 5

    Measure and adjust

We track referrals and conversions, adjusting the reward or promotion if uptake is low.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

FAQ

Questions owners ask before they call.

Can we pay a past buyer for referring somebody?
Ask your legal adviser before you do. A referral payment to somebody who is not a registered agent raises questions under the agent registration rules, and the position differs by state. Many developers stay with recognition and early access at the next launch instead.
How do we stop two channel partners registering the same buyer?
One first-touch rule, written into the agreement and enforced from the enquiry record with a date and a time on it. Publish the rule to every partner at the start. These arguments are almost always about a rule nobody agreed in advance.
When is the right moment to ask an owner for a referral?
At possession or when the owner first moves in, when she is happy and has no pending complaint. Ask once, make it easy to forward your project details, and do not ask while a snag list is open or a payment is in dispute.
A broker says he brought a buyer we already had on our list. How do we settle it?
Look at the dated record. The agreement should say how a registered lead is treated and how long a registration lasts. If the buyer was already yours before the registration, say so openly and show the date. If unclear, ask your legal adviser.
Do you work with individual brokers or only developers?
Both. A developer usually needs project pages and a sales CRM; an independent broker usually needs a stronger local search presence and a faster WhatsApp reply routine. We can tell which once we have spoken to you.
Can you help us track broker performance?
Yes. Every broker-sourced enquiry is logged against the booking it produces. You see which broker relationship is worth the commission, and which one only sends names.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
