GullySales

Real estate developers and brokers · Search engine optimisation

Rank for two bedroom flats in the locality, not for the builder's name.

Search engine optimisation for a developer or broker means appearing when a buyer searches a locality, a configuration and a budget, rather than only when somebody types your company name. GullySales builds a page for each project, locality and configuration, and clears the faults keeping them behind the portals.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What search engine optimisation means

Search engine optimisation (SEO) is the work of getting your website to appear when a buyer searches Google for what you sell. GullySales builds pages around real search terms, fixes technical issues that block ranking, and tracks which searches actually bring enquiries.

For real estate developers and brokers

Where it usually goes wrong, and what we would do.

  • “Your project name is already somebody else's keyword”

Search your own launch and the first five results are listings from five brokers. The buyer rings them, and you pay commission on your own advertising.

  • “The budget is part of the search”

People type 3BHK under 1.2 crore in a locality. A page that never mentions a price band cannot match that search, however well it reads.

  • “A resale page brings buyers a new launch never will”

Searches for ready flats in a locality outnumber launch searches heavily. Brokers who publish resale and rental pages end up owning the micro-market.

What we do

What we deliver for real estate developers and brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A page per project, locality and configuration

A separate page for each configuration in each project, naming the locality the way a buyer types it, with the price band and possession quarter on it.

Result: The exact search a buyer makes has somewhere to land.

  2. Micro-market pages that outrank the listings

Pages about the locality itself, covering connectivity, the schools, the tech parks, the water position and what a flat there costs today.

Result: You own the locality search rather than a portal.

  3. Registration particulars placed where they belong

The number, the approving authority and the possession date on every project page, published after your lawyer has cleared the wording.

Result: A serious buyer finds what he checks for first.

  4. Construction stage photographs with the month on them

A fresh set of site pictures each month, dated, replacing the renders a buyer is comparing against a rival's recent photographs.

Result: The doubt about your timeline stops at the page.

  5. Technical faults cleared from a heavy site

Load speed on a site full of floor plans and galleries, broken links from sold-out projects, and the pages left behind by an old launch.

Result: A buyer on a phone reaches the enquiry form.

  6. Reporting by locality and configuration

Position, traffic and enquiries for each project and micro-market page, measured from the baseline recorded before work began.

Result: You can see which locality page produced site visits.

How the result is measured

  • Ranking positions
  • Organic traffic
  • Enquiries from organic search

Recorded as a baseline before work starts, so every later report has an honest comparison.

Searches your buyers type

What a home buyer types before calling a developer or broker, and the page that answers it.

3 BHK flats in Whitefield
A configuration page for one locality. Show the projects you sell there, the carpet area and the floor plan of each type, the possession stage and the registration details, with a form for a site visit.
RERA registered projects in Pune
A page that names each project's registration number, the authority it sits with, and the validity shown on the register. Buyers check this first, so place it above the brochure copy.
price per sq ft in Hinjewadi
A micro-market page. Quote a range only if you hold current rates, date the page, and name the factors that move a price, such as tower, floor, view and payment plan.
ready to move flats in Hennur
A page for possession-ready stock. Show photographs with the month taken, say which units remain, and set out the occupancy certificate status in plain words once you hold it.
resale flat or new launch, which is better
A comparison page for a buyer who is undecided. Set out what each route involves, such as stamp duty, possession date and loan release, and where your service sits in each.
plots near Devanahalli with clear title
A plot page. State what documents the buyer can ask to see, name the approving authority, and add a map showing the plot's position against the road and the airport.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Your brief

You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.

  2. After the brief

A conversation and a written scope

We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

The fix we agreed to start with is put in place and measured against the baseline, whether that is reply time, a follow-up sequence, the page buyers land on or the handover between marketing and sales.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the search engine optimisation work runs

  1. 1

    Audit and baseline

We record where the site stands today: positions, traffic, technical faults and the enquiries search currently produces. Nothing starts until this number is written down.

  2. 2

    Decide what to rank for

We map the searches your buyers use, in your words and theirs, and pick the ones worth the effort for your margin and your capacity.

  3. 3

    Fix the foundations

Technical faults first, because the cheapest gains are usually there. Then the Business Profile and directory consistency.

  4. 4

    Build the pages

A page for each thing you do, written to answer the question it is searched for, with a clear next step at the end.

  5. 5

    Publish and earn mentions

Content goes out on the calendar. Links and mentions are earned from real relationships, not bought.

  6. 6

    Measure, report, adjust

At the interval agreed at the start we report what moved and what did not, and change the plan when the numbers say so.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

#257, 3rd floor, Sri Nanjundeshwara Complex, Nagarbhavi 8th Block, Outer Ring Road. How we work.

FAQ

Questions owners ask before they call.

Do we need search if we already advertise on 99acres?
The portals bring buyers comparing five projects at once, and those leads are shared. Your own pages bring the buyer who searched your locality, and that enquiry is yours alone. We report enquiries by source against the baseline taken before work starts.
Our launch page is written and the registration is not through. What now?
We build the page and hold it. Advertising a project that requires registration before it is registered is a serious matter under RERA, and your lawyer decides when the page may go live. The number, the price band and the possession date go up only after you confirm them in writing.
Should each tower or phase of a project have its own page?
Give each phase its own page only when its registration, possession date or price differs. Otherwise one project page with a clear section for each phase serves the buyer better and keeps your reviews, links and updates in one place.
Can we copy the developer's brochure text onto our broker site?
Avoid it. The same words on many sites help none of them, and a brochure is written for print. Write your own page from what buyers ask you on site visits, and check the figures against the developer's current registration.
Do you work with individual brokers or only developers?
Both. A developer usually needs project pages and a sales CRM; an independent broker usually needs a stronger local search presence and a faster WhatsApp reply routine. We can tell which once we have spoken to you.
Can you help us track broker performance?
Yes. Every broker-sourced enquiry is logged against the booking it produces. You see which broker relationship is worth the commission, and which one only sends names.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
