GullySales

Real estate developers and brokers · Branding

The builder's name is a promise about a date three years away.

Branding for a developer or broker is what makes a family trust you with an advance on a flat that does not exist yet. GullySales settles the company name against the project names, writes the delivery record into the material, and keeps every channel saying the same thing.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What branding means

Branding is what a customer remembers about your business beyond the product, including your name, colours, tone of voice and what you are known for locally. GullySales sets or corrects this once and applies it consistently across your website, signage and adverts so the business looks like one company everywhere.

For real estate developers and brokers

Where it usually goes wrong, and what we would do.

  • “Each project has a name and the company is forgotten”

Buyers remember the tower, not the builder. The next launch starts from nothing unless the company name travels with every project.

  • “Delivered buildings are the identity”

A photograph of a tower you handed over four years ago, dated, does more than any logo. Most developers never photograph the old ones.

  • “Channel partners make their own creatives”

Brokers produce artwork with your project name and their own number on it. A ready kit keeps one version of the project in the market.

What we do

What we deliver for real estate developers and brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. The company name settled against the project names

How the builder mark appears on every hoarding, brochure, listing and letterhead, so the next launch starts with some recognition behind it.

Result: Buyers remember who built the tower they liked.

  2. The delivery record written into the material

Projects handed over, the year, the number of homes, and photographs of them as they look today, placed where a cautious buyer looks first.

Result: Your track record answers the possession question.

  3. A ready kit for channel partners

Approved creatives, the registration wording your lawyer has cleared, photographs, and the copy a partner may publish under your project name.

Result: The market sees one version of your project.

  4. A sample flat and site office that match the brochure

Signage, the hoarding, the walk from the gate and the sample flat finishes checked against what the printed material and the website promise.

Result: Nothing on the visit contradicts what brought them.

  5. One price and possession message everywhere

The same configuration names, price bands and possession quarter on the website, the portals, the partner material and the site office.

Result: The answer does not change with the channel.

  6. Photography of what is actually built

Delivered towers, the podium garden as it stands now, the club house in use, photographed with residents' permission and dated.

Result: Your proof is a building, not a render.

How the result is measured

  • Recognition in customer feedback
  • Consistency across channels
  • Repeat enquiries by name

Recorded as a baseline before work starts, so every later report has an honest comparison.

Positioning in one sentence

The sentence a developer or broker can fill in so a buyer knows what the advance is for.

We build or sell [project type] in [locality] for [type of buyer], and unlike [the next launch] we can show [approvals, registration and homes already handed over].

Who it is for
A first-home family, an investor, an NRI buying for parents, or a buyer upgrading. Pick the one the project is priced for, and write the first line for their question.
What you offer
State the project type, locality, configuration and possession stage in the words buyers use, such as 2 and 3 BHK flats, plots or villas. Keep to what is registered and sanctioned.
What a buyer gets that the next project does not
It might be earlier projects already handed over, a clear set of title papers, or one sales contact who stays through registration. Say only what you can document.
The proof you can show
Completed projects with handover years, approvals and registration details as the rules require, site photographs, and buyers who agree to talk. No unsupported claims about returns.
Words buyers ignore
'Luxury living', 'prime location' and 'dream home' are on every hoarding. Replace them with the distance to the school or metro station, the plot sizes and the approvals.
The name and tagline test
Say the project name aloud and spell it on a call. Check it against registered projects nearby, and make sure the tagline promises nothing about returns.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Your brief

You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.

  2. After the brief

A conversation and a written scope

We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

The fix we agreed to start with is put in place and measured against the baseline, whether that is reply time, a follow-up sequence, the page buyers land on or the handover between marketing and sales.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the branding work runs

  1. 1

    Interview customers and team

We talk to real buyers, won and lost, and to people inside the business who deal with customers daily.

  2. 2

    Review the competitive field

We look at how the nearest competitors present themselves so the position is not accidentally identical.

  3. 3

    Draft the position

A first version of the positioning statement and messaging pillars is written and checked against what customers actually said.

  4. 4

    Test it against real conversations

The draft is tried out in a real sales call or two before it is finalised, since a position that does not survive a real conversation needs rework.

  5. 5

    Hand over the rollout brief

The final position, pillars and not-for list are documented for your team and any agency to apply consistently.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

#257, 3rd floor, Sri Nanjundeshwara Complex, Nagarbhavi 8th Block, Outer Ring Road. How we work.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Should the project have a separate identity from the company?
Give the project a name and keep the company mark on everything it touches. Buyers shortlist by project and then check the builder. A project brand with no visible parent makes that second search harder than it needs to be.
What may a channel partner publish under our project name?
Only what you supply and approve, and property advertising carries registration obligations your legal adviser has to settle. Give partners a ready kit with the approved wording, and write the rule into the agreement they sign.
Where does the RERA registration number have to appear on our material?
Wherever the rules for promoters and agents require, which usually includes advertising and listings for a registered project. Rules differ by state and change, so check your state authority's current requirement. Copy the number from one verified source so every piece matches.
Can we show artist's impressions and renders on the board and brochure?
Yes, but label them clearly as illustrations and keep them consistent with the sanctioned plan and registered details. Put photographs of the real site beside them. A buyer who finds the render differs from the site will remember it, and a regulator may too.
Do you work with individual brokers or only developers?
Both. A developer usually needs project pages and a sales CRM; an independent broker usually needs a stronger local search presence and a faster WhatsApp reply routine. We can tell which once we have spoken to you.
Can you help us track broker performance?
Yes. Every broker-sourced enquiry is logged against the booking it produces. You see which broker relationship is worth the commission, and which one only sends names.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
